Explore ATL from Holiday House Studio, our centrally-located remodeled 1920s cottage with all the comforts of home. Just 1 block from MARTA, 15min drive to airport, and 10min walk to Little Five Points & Inman Park restaurants & bars. This private studio was added to our home in a 2021 remodel including the spacious back deck w/ outdoor dining and HOT TUB. Wet bar with sink, microwave/oven, coffee, and mini fridge+freezer, new queen mattress, and a luxury shower. Pup friendly (just let us know)!
The highlight of this space is the huge back deck with hot tub and outdoor dining area overlooking the private fully-fenced backyard. Have a glass of wine before your dinner reservations, or unwind in the luxury in-deck hot tub -- we'll keep the water hot for you!
Inside, kick back in the spacious sitting room with a wet bar/kitchenette and large black velvet sectional, perfect for lounging while you stream your favorite shows on the theater-style TV. The console under the TV expands to be a large table for dining or work, with comfortable seating options. The black sectional transforms into a queen-sized sleeper with a custom mattress topper, so there's space for up to 4 adults to sleep comfortably.
We know how important getting a great night's sleep is when you're away from home, and we've set up the bedroom for maximum comfort to ensure the best sleep possible. Luxury bedding and pillow on top of a new, high-end pillow topper mattress will help you dream sweet dreams, with sound machines, fans, heaters, and extra blankets available to accommodate everyone. The en-suite bathroom with luxury rainfall/waterfall/jets shower panel will help you recharge and refresh.
We've tried to think of everything that could make your stay more comfortable, but if you find yourself in need of anything, you can rest easy knowing that you'll have a responsive and helpful host (me!) that you can communicate with quickly and easily.
The apartment is attached but fully separate from our home. You'll have your own entrance through the backyard and back door, and full access to the backyard, hot tub, and large back deck.
The entire guest apartment is yours, including the large sitting room with a kitchenette, queen bedroom, and bathroom.
We live in the house that the studio is attached to. We often never see our guests, but if they need anything we're usually home and available to help.
Bustling with famous music shops, boutiques, coffee shops, and bars, Reynoldstown is the location of choice for savvy Atlanta visitors. Plenty of our favorite local places are within walking distance, and the MARTA is just a block away. With Little Five Points and Inman Park both within walking distance, you won't run out of amazing places to eat and drink, but if you decide to stay in and enjoy the outdoor dining on the back patio, we're just a few streets away from Target and Kroger, so you can easily walk for groceries and snacks. Krog Street Market is a stone's throw away, and Ponce City Market is a short drive or bike ride down the beltline. Seriously, you can't get a better location in Atlanta than this!
You'll be just a few miles (10 minutes driving, 1-2 MARTA stops) to downtown, where you’ll find the Fox Theatre, Georgia Aquarium, Coke Cola Museum, StateFarm Arena, High Museum of Art and so much more.
Both Emory and Georgia St. are within a few miles of the townhouse.
We love this part of Atlanta and wouldn't live anywhere else, and we'd be excited to share with you any recommendations you may want while you're here.
Our house is on a quieter street without much foot traffic in a safe neighborhood. Even though we have never had any issues near our home, we remind everyone that Atlanta is a city and you should always be safe and avoid walking alone late at night.
The MARTA is one block away! MARTA makes it easy to avoid Atlanta traffic and quickly get to and from the airport, anywhere downtown, over to Midtown, Lenox Mall in Buckhead, or anywhere in between.
We love the walkability of this neighborhood. Little Five Points and Inman Park are about a 10-15 minutes walk away, and they'll be your go-to spots for lots of options, but there are several places to eat and drink within a few minute's walk as well.
Driving is as easy as it can be in Atlanta from our location, close to the interstates, and convenient to all the major tourists and business attractions.
We are pup-friendly, with no additional pet fees! We welcome your furry friends (up to 2, please ask about 3 or more before booking) as long as they are friendly, house-trained, and ok with other dogs. Just let us know before you bring your pet because we also have a pup you may run into in the yard while coming and going.
**We have cameras for the house's exterior, so if you bring your pet, we will see them. They are welcome, just please let us know in advance that they are coming with you.**
**This home is not for parties or events, and we ask that you keep the noise levels low after 10 pm to respect our neighbors and us. Again, we have cameras and noise detectors, and we live in the house, so if you throw a party or blast music, we'll know. If you throw a party, you are violating our AirBnB terms and can expect the authorities to be called to deal with the violations.
**If you'll have a vehicle, you may park up to 2 cars in the driveway.
RULES & POLICIES:
HOUSE RULES
Airbnb guests that have booked a stay have agreed to the house rules:
- Please be courteous of surrounding neighbors. We have cultivated a strong relationship to continue to host Airbnb guests. For noise / neighbor complaints guests will be fined or asked to leave the property without a refund.
- Guests must be over the age of 25.
- No parties &|or events, glitter, tape, or confetti.
- No smoking (vaping) or open flames of any kind. This includes incense. Guests who smoke indoors will be charged a $250 additional cleaning fee. We do offer smoking outside & on the patio. But PLEASE dispose of the butts.
- Please no loud music or noise after 9 PM. A decibel detector is installed in the backyard & you will be notified if the volume rises too loud for longer than one minute. If this happens more than once you'll be asked to leave.
- Please make sure ALL guests are registered.
No photoshoots filming projects unless agreed upon when booking.
PETS
- No more than two dogs. Pets must be up to date on all vaccinations, including prevention treatment.
- No untrained dogs. Dogs must be non-aggressive towards other dogs or people.
- As responsible owners, guests must leash pets & pickup waste both in the yard & on walks.
- Pets are NOT allowed on the furniture & must be crated if left unattended.
- No dogs in the hot tub (dog hair destroys the filters).
ADDITIONAL RULES
Guests will be charged for missing or stained bath towels, comforter, sheets, or pillows.
REMINDER
- Security cameras/audio recording devices are located on the exterior of the property.
We attempt to properly maintain the vacation rental. The vacationer agrees to immediately notify the owner of any maintenance problem, so that the situation can be remedied as soon as possible. Owner is not responsible for any inconveniences that may occur for which he/she has no control. This includes but is not limited to: power outages, adverse weather conditions, mandatory evacuation, construction, mechanical failure. Owner shall not be held liable for any injuries that may occur to vacationers or their guests as a result of the acts of said vacationers and guests. Owner is not responsible for any theft or damage to vacationer's belongings during their stay at the vacation rental. By booking this rental, you agree to all the terms listed here.
