Mid Century Modern Luxury in the Heart of the Hill Country
This special little home was a gift to me from my dad and reimagined as a project of love in memory of Blanche, his mother, for whom the house is named. She was mother to 3 sons, the youngest being my dad, Fuzzy. She was affectionately known as Mom to her 9 grandchildren. Her memory lives on in this special space…..
Located only 1 block from the courthouse square, and across the street from the Lutie Watkins Methodist Church where my parents were married, one can hear the courthouse clock chime and see friendly neighbors walking by. No need for an Uber…..just walk to town for shopping, dining, or adult libations! Or walk across the Llano River Bridge and view a beautiful sunset on the Llano River! If staying home appeals, just enjoy a relaxing evening on Blanche’s large back deck which also offers a lovely sunset view. There is also a backyard fire pit for cool evening conversations.
This home has been designed and extensively renovated to bring in natural light with floor to ceiling windows in the living room and master bedroom. It features hardwood floors, exposed beams in the large living, dining and kitchen area with a fully furnished state of the art kitchen. Two Queen bedrooms share a spacious shower bath. On the opposite side of the house is the King master bedroom and bath featuring both a shower, a freestanding tub, and a large walk in closet.

I am Jill Reagor Smith, a 7th generation Texan, a mother, a Realtor and a jewelry designer. My ancestors first settled in Llano County in 1857 after arriving in Texas in the early 1800’s.
Although I have never lived in Llano, my roots are here as my siblings and I spent nearly all holidays and summer vacations here with our grandparents and extended family and still do. If you spend time at “Blanche” you also will feel the charm of this wonderful little " Hallmark Town", as one recent guest called it.
Why they chose this property
Its convenient location, within walking distance of
numerous family owned unique boutiques, casual
restaurants, and a variety of “watering holes,” provides
visitors with the opportunity to slow down and enjoy the
old-town charm that Llano has to offer. Are you the
outdoor type? Easing its way this way and that, past the
Llano Golf Course, Robinson, Badu, and Grenwelge
Parks, the crystal clear waters of lazy Llano River beckon
you to swim/kayak/fish to your heart’s content. Two
riverside parks are within walking distance. Grenwelge,
below the dam on the south side, now famous for hosting
the Llano Earth Art Festival known as LEAF, boasts
natural art created by internationally acclaimed artists.
Badu, above the dam on the north side, provides a boat
ramp for kayaks and stair-to-water access for swimmers. If
a drive in the country is on your agenda, then this is the
place to start. Both Enchanted Rock and Colorado
Bend State Parks are an easy drive and offer amateur to
expert hiking opportunities. Love wine? Amazing vineyards and wineries are within a short drive. Love shopping and history? You are only 45 minutes from all that Fredericksburg has to offer.
