This home does not have a/c. While air conditioning is absent, nature compensates with its own cooling system - the fresh mountain air. Just open up the windows and use the whole House Fan to bring in that wonderful fresh air!

Now featuring more entertainment options including a giant Connect Four game, Cornhole, an electronic keyboard with headphones, large TVs in all bedrooms and enhanced comfort with memory foam mattress toppers for all king beds and a master bedroom with King bed & master bath with heated towel rack. Stay connected with our installed mesh routers for seamless internet access, plus a backup router to ensure multiple access spots. Control your environment effortlessly with an Ecobee smart thermostat controlled by voice command and a whole house fan. The perfect getaway just got better!

Please respect the home and follow the rules, just as you expect timely assistance from us. Many of these rules are city regulations, while others help us maintain the homes in top condition. Our goal is to ensure a great experience for our guests and property owners.
* Check-In: Remote check in after identity verification.
* Parking: Follow city-enforced parking limits. If you need more space, let us know. There is a Tesla charger/EV charger available for a fee.
* Occupancy: Adhere to the maximum occupancy limits enforced by us and the city. No exceptions.
* Noise: Be respectful to neighbors. Keep music inside and at a low volume. Quiet hours are from 9 PM to 8 AM. We have monitoring system in place that reads decibels of noise and notifies you directly and us of loud noises.
* A/C: Most homes do not have air conditioning. Nights are cooler with open windows. This home has a whole house fan and the downstairs bedrooms now have two ceiling fans
* Ants: Clean up after meals to avoid attracting ants. We use traps and sprays, but cleanliness is key.
* Trash: Dispose of trash at the designated clean site as required by city regulation.
* Age Requirement: You must be at least 24 years old to book. We do not allow parties. This rule is strictly enforced.
*All cooking has to be done with what the house provides and the BBQ on site. It is not allowed to bring anything with charcoal, gas, propane or anything of the sort. Just what the home already has. Thank you!

Check-in starts at 4 PM
Checking In:
* IDs are required at check-in.
* You must be 24 years or older to book and check in.
* You'll need to sign a Rental Agreement with the Big Bear Good Neighbor Policy (5 minutes). The link with the rental agreement will be sent once the booking is confirmed. It needs to be completed and signed before checking-in. To confirm and maintain your reservation, our Rental Agreement must be completed within 24 hours of booking. Failure to complete the agreement within this timeframe may result in cancellation without refund if the cancellation window has passed.

Please note:
Our standard cancellation policy applies from the moment the reservation is confirmed, not from when the rental agreement is completed. By booking, you agree to complete all required documentation within the given timeframe and to be bound by the cancellation terms.

Early Check-In and Late Check-Out:
* Early check-in and late check-out options are available for a fee, based on availability.
* Please inquire at the front desk for these services.

Pets: Pets Allowed (Max: 2 pets).
Pets require pre-approval: Post-approval, a $125 fee per pet applies (charged post-booking).
Unapproved Pets: incur a minimum of a $1,000 fine.
Pet Guidelines:
-Kennel pets when unattended.
-Keep off furniture/beds.
-Clean up after them.
-Charges apply for pet damages.
