About this property

Lakefront · Pool · Sauna · Hot Tub · Sleeps 14

Lakefront retreat in Granbury with a private sport pool, barrel sauna, heated hot tub, kayaks, and direct water access. The Noir is a bold, design-forward getaway created for families, couples, friends, and small groups who want to play, slow down, reconnect, and leave feeling better than when they arrived.

This is where people come to reset.

The outdoor experience is why guests book- and why they return. A private sport pool with basketball and volleyball keeps the energy high during the day. Just steps away, a barrel sauna with lake views, vintage outdoor bathing tub, and heated hot tub create a wellness-focused setting for recovery, relaxation, and long conversations that stretch into the evening.

A four-hole putting green, kayaks, fishing area, custom fire pit with Adirondack seating, waterfront swings, and layered decks with lounge and dining spaces keep the group outside from sunrise until well after dark. At night, pool lighting and string lights transform the backyard into an entirely different experience.

Inside, the energy shifts from recreation to intention. A 16-foot wall of glass frames the water from the main living area, while a bold pink pool table anchors the space. Original artwork, hand-selected Round Top antiques, and custom design details create a stay that feels elevated, personal, and memorable.

This is not a generic decorated rental. It is a place we built.

Most people saw an aging lakeside shop. We saw the opportunity to create one of the most ambitious transformations we had ever taken on. What stands here now is the result of vision, grit, creativity, and heart.

Built, not bought.

The Noir has three bedrooms and two full bathrooms. Permanent beds sleep 10 guests:

Primary bedroom: king bed, sleeps 2
Front bedroom: king bed, twin bed, and twin trundle, sleeps 4
Bunk room: four twin beds, sleeps 4

For larger groups, the home also includes one 8-inch queen fold-out floor mattress for up to two guests and two 6-inch twin tri-fold floor mattresses for one guest each.

Maximum occupancy is 14 guests. Groups larger than 10 should review the sleeping arrangements carefully before booking, as the additional sleeping options are portable floor mattresses rather than permanent bedroom beds.

The Noir has a single-level barndominium-style layout, high-speed mesh WiFi throughout, a full kitchen, washer and dryer, smart TV, fireplaces, and an EV charger on site.

Located approximately 2 minutes from Warren’s Backyard, 10 minutes from Historic Granbury Square, 45 minutes from Fort Worth, and about 1 hour from DFW International Airport.

The Noir is ideal for guests searching for a lakefront vacation rental in Granbury, a Granbury lake house with a private pool, a Lake Granbury rental with a hot tub and sauna, or a Texas wellness retreat within easy reach of Fort Worth and Dallas.

Need more space? The Noir can also be paired with neighboring Life of the Modern Nomads properties for larger private group stays. Pool and backyard access remain private to registered Noir guests unless a combined reservation specifically states otherwise.

Quiet hours begin at 10 PM. No parties or events. No pets. Smoking and drug use are prohibited indoors and outdoors. The minimum age of the primary renter is 24.

Children and infants are welcome, but guests should carefully consider the property’s unfenced waterfront, pool, hot tub, sauna, kayaks, fire pit, swings, and layered outdoor areas. Children must be actively supervised at all times.

A quick note before booking: all guests complete a brief verification process, sign a standard rental agreement, and place a refundable security hold on a credit card. The hold is not a charge and is released after checkout when no damage or rule violations are reported.

This is not a typical lake stay. It is a place designed for people to play, slow down, reconnect, and leave feeling better than when they arrived.

We would be honored to host you.

We are Jenna and Ty, the founders of Life of the Modern Nomads, a collection of design-forward vacation homes in Fort Worth and Lake Granbury.

Ty spent more than 20 years building luxury custom homes before we made the move into hospitality. Jenna is a designer, entrepreneur, and the founder of Winton and Waits, a boutique lifestyle brand with locations in Fort Worth and Aledo. Together, we personally build, design, operate, and host the homes in our collection. Nothing is accidental. Every property and every detail has been chosen with purpose.

We have lived and worked in the Fort Worth and Granbury area for nearly 30 years. We are not distant investors managing properties from behind a computer. We are local, hands-on owners who know this region deeply and take personal pride in every guest experience.

Our background in custom home building shapes the way we approach hospitality. The finish level matters. The layout matters. The way a space makes you feel the moment you walk through the door matters. We do not cut corners or settle for good enough. That standard is reflected throughout our homes and is one of the reasons so many guests choose to return.

We are glad you found us, and we look forward to taking care of you.

Why they chose this property

Most people walked this property and saw an aging lakeside shop with good bones and a great view.

We saw something completely different.

We saw the opportunity to create a place built around how people actually want to spend time together when they get away- outside, moving, laughing, slowing down, recovering, and staying connected long after the sun goes down.

The Noir became one of the most ambitious transformations we have ever taken on. Every decision, from the private sport pool and lakefront wellness amenities to the flow of the decks, gathering spaces, and interior design, was made with purpose.

This was never meant to be a traditional lake house or a generic vacation rental.

It was designed for energy during the day, restoration in the evening, and a pace that allows people to slow down without ever feeling like there is nothing to do.

The original structure, bold design, collected antiques, original artwork, and layered outdoor experience all tell the same story: this property was created, not simply furnished.

Built, not bought. Designed with intention.

What makes this property unique

The Noir is a true lakefront wellness retreat built around recreation, restoration, and time together on the water. A barrel sauna with glass lake views, vintage outdoor bathing tub, and heated hot tub sit within steps of one another, creating a distinctive experience rarely found at a private vacation rental.

A private sport pool anchors the backyard with basketball, volleyball, and a large tanning ledge. After sunset, pool lighting and string lights transform the setting and keep the experience going into the evening.

Layered outdoor spaces give groups multiple ways to gather, play, or slow down. An elevated deck offers lounge seating and outdoor dining, while the waterfront includes a custom fire pit with Adirondack chairs, shoreline swings, a fishing area, and four kayaks for registered guests, subject to weather and water conditions.

The property sits directly on Long Creek within the Lake Granbury and Brazos River system, offering expansive water views, direct water access, and a peaceful setting just minutes from Historic Granbury Square.

Inside, a pink pool table anchors the main living space, surrounded by original artwork created with a local Texas artist, curated Round Top antiques, and custom details. The primary suite features a custom-built headboard and neon accents.

Permanent beds sleep 10, while one queen and two twin fold-out floor mattresses accommodate up to four additional guests. Maximum occupancy is 14.

For larger private group stays, The Noir can be reserved with neighboring Life of the Modern Nomads properties. The Noir and The Blanc together accommodate up to 34 guests. Additional compound configurations may also be available. Amenities, including The Noir’s pool and backyard, are private to registered guests of the applicable reservation unless shared access is specifically included.
