NYC-Style Loft w/ Rooftop Pool, Free Parking + Downtown Location
New York State of Mind—In the Heart of Downtown LA
Love the grit and charm of a New York loft but prefer palm trees to blizzards? This one-of-a-kind DTLA unit is our personal love letter to the city that never sleeps—wrapped in sunshine and topped with skyline views.
Designed to feel like a Greenwich Village loft (minus the $4,000/month rent), this 1-bedroom features high ceilings, faux exposed brick, rich green walls, and enough New York attitude to hear a hot dog vendor yelling from the living room. Even the subway map shower curtain gets in on the theme. A 4-panel painting in the bedroom captures the view from a Manhattan high-rise—and the whole space has that “cool but lived-in” edge only New York gets right.
You’ll find a plush queen bed in the private bedroom and a queen-size sleeper sofa in the main room, perfect for couples, friends, or solo travelers who want a bit of bite with their style. A full kitchen, bistro dining set, and bar setup round out the space for longer stays or late-night noshing.

Wonderful hosts. Great communication. The space was magical with huge windows looking out at downtown. Fun historical location near United Artist and other film theaters from the heyday of old Hollywood. Great restaurants nearby. And the rooftop pool was the icing on top.
The host was very responsive and helpful prior to arrival. The building has a doorman which makes any logistics question easier the day of. Beautiful space, clean, and the toiletries were great - felt very much at home and very inviting.
Me and my friends had an amazing stay this past weekend! Peter and Amanda were super helpful and thorough with the check-in instructions, very accommodating when we needed to add an extra guest, and great with communication overall. The place itself was very clean, beautifully decorated with a subtle NYC-inspired touch, and the beds were incredibly comfortable. The space felt roomy, offered a great view of the city, and was in a perfect spot as it is walking distance from plenty of restaurants and bars. 10/10 would stay again!
The loft was amazing and was exactly as described! It was clean, comfortable, and at the same time very roomy. The check-in process was simple, the front lobby staff was friendly, and the free secured parking garage was great! Plus to top it all off, the communication with Peter and Veronica was always quick and any questions I had were answered with ease. I'm looking forward to staying in another one of thier lofts the next time I'm in L.A.
Stayed here when moving our kiddo in at USC. Super convenient location. Place was very clean and well stocked with whatever we needed. Owner was very communicative and quick to respond to messages. Restaurant next door was tasty and the coffee spot to the left was great. Would definitely stay here again.
2nd time staying in this building in downtown LA. Love the location and especially loved this apartment. The check in and out was easy and the lobby staff were especially helpful and friendly. Thank you!!
Property was very clean and had all the amenities we needed. Rooftop pool and deck area was relaxing with a great vibe. Location in the theater district made it convenient with plenty of options for food. Would definitely stay again.
My wife and I had a wonderful getaway to downtown LA. The property manager was super responsive and the space was perfect. I would highly recommend for anyone coming to downtown LA.
Perfect location. Rooftop pool was great for cooling down. Roof top grill and party area was great.
It was perfect for me and my two children. Within walking distance to Grand Central Market
We chose this location because it was a central location to a wedding. The choice was right, it was easy to travel around the area as well as to find restaurants and coffee shops. A parking space was available and we felt safe in the condo. We enjoyed our stay.
This property is clean and fully stocked with everything you need for a great weekend get-away in downtown LA. The decor is charming, and the large living room windows keep the space bright and cheery. The pool/hot tub on the roof was an added bonus. Also, there is FREE parking just across the street. We will be back! Thanks Peter
We were the first guests to stay in this location, and the apartment was beautiful! The views from the 7th floor are spectacular. Everything was brand new, and the apartment was spotless. The host, Peter provided very detailed check-in instructions, including parking information - he was very responsive, organized and helpful. Plenty of kitchen supplies, towels and a great shower. Love the smart home features too. Highly recommended!
I had a nightmare experience with this listing. Huge waste of time and energy. The host waited until the last minute to register me at the building and the idiot at the door didn’t know how to refresh the iPad or something so my name didn’t show up and i wasn’t allowed access and the host took over an hour to sort it out except by then i had frantically found a new place to stay after driving 7 hours to get there. Stay clear from this listing.
We were visiting our daughter during Parents Weekend at USC. There were three of us (my husband, our adult son and me). The property is absolutely gorgeous with awesome views from windows with very high ceilings. Property had all of the amenities needed (and not just that stingy one-day start packet). Landlord provided necessary items to last for several days without the need to replace. Place had a very nice NYC-ish vibe, especially with the open and high ceiling concept.
Awesome place to relax and pictures do not do the place justice. It is even nicer in person. The roof top pool and BBQ area was perfect way for us to unwind after doing all parents activities at USC.
Owner is incredibly responsive with all communications and requests during our stay.
Highly recommend and we intend to stay here again (and often) when visiting our daughter at school.
Five-plus stars! ⭐️⭐️⭐️⭐️⭐️

