Beautifully designed in warm coastal style, our beach villa at Tivoli by the Sea is completely remodeled and ready for beach guests! You will love this elegantly renovated and spacious three bedroom, three bathroom villa. There are new wood floors, a fully updated kitchen, and new furnishings. This lovely property is located on the ground level - just park and walk up a few steps to the front door!

The floor plan offers an open entrance foyer, a sunny dining area with french doors to a screened in porch, and a spacious family room with a brand new comfy sectional queen sleeper sofa and a 55" HDTV. Our gourmet kitchen features granite countertops, stainless steel appliances, and is fully stocked with cookware and dinnerware. The master bedroom is designed with a king bed and an updated private master bath featuring an oversized shower and roman bathtub. A second guest bedroom features a king bed, an HDTV and access to a private full bath. Our third guest bedroom offers queen bed, and a custom built-in entertainment center with an HDTV. A third bathroom is conveniently located in the hallway.

You will enjoy cool ocean breezes and a tranquil view of the golf course while entertaining outside on the screened porch with outdoor seating. A few steps away is the sparkling Tivoli swimming pool! The location is perfect - a short stroll to the beach and near the Village of Baytowne Wharf with dining, shopping and entertainment. The Resort offers something for everyone... a full marina, tennis, four golf championship courses, two conference centers, walking and jogging trails, beach and bay access, restaurants, boutique shopping.... you name it! Treat your family to a memorable vacation at 5272 Tivoli Way!

*** NOTICE REGARDING PARKING: Each unit is allocated one assigned parking spot only in accordance with HOA and security regulations—no exceptions. The Tivoli neighborhood has a few visitor spots however they are first come, first serve. Only one spot is guaranteed. The resort does not offer overflow parking. For additional parking, guests may use off-site paid parking at Geronimo RV Park in Miramar Beach (2.9 miles away). Please contact Geronimo RV Park directly for availability and pricing at or.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Guests are required to complete a rental agreement by electronic signature within 3 days of booking.

Very dated. Appliances did not all work. Coffee maker and a gas range burner knob was broken with no way to tell for sure if it was turned off. Sheets were dirty on 2 beds. Lights did not work. Golf cart held together with painters tape, Brakes did not work and high beam lights on all the time. Back door lock did not line up with the frame. To be fair the host did want to send maintenance, but with a short trip, we did not want the interruption, and I didn't see a way they could fix any of the items quickly for us to have the benefits during our trip.

Our maintenance team is a resourceful group and can often take care of quite a bit in a short visit. We would have been more than happy to deliver a replacement coffee maker and fresh linens, as well as address many of the other issues with minimal interruption. Nevertheless, we absolutely understand your decision to decline service during a short stay! Our housekeeping and maintenance teams, as well as the owner, have been notified, and all reported concerns are being addressed. We are also happy to report the owner is currently in-house and actively making improvements. While the home is accurately represented in the listing photos and priced with its current style and finishes in mind, that never lowers our standards for cleanliness, safety, or functionality. Again, we apologize for any issues you encountered during your stay and thank you for bringing these matters to our attention. We hope you choose to return for an improved stay and wish you safe travels home!

Mini Family Vaca

We very much enjoyed staying at this villa. It was very clean and in a beautiful area. Close to the beach, closer to the pool. On Hole 13 of the golf course which was wonderful. Golf cart was a great addition.

Great property for family

Overall the property was good! Really need more information with a map of the property, places to eat, where the trash bins are. The beach access was super busy and not a lot of room for tables or umbrellas.

Great Getaway!!

Sandestin was a fun trip and this rental did not disappoint! The booking process was fast and easy. Great communication from the property management. The condo was clean and as pictured. The golf cart to get around the resort was fantastic. Hardly drove our car anywhere. Fun for all ages!

The condo has a wonderful layout for a family and overall was clean. The furniture needs either deep cleaned or replaced (both living room and patio). If you’re planning to use the golf cart, you may want to consider a different property. The golf cart is old and appears to be one big bump away from falling apart. Sandestin is beautiful and has all of the offerings a family would need!

Beautiful Sandestin

Blue Beach Properties was the rental company we chose for the transaction for a beautiful townhome in The Tivoli neighborhood. Our stay was wonderful. The accommodations were true to the photos and maintenance and management were very responsive if we had any questions or issues. We chose this company because they have local offices within the resort and are able to send out maintenance people if needed on a short term notice even on weekends. They even answer their phones! We would highly recommend using them and the condo was perfect and right on the golf course, and the golf cart was very convenient and we had no problems with it.

Plus, the employees at Blue Beach are super easy to work with. They respond quickly to questions/concerns with professionalism and kindness. My husband and I are not tech savvy so we appreciate not having to download an app and call a 1-800 number for help. Highly recommend renting any of the units from Blue Beach!!

Nice and good location.

Property is nice enough - furniture was comfortable and - clean enough although there was a dirty mop just sitting on the porch. The screens were ripped on the porch also. Golf cart did not work. First 3 days did not have use of a cart and was promised a refund for that amount which wasn’t received. I will say they were very communicative and tried hard to find us a replacement cart for the remainder of the stay which they did. Overall i would stay again but just know going in that there’s a few things that need attention!

Spacious home, fun golf cart

The space and the golf cart were the highlights of the rental. This home was even bigger than the pictures suggested! The kids liked having their own space with TVs in each bedroom and separate bathrooms. We drove the golf cart to the beach and Beach House restaurant and explored the entire resort property & Wharf. We even drove it to dinner, ice cream, Starbucks, and to Publix! We had a minor issue with the cart not charging so we plugged it into a different outlet and it worked. The mgmt company was willing to come out and help but we figured it out on our own. Without the golf cart, the beach may have been pretty far to walk with all of our stuff and in the heat. We didn't have any issues parking it at the beach or any local businesses.

Overall, I recommend this vacation rental. Reviewer Comments: Loved this location inside a gated community and VERY close to the beach. There is a walking path (5-7 minute walk) to the beach or a 1 minute drive with plenty of parking. This place is clean, inviting, has plenty of room (we had 6 total), large kitchen and living room for down time (as nice as described). Only 15 min to Destin but not in the middle of the craziness. 2 minutes to Grand Boulevard shopping, 5-7 min to WalMart. We much prefer Miramar for the stay. The entire community is well kept and beautiful. Golf cart does not work well (maybe needs a new battery, won't go up hill) but we didn't need it. It would have just been a bonus to drive the kids around. Pool just a minute walk out of the back screened patio feels private, wasn't very busy and plenty of tables/chairs. Loved the shaded parking spot right next to trees. We would request this place again, very pleased! (Stayed August of 2026)
