Summary:
Escape to the Hill Country for an unforgettable stay! This Modern Hill Country 3-bed/3.5-bath home sits on 2.5 acres of serene TX land & backs to the San Gabriel River. Spectacular views from its large covered patio. Dip in the heated pool or take advantage of direct river access...no neighbors behind this house! Enjoy luxuries like plush beds, modern amenities, and mesmerizing sunsets. Close to shopping, restaurants, wineries, breweries, and wedding venues...you won't want your vacation to end!
The Space:
This is a special place to us and have called it home for many years. It was designed to incorporate the trees and views from as many areas inside as possible. The fully stocked kitchen is the center point, and great for hanging out. The dining room is large and has seating for 8...whether eating or playing games! It's very open in the living/kitchen/dining, a separate den for watching TV in additional to the living room, and can also be used for the blow up mattress. The primary bedroom is large and has an amazing view of the yard, pool, hill country, and the river (when it's up). The primary bath has a huge soaking tub, dual vanities, a makeup area, walk-in shower, and large closet. The two guest bedrooms are both good sized and each have their own private full bathroom. There's an additional workspace area off the mudroom that can add additional sleeping space. The outdoor patio and pool is where we spent most of our time. Although in the summer months it can get pretty hot out there along with the pool water. For the colder months, the pool can be heated upon request for an additional fee.
Guest Access:
The entire home, fenced yard area (except when walking to cliff/river) is available to enjoy. There are two primary closets, one of which is labeled and locked. Please do not access this room. There is an office on the left side of the house that is used periodically by us for work only. We have no view of any areas you might be during your stay, and it can only be accessed by a separate entrance on the exterior.
The Neighborhood:
Most homes in the neighborhood are on 2-5 acre lots. It's a very friendly neighborhood, but everyone generally keeps to themselves. The last stretch of road to our home is a little county road that's about a mile off Ronald Reagan.
Getting Around:
You'll need a car, and there's plenty of amenities 5-10 min away.

*Please have fun, but treat our home as if it was yours! :)
**We’ve partnered with a Licensed Medical Massage Therapist with over 16 years experience specializing in numerous modalities ranging from Sports, Trigger Point, Prenatal, Swedish, to Deep Tissue Massage. Jeannie is a local traveling massage therapist and you can schedule your tailored Therapeutic Massage for some added bliss and relaxation to your stay. To schedule, just let us know you're interested and we'll put you in touch with Jeannie.
**Guest agreement: We use a 3rd party for guest/owner insurance & verification. Due to multiple attempts from people trying to book parties, under false names, etc...this is mandatory as the OTA's do very little to verify who is staying at the property.
***This is central Texas, and scorpions are a part of life here. We have our home treated monthly with quarterly checks for any small places where they could get in. We also have traps for them. Please be aware of them, but in 6 years I have never been stung.
**HEATING THE POOL** During winter months the pool can be heated upon request to roughly 80-85 degrees. It generally heats about 1 degree every 15-20 min so the more notice the better. Getting it into the 80's can take 2-10 hours depending on outside & pool temp. The max we'll heat it to is 85 which is very warm. Pricing is based on propane at the time, so we usually ask for about $150 for each day of use to cover it. March/April are the last months we'll heat depending on temp & weather. In the event the pool heater is not operational due to propane shortage, or other pool maintenance reasons, we will refund the heating fee but NOT anything else.
Interaction with Guests:
Sometimes, one of us may come to work out of the separate office or grab something from the garage. We will notify you, but please know that we will not be able to see or hear you, will not bother you, or interact with you unless you ask. This is YOUR space and we respect that completely.
Maintenance
*We have pool maintenance on Monday morning.
*Yard crew mows at various times based on weather and season.
*Pest control is twice a month and we'll let you know when they're scheduled IF they let us know.
*If there is any other maintenance item we need to address we will let you know ASAP before coming onto the property.
