BELIEVE IT OR NOT... this open, airy space was once a milking house for cows! Thankfully, the beasts were banished long ago. Today, Pip's Cottage is a tasteful blend of contemporary, vintage aesthetics, modern conveniences & thoughtful details.

THE COTTAGE IS EQUIPPED FOR OPTIMAL USE & COMFORT. Washing machine & drier available for 2 week stays or more. For full amenity enlightenment, read our listing carefully (all the links & photos too).

THE OPEN LAYOUT FEELS QUITE SPACIOUS, but the bedrooms are close together. People requiring distance from their companions come bedtime, may want to keep this in mind. While all our guests love their time in Pip's Cottage, 2 adults or families with young children report the coziest stays.

Pip's Cottage has become part of our anniversary trip. We have come to the Lake Geneva area ever since my wife and I got married. The first few years we stayed at different places (Grand Geneva, the Abbey etc) but once we found Pips Cottage we havent stayed anywhere else since. Now we come with our two girls, and they love it too. The house is clean, there is coffee in the kitchen and tools you need to cook with. The location is perfect, with easy access to Fontana Beach and the town of Lake Geneva. Bryan and Donna are great hosts and make us feel welcome and appreciated. See you next year!

Cutest cottage ever!! I highly recommend if you are traveling with a larger group to rent out Pip's Cottage along with the farm house - they are on the same property! Donna and Bryan are amazing hosts and this property is close to everything - although in a tranquil country setting. I highly recommend and will be coming back!

Pip’s Cottage was even more charming than the photos show!!! We enjoyed our stay. Donna & Bryan’s communication prior to our visit was spectacular; friendly and very informative in a VERY inviting manner. The cottage was extremely clean with all the information needed for a comfortable stay.We met Bryan on our way out and our conversation was as if we were old friends. We would highly recommend this property (and its sister property) to anyone visiting Delavan/Lake Geneva/Walworth area as well as anyone needing “spill over” accommodations while visiting family in the area. We’ll look forward to staying again. Next time, we will definitely build in time to enjoy ALL of the property; nature, bonfire!!!

The hosts made our stay an absolute pleasure from the moment we arrived. A personal note and gift to start with. The cottage was so well kept and everything was so tastefully done and thought out to make the stay comfortable and relaxing. It was a pleasure to meet the hosts, Donna and Bryan. From start to finish the hosts were very quick to respond to any questions or concerns via email. We met them upon our arrival and they let us know they would be around if we needed anything. They left us a kringle in the fridge along with waters. We are definitely going to go back there as it is a quiet relaxing space. They also have a farmhouse which we would love to rent w friends. This was our second time staying at Pip's College and we have LOVED it. The house is cozy and has everything we need, Brian and Donna are wonderful hosts, and it's a perfect location for the Lake Geneva area. We love the place so much we are planning on making it an annual trip

we were in town for my niece's wedding at LaRoque farms so this was the perfect location and just a charming cottage. Also close to the Village Supper club where we had dinner one night. Beautiful grounds and nice to walk along the lake front looking at all the lovely homes in the area.

Perfect anniversary getaway!

Exactly what we wanted for our anniversary getaway. Well-appointed, cozy cottage, lovely and accommodating hosts, quiet surroundings, easy drive to Lake Geneva and other fun spots. We’d give it 10 stars if we could!

Weekend getaway

Had a lovely weekend at the cottage. The property was clean and well appointed plus conveniently located close to Lake Geneva. The hosts were super nice and we would recommend staying here.

Wonderful little place in Delvan

My family and I stayed for a long weekend and loved it! Bryan and Donna were super nice and live on site. The place itself is very well maintained. It's right next to Delvan Beach and super easy to access all of Lake Geneva.

They say you can never go home again, but that’s exactly what we did. After stumbling upon this unique farm property, hidden behind giant oak trees, across the street from Delavan Lake, we packed up our city life & returned to the serene, laidback lifestyle of our childhood. A lifestyle we're happy to share with you on Three Lakes Farm at Delavan Lake.

Why they chose this property

Our close proximity to all 3 lakes - Delavan (across the street), Como (6 mins) & Geneva (8 mins) - is how 3 Lakes Farm earned its name.

Easy access to County F, Townhall Rd & County H, make avoiding summer traffic a breeze. And all of the areas best things to do, see & eat are a quick walk or drive away; including: Community Beach, Boat Wrangler's, The Village Supper Club, Lake Lawn Lodge, Geneva National Golf Course, Belfry Music Theater, Riga-Tony’s authentic Chicago deli, Pearce's Farm Stand, Mars Supper Club & more. This gives Three Lakes Farm an advantage over properties located further down S. Shore Drive & the North side of the lake.

Best of all, our 4 spacious acres allows for privacy, room to run & play, ample parking & wildlife sitings. Locals often tell us what a beautiful property we have & they can’t believe they’ve never noticed it before. It's a true hidden gem. We feel confident you’ll agree.

What makes this property unique

3 Lakes Farm is the last remnant of a 10 acre dairy farm located across the street from Delavan Lake. The farm stayed in the original family for years before being sold off bit by bit. Today, only 4 acres remain of what used to be a fully operational dairy farm surrounded by dense woods & a handful of tiny, summer cottages.

Built in 1910, the house & barn are a classic example of the Gambrel style architecture commonly found in areas of the country populated by people from the Netherlands & Germany. Before being converted into an adorable, cedar trimmed tiny home in the 1950s, the cottage functioned as a milking house for the cows.

After extensive updates in 2023, we named the cottage after our 4 lb. Yorkie who loved living there for a bit while we converted the barn into our main living space. During the fall & winter months, Pip spent her days looking out the bedroom window at the lake. She recommends you do the same during your stay.
