380 ft of PRIVATE and grassy BattenKill river frontage: This is a dream location for fly-fishers, kayakers, canoers, bikers, hikers, golfers, equestrians. Skiers, painters, photographers, writers will enjoy this Norman Rockwell's village home. The MASS MOCA, Dorset Horse Show, the outlets in Manchester, the Race track in Saratoga, Lake George.... are all within a short drive. Arlington Village is a 5 minute walk away. Stratton and Bromley ski resorts are ca.12 -16 miles away.
Vermont with Charm, close to the NY and MA borders, 7 miles to Manchester and its outlets, restaurants. Close to Bromley and Stratton ski resorts, in a recreational area. This nicely furnished home is not 'just a rental.' It has a lot of character and style. There is not a better location on the Battenkill: watch the river, fish, and kayak or canoe from your own backyard, cook, enjoy life on the river.

The Kitchen was an 18th century one room house, the main core was built ca. 1840; the living room and Master bedroom are a 20th century addition.
UNIQUE: ca.100 feet from the water! And packed with a lot of fun, character, and light!
Older, refinished golden wooden floors in older construction, new woods (cherry and oak) in Addition. Brand new oil heat furnace (March 2010) and water baseboard radiators, two zones. Woodstove in Living-Room.
Upstairs: 2 Bedrooms, possibly 3 (using the Artist Studio 13ft/13ft). The Master Bedroom is ca. 13ft/21ft and boasts a new cherry floor, 3 large closets and a deck overlooking the river. Downstairs: Office (9ft/9ft), Dining-Room (12+ft/19ft) opening onto the River, onto the Kitchen through a Bar, onto the Office through French doors; Large and bright Living-room(13ft/21ft) opening onto the River through a deck…. A Bath and a Laundry/utility room are en suite of the Kitchen. Two porches and a deck face the river, the cows and horses, and the Village…
Also: House: ca. 1,700 sq.feet, Land only: 0.48 acre but 380 feet of waterfront and the open lawn looks huge and great. Across from the Recreational Park: Public tennis, golf, ice rink, basketball court, health trail, swimming pool…

This an old farmhouse with old farmhouse issues, but really cute. It is also in a beautiful setting. You can sit behind the house with your feet in the river, or on the back porch, which is great. Lots of space inside too. It is close to the road and you will hear cars/trucks, but we got used to that after the first night. The only significant problem was the undisclosed camera inside the kitchen overlooking the inside, plugged in and light flashing (another camera in the living room that did not appear to be connected. Neither camera we saw was hidden). We unplugged and asked the owner about it. She gave us vague/conflicting information about whether it was ever functioning, but indicated it was not. Never really got a clear answer why it was plugged in and flashing if not being used. I don’t care much about cameras pointed outside at rentals, but when they’re inside the home and pointed at areas inside the home and plugged in and flashing, they should be disclosed, at least. This camera was not mentioned in the listing nor in the house handbook or the message, nor mentioned when I asked whether there was anything else I needed to know, so I am mentioning here so that people know to look and make sure there is no camera inside, if they care.

Yes, August 8-12 is prime time for Vermont traveling and there is some traffic on VT Rte 313 W, but not that much and the house is open to the other side: the river 315 feet of private waterfront: a very peaceful setting. Regarding camera/s, I was vague responding to you, right away, because I knew there were no active cameras. I knew of only one, very obviously old and unplugged, and visible, over the stove, facing the kitchen entrance. I did not know what you were talking about when you wrote "cameras". I checked, and in the dining room, there is an antique, very visible and unplugged motion detector. So, NO cameras in this house for those who care, and everyone should care!

Beautiful historic property

This is a well-located historic property right along the Housatonic River. The owner, Brigitte, does everything possible to make things comfy. It’s an excellent choice!

Perfect Romantic Getaway on the River

The home was gorgeous and was very comfortable. It felt like a secluded spot away from a beautiful little town. There was even seating by the river that provided a beautiful spot to drink coffee each morning. It was just the experience my fiancé and I were looking for!

Perfect VT River Hideaway

We had a brilliant stay in this delightful VT farmhouse, which is completely up to date, and absolutely stunning. Super clean, fantastic decor, great and everything needed-in-kitchen, even a washer/dryer! Brigitte is quick to respond and delightful. PS...great fishing and relaxing under the willows right on the Battenkill River...

Brigitte’s quaint Vermont house was just what our family was looking for for a small winter vacation

The house fit my family perfectly. It was a great experience. Manchester is a great town about 9 miles away with great restaurants. Skiing was not too far away either. Looks like a lot to do in summer there also. Brigitte was great as well. Very cute home. We had a great time.

This property is nestled right on the Battenkill, which is exactly where we wanted to be. We bought tubes and tube down the river. The house was plenty big for the four of us. It was stocked with everything we needed, Including laundry.

The best feeling

We had a beautiful stay on the Battenkill with a stunning river and the coziest home base to explore the valley and the green mountains. Brigitte was extremely helpful and easy to connect to and joy to communicate with. We already wish we were back!
