While the setting is rural, you’ll find that essentials are not far: the local general store handles grocery basics, and the few restaurants/cafés in town are within a short drive. The tradeoff is that evenings are peaceful, and the night skies are often brilliant with stars.

Most cars can easily reach the home and explore the beautiful surrounding areas with ease. Just a heads-up, there is no public transportation, but we’re happy to help with any directions or recommendations!

► Bathroom Essentials
We provide a limited supply of bathroom essentials, including two rolls of toilet paper, guest, shampoo, conditioner, and soap. Please plan accordingly for your stay and feel free to bring any additional items you may need.
► This property does not have Wi-Fi, and cell service can be limited. We recommend that future guests screenshot the directions and lock code once received, as GPS and service may drop while driving up the mountain. Nestled in a remote setting, this getaway is designed for you to truly unplug and unwind.

1. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; please be respectful of the neighbors

2. No parties or events allowed
**If small events are allowed: We welcome small, calm gatherings such as baby showers, family birthdays, and similar events. However, all events must be pre-approved in advance. Please provide details, including the number of guests and duration, for consideration. Large parties, loud gatherings, or disruptive events are strictly prohibited. Guests are responsible for ensuring all attendees respect house rules and neighborhood quiet hours. Unapproved events may result in cancellation of the reservation and additional fees.

3. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards, so we can help address the situation as soon as possible

4. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana, and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

5. There can not be any more than the allowed number of guests in or on the property at any one time; violation could lead to the immediate removal of all guests without a refund

6. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this, but we pay our housekeepers based on the agreed-upon checkout time, and if they are unable to clean, we still have to pay them

7. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

8. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a mid-term cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

9. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit or through Airbnb resolutions if you booked via Airbnb

10. No pets are allowed.

11. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

12. For your security and protection, the property is equipped with an exterior camera

13. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week.

14. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

15. If not following any of our rules forces us to refund or discount an upcoming or existing guest, you will be liable for the costs

16. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation.

Charming tiny home

We had a great time at this tiny home, it was perfect for our family of 3. The loft was great for my 8th years old daughter, she slept there and had a great time having her own area. There was plenty of space for us, there were tons of dvds and games to use, the kitchen was pretty well stocked up with species and utensils. There is a firepit in the front of the property with a lot of firewood to use. We went to the Desoto falls and little river waterfall, which were very nice. Overall, it is a great place to stay for a couple or small family.

Great little place

Very nice. This was our first encounter with a tiny home, and it was very comfortable, three of us slept and moved around the house comfortably and with ease. Everything was well thought out and every little thing needed was accounted for and made available. The only negative, which can also be viewed as a plus, is the lack of wifi and cell service at the cabin. We were very pleased with our experience at Tikabee Timbers!

Cute

Very cute and quiet area. The home itself is nicely furnished and was pretty well stocked with basic necessities. We had a hard time regulating the temp inside. But that’s on us and the time of year. Hot during the day, cold at night. We couldn’t seem to predict when to turn on the heat/air. The instructions to get in and check in were very clear. Check out was even easier. A lot of the messages we got from the owner were informative and clear, but likely automated given we tried to get an early check in, but never heard back about it. The fire pit was perfect. The kids loved the loft and the games they provided. There was no WiFi when we went (we knew this before hand) but my 4 year old and 14 year old still had so much fun. They also provided LOTS of DVDs to watch as well. It was perfect for a long weekend, but it is indeed a tiny home. So if you’re not super close with the people you’re going with, you may want to get an additional home inside the community. The homes are close enough that you can walk to the others, but far enough that you feel like you have privacy and can still enjoy the scenery. The listing and the pictures are very accurate. It really is just as cute in real life.

Nice and cozy cabin in the woods

We enjoyed the stay at the cabin. The location was very nice. Everything was just as described. There were some missed trash in the cleaning, which was taken care of. We enjoyed sitting on the porch under the lights and being by the fire with our kids. The weather was perfect. We would stay again.

Perfect Family Weekend Getaway

These property owners have thought of everything! Light switches are labeled, there are flashlights everywhere, and there are extra blankets. It was so nice to have a small pantry of condiments and seasonings and firewood! We planned on playing some of the games, but several games were missing pieces - but they still kept our 6 year old busy and playing! We wanted to disconnect and this was the best place for that - no wifi or service!

Thanksgiving getaway

This is my family’s 3rd year traveling to the area for thanksgiving. We stayed in this tiny home cabin and loved it! It was very clean and cozy. My kids loved the loft and that they both had their own bed. My daughter especially loved the turtle lamp 💜 There were plenty of board games and card games provided that we enjoyed. We definitely recommend!
