Thank you and be safe Beautiful 3 bedroom house on hill overlooking the Peconic Bay with beach access to private beach. One block walk and you are there. Fully equipped with WIFI, artwork, TV, Internet, Kayaks, beach gear, grill and 2 decks. Perfect for families and 10 minutes to downtown Southampton and 5 minutes to Hampton Bays, 10 Minutes to Ocean Beach and a one minute walk to bay which is best for families and kids.

Nice house, great proximity to bay

House was just as described in the listing. Nice house with just the right amenities for a week getaway. Owner provided thorough instructions and great nearby recommendations. Also left lots of toys for our child and water gear for the adults which was much appreciated. Only complaint is the neighboring houses are right next to you and they are not all that friendly on the property or at the nearby beach. If you plan to use the house as a home base and enjoy the bay, ocean and good restaurants its a great spot.

Thanks Dave hope to see you again next year. yeah, welcome to the Hamptons, just remember when you are here you are our guests and any neighbors or nosey buddies have no right to tell you ANYTHING on the beach or at our house. Just ask them their name and tell them you are calling Phil. As long as you dont park to the right of the mailbox downstairs you are ok, That according to some, is a crime punishable by death!!

Lovely home away from home

This was our 4th year renting here -- it's perfect for a weekend getaway from the city, The house is well maintained, new deck, well stocked kitchen with cooking utensils etc. Very easy to walk out to the bay and enjoy the local beach or drive to the nice beaches in Southampton. We love staying here and can't wait to be back!

Great for a weekend getaway

This is the third year that we've rented this house for a girls' getaway weekend. It's tucked away in a quiet neighborhood in Hampton Bays with beach access on the Peconic Bay at the end of the block, and a short drive to the beaches in Southampton. The house has everything you could ever want for grilling, relaxing, and playing at the beach. The owners are very responsive and hospitable, and they are definitely one of the reasons that we keep returning!

This house was perfect for my family vacation

Phil was extremely helpful in every way making our family vacation with my sister perfect! He provided everything we needed including great tips of where to go. The set up of the house gave everyone their own place to retreat. Kids had a nice living space with toys left out that they loved and master bedroom downstairs. Would definitely stay again and can't thank Phil enough for everything.

Lovely and comfortable home

We spent a very cold February weekend there last week and had a wonderful time. Phil was very easy to work with and to contact, and he provided clear information about how to access the property as well as recommendations for restaurants and things to do in the area. There was ample room for our little family (my husband, 20 month old baby, and myself) as well as our two friends and their dog. The house itself is beautiful, well cared for, with a large luminous living area on the second floor. Phil had generously set up a pack and play for us and also let our son play with his child's toys - above and beyond! We had a great time and hope to return.

Wonderful Family Stay at Great Beach House

Our 2 families stayed at Phil's Beach House for a long weekend in August. This was the perfect house for our getaway. The house is a short walk to the bay which we loved as it was calm and welcoming for children. The children and us Adults kayaked, paddle boarded and tubed for hours. (Just bring water shoes Hampton Bays is known for being very rocky) we spent most of our time on the beach but did enjoy family meals and special family time in the house. The house had ample seating for family meals and plenty of rooms for us to be comfortable. we loved the Sonos system and had music on the entire time we were there. Loved the outdoor shower, balconies, hammocks, natural light from windows and doors. Though the house is close to other properties it was so quiet and peaceful and all the neighbors were friendly and welcoming on the beach. If you're looking for a relaxing Hamptons weekend, this is a great spot that's not far from the City and LIE, it's very easy and quick to get to and once you're there.....there is no reason to leave, Enjoy!

Beatifull House , confortable and well located

We had the best time at Phil's house . The property is in great condition and spaces are big and open . Natural light is all over the place and makes it beautiful during the morning. The place and surrounds are very quiet and at night when you sleep there is pure silence. The lake is located just steps from the house and you can just pick up some sand toys from the basement and take the children's there any given time just walking . Owner was available and very responsive to any of our questions . We had a great vacation here :-)

i am so glad you enjoyed. we only give the house away a few weekends a year and love to have families enjoy it. We hope to see you again. Argentina is on our bucket list, almost made it a couple years back with a trip to Uruguay. maybe next year we can trade a week our house for yours!

We loved the fact that it sits highest on the hill overlooking all the other properties and the bay, which in our opinion is a nicer beach then the ocean side, Calm and relaxed with all water sports, swim, paddle board, etc

What makes this property unique

The Hamptons are wonderful. You can eat at the best restaurants, club it, celebrity watch or just lay back at the house and the beach and see absolutely no one.
