The Space:
*Please note that the stairs to the loft are steep, use caution. The loft ceiling is low, not allowing for adults and older children to completely stand up.
Guest Access:
Guests have access to the tiny house, shared yard, and parking for two cars. It is situated next to three RV rentals. We are not located on the campground property, but we are a short walk away. Many guests find it convenient to be in walking distance of the campground for events or for using their river access services.
The Neighborhood:
River Road is a very fun place with lots to do. In close proximity to New Braunfels and Canyon Lake it has lots to offer. Attractions and activities nearby include: swimming, tubing, rafting, paddle boarding, fishing, biking, hiking, birdwatching, geocaching, camping, icehouses, cafes, restaurants, shopping and live music. You could even take a day trip to Austin or San Antonio!

Getting Around:
We are not close to any public transport, but we have free parking for up to 2 vehicles. Guests have reported that Uber is also available.
Other Things to Note:
-River Access-
River access is NOT available at our rental, but we are conveniently located next to a campground that can provide river access services. It takes 2-5 minutes to walk to the campground from a private road that connects our properties. While pets are allowed at our rental, they are not allowed on the campground property. If seeking to have your pet with you in the Guadalupe River, there are other river service options along River Road.
-Pet Policy-
Pets are allowed, but please keep pets off of furniture and beds. Bring your own pet beds, pet towels, and blankets. Pets are not allowed to roam free while outdoors since the yard is not enclosed; you are responsible for you pets behavior towards others. It would be expected that you would clean up after your pet outside for the consideration of other renters. The pet fee is $20 per pet and we ask that you leave cash upon checkout or contact me to send payment. Additional fees could apply if we find that your pet was allowed on the furniture or beds; if we find it was left unnecessarily messy because of the pet; or if we find damage to any part of the home.
-Linens & Towels-
Clean, fresh bed linens are always provided for each bed. King and queen beds will be made, but bunks and twin beds will have linens neatly placed to be made by guests, as needed. We will also provide the towels needed for bathing and shower needs. Towels are not for use at the river so please plan to bring your own beach towels for after your outdoor water activities.
-Ice & Water-
The RV shares a country water well. Some guests have mentioned not liking the taste of the tap water so we mention this as a suggestion to bring your own drinking water. No ice is provided in the rental. There is a self-serve ice machine is conveniently located at the front of the property. It has the lowest price of anywhere on the river and sells 10lb ice - either in bulk (directly into your ice chest), or in bags. It also dispenses fresh drinking water if you have containers. In seasons of prolonged low temperatures, this machine is disabled to winterize the equipment.
-Paper Products-
We provide a standard and reasonable amount of toilet paper and paper towels at the start of your stay. Depending on your group size or length of stay, plan ahead for additional paper products that your group may need. RV toilet paper is provided and preferred.
-Televisions-
A TV is provided in the living room. It is equipped with Roku and you are welcome to sign into your own streaming accounts.
-Grill-
A charcoal grill is available, but you must provide your own charcoal, lighter fluid, and lighter. (County burn bans do not apply to outdoor grilling)
-Fire Pit-
You will have to provide your own firewood for the fire pit. Campfires are NOT allowed during a county burn ban. Please check the status of the burn ban at the Comal County website.
-Dumpster-
A dumpster is located at the end of the driveway near the road. Guest are expected to remove all trash from the house before departure.
-Noise-
There is potential for noise from the campground next door. Sometimes there are weekend events and concerts.
-Large Groups-

-Pest Control-
We are in a rural area with lots of trees so seeing insects would be normal for a rental in this location, however, please know that we are consistent with quarterly pest control to keep control of bugs.
-Picture Representation-
Pictures may show past decor and furniture including exterior sitting areas. When things go missing, or are broken, we do our best to replace them with similar items as quickly as possible.
