Across the street from the beach! Walk to many restaurants and bars, this tastefully decorated condo. If your whole goal is to eat, play, and lounge on the soft sand in the sun, Rest in a comfy bed, you have found the right spot! CHECK IT OUT!!
The space
2 Bedroom, 1 1/2 Bath, 2 queen bed, 1 single bed, free Wi-Fi, free parking. 6 guests max, as per HOA rules.

A few notes: We have Smart Plus TV in the Livingroom. Wi-Fi channels hooked up such as Amazon Prime, HBO, Showtime, Netflix, Hulu, and Samsung TV which has lots of current news, movies. You must use your own account to sign in for most channels that are not free such as Amazon prime, HBO, Netflix...etc.

Because of the small space we can only have a small washer / dryer combo. Works great but takes about 4 hours to run a small load cannot wash a big load. We like to run it over-night.

For a big load you may prefers to use a regular washing machine, there is a coin laundry machine nearby that take credit card, so you do not have to worry about finding change!

You can find all the condo operation's Info in the House manual operation folder on the coffee table in the Livingroom.
Guest access
You have ground floor access with a semi-private patio look over the beach access across street "picture". There is a spacious back yard that is shared with other residents in shared areas inside Condo Complex FENCE in.
Across the street from the beach! Walk to many restaurants and bars from this freshly remodeled, tastefully decorated condo. If your whole goal is to eat, play, and lounge on the soft sand in the sun, you have found the right spot.

Island Garden - House Rules

Please read, agree/accept and abide by the entire house rules.
NO Pet/unannounced pet in the house will be assessed $300 penalty and /or evicted with no refund.
NO Smoking, NO loud music or other disturbing noises.
NO extra guest not listed on the reservation is allowed to stay in the condo, may be subject to remove without refund
Park at assign parking or any other parking spot with NO assign number. Please DO NOT park on the neighbors parking spots.
ONLY personal car, truck, SUV etc… can be parked at the complex area. NO Semi truck, Boat, or camper etc.. NOT allowed as per Condo Rules.
Please leave the timing light on the front door at all time, it’s dust to down timer light.
Please turn off all lights, TVs, and any electric entertainments after used and before checkout.
Please DO NOT Raised the Venetian Blinds in the living room or bedroom windows, it will break the string on it!
Quite time is between 10 PM to 9 AM. NO noisy recreational around facilities are allowed during the hours of 10 PM to 9AM.
DO NOT FLUSH Paper towel (s), Toiletries, Facial tissue (s), or DIAPER (s) in the Toilet.
DO NOT wash large items such as COMFORTER, or RUG (s) IN Apartment’s washing machine (NO BIG Load). There is also a Coin Laundry facility at our neighbor condo (Sandy Pointe) you could use, also on Santa Rosa Blvd, and at Beal PKWY you can use.
DO NOT take bath towel to the beach, there are beach towel (s) provided. Please ensure they are returned to the condo prior to your departure so you will not be charge for them.

Check in time is 4 PM, Check out time is 10 AM Local time, please be prompt and check out on time.

CHECK under bed (s), and in the dressers draws to ENSURE you haven’t left any of your personal belongings behind, we will NOT BE held responsible for personal item (s) left behind.

ALL dishes, and Glasses must be washed and put away, or rinsed and loaded into the dish washer with cleaner and normal cycle started upon leaving is acceptable.
ALL garbage cans must be emptied and garbage must be taken out to the proper receptacle (Trash dumpster) outside the Condo at the parking lot for Sanitary.
All items are inventoried after each and every check out, if item is missing upon departure you will be charge additional fee to cover replacing the missing item.
We are happy to accommodate any disability person with Service Animal/ESA provided that the service Animal/ESA is well trained, calm and in according with ADA guidelines. Any unruly, and cause damage to the Condo will be charge and/or remove form premise with NO refund, any need for extra/special cleaning from service animal/ESA will be charged $100.00 for an extra cleaning.