I adored the NYC loft theming from pictures to reality.
Pros included the view, the rooftop and pool/hot tub amenities, and the surprisingly large amount of living space. The beds were comfortable (the pullout had memory foam). The shower and bathroom as a whole were very nice with ample toiletry storage. Washer and dryer with detergent. Dishwasher and full sized fridge.
Cons: downtown LA is glamorous in pictures and dirty, gritty even, in reality. So much trash on the street, homeless encampments, and a stench.
It is easy to forget about reality when enjoying this lovely loft, which is the purpose of a vacation, and therefore I highly recommend this beautiful loft.
Tips:
1. If you are a hot sleeper, bring a fan or set the nest thermostat to run the fan constantly to move air into the bedroom.
2. If you park in the garage across the street, exit and enter the garage on foot through the Broadway apartment complex across from the loft. It is faster and safer than walking the streets.
This NYC Styled Loft is an absolute Gem!! I was celebrating my birthday with my wife. Just after booking our two day stay, prior to our arrival, somehow I lost my wallet...I was indeed terrified to say the least, having to cancel and replace credit cards, license, ID etc. Added to the concern, was not knowing how I was going to prove my identity during check-in, or verifying the card I had used to book the reservation...I messaged Peter about the issue...Let me just say that you will not find a better host!! Peter was absolutely Amazing, he took the time to help me through a very stressful situation...Every detail, every description about this property was on point!! From the time we arrived, the process was smooth and seamless. The building is very secure and safe, and well taking care of!! The doorman was so courteous and pleasant, greeting everyone who came in and out. The free parking was really convenient, which is right across the street in a fully covered garage! My wife fell in Love with the NYC theme style which was absolutely Fabulous!! I'm use to sleeping only on a king size bed, but I was so surprised on how comfortable a queen size can be! The high point of our stay was relaxing in the cabanas and taking a dip in the pool all on the rooftop. The views up there were pretty stunning!! Our time spent here was so Wonderful, we truly found a home away from home!! Having a host like Peter, made it all the more special. Highly recommended!!
This apartment was an incredible place to stay for an extended business trip! Peter was so welcoming and incredibly communicative throughout my stay. The guide that they send before you visit contains information about the apartment and parking that was beyond useful! DTLA can be difficult to navigate but if you follow their instructions itll be easy! The apartment itself is gorgeous, clean, and has a stunning view. Additionally, the front desk team especially Richard were so helpful and kind. Overall this was a wonderful place to stay for my trip and i would definitely stay here again!

About the host
Hosted by Peter Aiello
When we first decided to open our homes to travelers, we made a simple promise to ourselves: never offer a place we wouldn’t stay in. That’s not a slogan—it’s how we actually do it. Every home we list, we live in first. We sleep in the beds, cook in the kitchens, shower in the bathrooms, and spend time in the spaces just like you will. We don’t guess what makes a great stay—we experience it.
Each of our properties is designed to feel like a story. Some are cozy and romantic, others are bright and open, and every single one reflects the personality of its neighborhood. We want guests to feel like they’ve stepped into something special, not just another box on a booking site.
We’ve been hosting for years and have welcomed hundreds of guests across multiple cities. Before hosting, we produced live theater in Los Angeles and managed long-term rentals, so hospitality and presentation have always been at the heart of what we do.
Peter’s a fast-talking, opinionated New Yorker. Veronica’s a calm, thoughtful California native. Somehow, it works. We met online in 2013, and we’ve been together ever since. Now we live in the San Fernando Valley with our three dogs—Delilah, Henry, and Norman—who run the house and pretend we work for them.
We take pride in creating spaces that feel warm, cared for, and truly guest-ready. Whether you’re staying for a weekend or a month, our goal is to give you the kind of comfort and care we’d want for ourselves.
Thanks for considering one of our homes—we’d love to have you.
Why they chose this property
Downtown LA means a lot to us—both personally and as locals who’ve watched it evolve. When Veronica was a little girl, her parents used to bring her to see classic Mexican movies right here in Downtown. Back then, it wasn’t exactly a destination. For years, DTLA had a reputation as a place you passed through—not one you stayed in.
But times have changed. And we’ve proudly made this neighborhood part of our story.
Over the past decade, we’ve watched DTLA rise—literally and figuratively. Historic buildings have been restored, world-class restaurants have moved in, theaters have come back to life, and the streets are full of people from all over the world discovering a whole new side of Los Angeles.
And location-wise? It doesn’t get better. LA is massive and spread out—but from here, you’re almost never more than 20 minutes from anywhere. Hollywood, USC, Beverly Hills, Silver Lake, the beach… all within reach. (Okay, unless it’s rush hour. Then it’s 20 minutes—or two and a half hours. Welcome to LA!)
We chose this spot because it’s the perfect jumping-off point for everything the city has to offer—and we’re proud to share it with our guests.
What makes this property unique
What sets this loft apart from all of the cookie cutter rentals in LA is its total commitment to the NYC experience—reimagined in the heart of Downtown LA. As a transplanted New Yorker, Peter missed the unmistakable vibe of a true Manhattan loft: the energy, the edge, the charm you can feel in your bones. So, we decided to recreate it here—not as a gimmick, but as a tribute.
Step out of an LA condo hallway and into what feels like a luxury Greenwich Village loft. Every detail—from the faux brick and deep green walls to the skyline artwork and subway-map shower curtain—was designed to channel that unmistakable New York feeling. This is Peter’s love letter to his hometown, wrapped inside the city he now calls home.
It’s not just a rental. It’s a story. And if you’ve ever loved New York, you’ll feel it too.
