-The Property

As true Austenite's and accomplished Super hosts, we’re dialed in where comfort comes first and fun meets functional. This home is a lot of fun to design.

The spacious floor plan accommodates large groups well, with the home's crown jewel being a second story patio coming off the primary offering views of the lake, stars & hills! With 8-foot privacy fences on ½ acre there’s lots of room to sprawl. Fun art & colorful accents fill the walls making this a destination you’ll remember.

-The Lake

The lake is visible throughout the house & you’ll have access to a private neighborhood park, with a boat ramp (usable when lake levels permit) accessible by a 2 minute walk. This park butts up to the main body of the Colorado River so the lake remains accessible even with its fluctuating levels. You can walk or drive down to the water to spend a day in the sun or rent water crafts from the Briarcliff Marina or other nearby businesses.

-Living Areas/ Patios

The main living room offers an open floor plan set up for entertaining w/ vaulted ceilings, tons of natural lighting & many creative touches you’ll enjoy. With a large, 75” TV/ soundbar & fun/ functional furniture you’ll spend a lot of time in this space.

There are three outdoor patios on the 1 ⁄ 2 acre lot to enjoy, most notably the 2nd story patio coming off the primary that looks at the lake & stars.

-The Rooms

The primary room is spacious with a king bed, private bath & balcony with seating for 6. The large, over-sized, climate controlled walk-in closet has been set up for families with babies, offering a crib, rocking chair & other necessities.

Guest Room 1 offers a King bed sharing a detached bathroom with the Bunk Room where you’ll find a Queen bunk bed, built for adults, accommodating 4.

All rooms have large, new Smart TV’s w/ Netflix, YouTube, Hulu, Max, Prime, etc. High speed internet throughout the house.

-Backyard/ Pets

We know people love their animals so you’ll find 2 dog doors that lead into a securely fenced backyard. We also know people love their privacy so we’ve built 8 foot privacy fences separating adjacent houses so you can privately enjoy the entire ½ acre lot.

-The Area/ Neighborhood

The neighborhood is safe & quiet with lots of wildlife located in the heart of the Texas Hill Country, encompassing Spicewood, Lakeway, Briarcliff, Marble Falls, and Austin. Area offers a unique blend of natural beauty, rolling hills, pristine lakes (Travis, Austin & Buchanan) & is really an outdoor enthusiast's paradise. Visitors enjoy a myriad of recreational activities, from hiking at Pace Bend Park, water sports on Lake Travis to spirit tasting at dozens of vineyards, breweries & distilleries that are close by.

Additionally, the thriving cultural scene in Austin provides live music, diverse cuisine, and a dynamic arts community.
