This is a newly remodeled home with 4 bedrooms & 3.5 baths and sleeps 14. Five Palms has high-end finishings and furniture throughout with tasteful style and space! Sink into the memory foam mattresses and premium linens, as each of the four bedrooms offers an oasis of comfort and tranquility. Two primary suites, each uniquely designed, ensure ample space and privacy. The upstairs level is a spacious bedroom with beautiful mountain views for days, A MUST SEE! This bedroom has two King Beds, a coffee bar, a kitchenette, living room couch seating, 75-inch LG HDTV and a bistro set. Sit back and relax while enjoying the Arizona desert views.

Bedroom1- (2) KING BEDS located in the upstairs private en-suite with a living room, 75inch LG HDTV and kitchenette.
Bedroom2- KING BED, 48inch LG HDTV with a veranda patio.
Bedroom3- KING BED & Daybed with (2) Twins with private en-suite bathroom and walk-in closet located on the main level.
Bedroom4- Double & Double Beds with closet space for storage. (can walk through to access upstairs primary bedroom with two doors)

All of our beds have memory foam mattresses with luxury linens, plush blankets and extra pillows. We have 3 full bathrooms and a half bath/laundry; Hotel premium towels are provided for a spa like experience.

★MOUTNAIN VIEW BACKYARD★
Join your friends outside and soak in the sparkling blue pool! Relax around the pool and sit in one of the many lounge chairs. Spend your evening in the hot tub stargazing or grilling on our propane grill.

Enjoy the beautiful veranda balcony with the breathtaking mountain views. Five Palms is an endless space for serenity and relaxation. Sit back in one of our lounge chairs and check out the night sky!

POOL: Pool Floats and pool towels will be provided for your stay. The pool and spa lights are on an automatic timer from dusk-1:00am.

During the months of May-September the pool will be naturally heated by the sun. Pool heating is optional and additional. The pool can be heated upon request for an additional $75/night booked. **If booked for 7 nights or more, heating is complimentary for your stay. The pool will then be heated for your entire booking. You must request the pool to be heated 3 days before check-in, this allows the pool enough time to get to the desired temperature by the electric heater. The pool heated temperatures will range from 83-85 degrees depending on the outside air temperatures. Pool heating is available during the months of October-April.
★POOL HEATING IS INCLUDED FOR 7 NIGHTS OR MORE★

SPA: The in-ground spa will be heated to 104 degrees during your stay for no additional charge. The "Fun Bubbles" switch is located near the spa on the black fence. Feel free to turn on the jets when using the spa.

BBQ Grill: We have two propane grills for your enjoyment. We provide the grilling utensils and the propane.

★THE SPACE★
The spacious dining room has a large beautiful custom table with seating for 8. The dining room faces the beautiful Sonoran Desert backdrop and the pool oasis. A 65inch Samsung HDTV is located in the dining room.

Enjoy the desert's beauty from every window, as the stunning landscape seamlessly blends with the interior, creating a truly immersive experience.

The family room has a 75In HDTV with plenty of blankets and boardgames (located in the game room closet). The "Game Room" is an extra space for the kids to play. The closet has a variety of board games, a 60inch Samsung HDTV and a Nintendo Switch game console for your enjoyment!

The kitchen has stainless steel appliances and granite countertops. The kitchen is fully stocked with all the cooking essentials for your stay. You'll have all the pots, pans and utensils needed to prepare yummy meals for the whole group. Plastic and glassware dishes provided as well as food storage containers.

The washer and dryer are conveniently located in the half bathroom near the dining room. Laundry pods will be provided for your convenience in the laundry area. There is NO garage access. Driveway and street parking available.

★GUEST ACCESS: Guests have access to the entire house, NO garage access, plenty of driveway and street parking available.

★POOL & HOT TUB: The hot tub will be heated to 104 degrees during your stay. We provide pool towels, floats and pump; located in the outside gray dock box. DO NOT tamper or touch the pool equipment. If tampered with, you will be charged a $1000 non-refundable fine or more for damages. Please reach out to your hosts if you need anything.

★CHECK-OUT: The short check-out instructions will be listed in the welcome book. Please leave the linens and towels as the cleaners bring fresh new linens between each stay.

★NO PETS: We do not allow pets at this time. You will be charged a $1000 fine if an animal is brought into this home unannounced. You will be asked to leave, no refunds.

★NO PARTIES: Stick to your registered number of guests. If there is a party detected, you will be asked to leave with no refund. There will be a non-refundable $1000 fine. Extra cleaning fees may apply.

★NO SMOKING: NO SMOKING inside the property. If smoking is detected, there will be a $2500 non-refundable fine.

★There is NO LIFEGUARD on duty, and direct NO POOL FENCE. All children must be supervised at all times. The backyard does have a fence around the perimeter.

★Before booking this home, please review ALL of the House Rules to make sure that this is the right home for you. Feel free to reach out with any questions.

★As we understand that you are coming here to have a good time and enjoy your stay, we kindly ask that you treat our home with respect and care.

For stays longer than 28 days booked: An additional cleaning fee will be requested for long-term stays.

★★We highly recommend that you get Travel Insurance for any unforeseen cancelation emergencies. You may purchase your own, or there will be an option to add Travel Insurance at checkout when booking your stay. Please see House Rules for our Cancelation Policy. The Owner of this property will provide you with pertinent safety information, explain your responsibilities under the Fountain Hills Town Code, and expect you to certify your compliance therewith.

You must not use this property for any nonresidential or other prohibited activity or use, as defined in Fountain Hills Town Code Section 8-6-5. Any renter who causes, permits, facilitates, aides, or abets such prohibited use of this property shall be subject to a civil infraction carrying a mandatory penalty of a minimum of $500.00, in addition to any other penalties which the Town may impose.
