This spacious oasis in Central Austin is walking distance to downtown and the State Capitol, the Governor's Mansion and the University of Texas (home to the Texas Longhorns, the Harry Ransom Center, the Blanton Art Museum and the UT Tower), as well as Lady Bird Lake, Barton Springs, Barton Creek Greenbelt, Zilker Park, Pease Park, and the Johnson Creek Hike & Bike trail.
It's the ideal set up for SXSW Festival, ACL, or any of the other 50+ festivals year round in Austin. If you are attending any one of the various festivals downtown or in Zilker Park, it is within walking distance or a short Uber ride home. For Formula One fans, all transportation leaves from downtown locations as well. Walk to one of the best bar scenes in Texas (6th Street) and to many of Austin's best restaurants, including Austin's Michelin starred Jeffrey's restaurant which is just a two blocks away. Lions Municipal Golf course is less than a mile away.

I've lived in Austin, Texas since 1984 when I started school at the University of Texas -- go horns! I love Austin and all the fun things there are to do here. The city is so vibrant! I lived in this house for 18 years and only moved a few miles away because of a growing family. Hands down -- this is the best location in town because of its close proximity to everything there is to do and the fact that you experience no traffic! No need to even get on a freeway to get to downtown, UT, Zilker Park, and more.
Why they chose this property
This home is a unique pocket of Austin called 'Clarksville' and it's a fabulous pedestrian area where, within 3 blocks, you can walk to the local grocery (Fresh Plus), Italian bistro (Cipollina), coffee house (Cafe Medici), five star restaurant (Jeffrey's), drug store with original soda fountain (Nau's Drugs), church (St. Luke's), 9th street park, local watering hole (the Tavern), and more.
I bought this property because I wanted to be able to walk to work downtown, the University of Texas, and the State Capitol. I also wanted to be able to have fabulous restaurants and night spots near my home. Some of the best dining in Austin, including Sandra Bullock's, Bess Bistro, southwestern cuisine favorite, Z Tejas, and hidden jewel, Cafe Josie, are all walking distance. The art galleries along West 6th Street and the bars, including the Johnny Cash tribute, the Mean Eyed Cat, are all walking distance.
The outside of the property is very unassuming, and then, when you walk inside, you see a fabulous and extensive remodel with warmth and all modern amenities. This is one of the larger homes -- 4000 square feet -- in the area and one of the few that has ample parking (circle drive in front and street parking) and a spacious backyard with a grill and deck for BBQ'ing.

It is 4000 square feet with two story ceilings in the living room and wonderful shared spaces (2 story living room, pergola, outdoor deck, BBQ, patio, etc.) but also 4 individual bedrooms when privacy is needed. Free parking in circle drive (fits 3 cars) and on the street. Neighborhood grocery, dining, coffee shop, and laundry up the street. Oversized fireplace in living room. Modern kitchen, laundry, and living amenities.
Walking distance to SXSW and other downtown festivals, 6th Street, Zilker Park, Barton Springs, Lady Bird Lake, South Congress, the University of Texas, the State Capitol, Castle Hill, shopping on Lamar and the heart of the music scene in Austin. No need to get stuck in traffic to experience everything Austin has to offer.
