Located at the corner of Avenida 25 y Calle 24, our second floor unit, B208, is furnished in contemporary style and overlooks the large pool. We have we decorated with lots of traditional and contemporary Mexican art that is both inspiring and whimsical. Our two large bedrooms are away from the pool and so a calm quiet restful retreat is waiting for you there.
Our condo is a perfect place either for families or a small group who want to have a great holiday in a lovely, friendly, fully equipped environment but who do not want the expense of full hotel service.
Whether you are interested in exploring nearby ancient ruins at Tulum, lazing at the beach, eating some fantastic Mexican cuisine, engaging in water sports or sampling the non-stop excitement of Cancun (only one hour away), we know you will enjoy staying here.

*PLEASE NOTE: Electricity is included in your rental up to 160kwh/week which is usually more than enough for guests who don't leave all the air conditioners on full when they go out, or leave them on while sleeping. Leaving the air conditioners on all the times is simply environmentally unsound. After that 160kwh/week limit is reached, the renter will be responsible to pay the remaining owing to the property manager on departure. The rate is the published local utility rate. This kind of condition is standard at vacation properties throughout the Mayan Riviera.

This location is perfect: easily walkable to many restaurants, markets, groceries, and shopping. The apartment is spacious and artistically decorated. There were many conveniences from kitchen appliances to laundry. Much thought went into decorating and making things convenient for anyone who stays there. I hope it is available the next time I return. The area seems very safe and has a nice little community vibe.
Walking distance to everything. 2 blocks from the Mega Soriana and 4 blocks from Walmart. Grocery shopping was easy.5 minutes to 5th and all the livelyness of Playa.Just enough off the beaten path to be quiet and secluded. Just close enough to be convenient to kng youll want or need.Claudio was super helpful and friendly. Easy checkin and out. Ill look for this to be available for my next visit
This a a great location! Close to town and stores and not far from a big store. Everyone in the complex is super friendly and the pool clean. And quiet for sleeping. The property manager is super responsive. The main drawbacks were not enough pool chairs only 4 for the whole place and issues with the air conditioner. Which they did keep trying to fix. friendly

Why they chose this property
We purchased this property in 2009 after visiting Playa del Carmen many times previously. We liked many things about this property including its location (it is close to the beach and 5th Avenue but not on either: it is therefore not noisy or busy all the time); the variety of restaurants within a short proximity (Mexican, Italian, coffee bistros both high end and inexpensive); its proximity to Walmart and Mega (the Mexican Walmart) where we can buy everything we need in one-stop shopping - including groceries, fresh fruit and produce and meat); its newness to organic supermarket and restaurants; and its location in the newer more sophisticated northern end of 5th Avenue - Little Italy - where things a just a bit more European in flavour. We are only 4 short pleasantly walkable blocks (past a small local park) from 5th Avenue. Our condo complex has an onsite cleaning staff as well as 24 hour security staff (and electronic gate). The grounds are beautifully landscaped with palm trees and other tropical flowering plants. The gorgeous pool, which is surrounded by grass, is 5' deep at one end and has a separate kid's wading style pool at the other. Our unit is ideally located in the complex (unlike other rentals which have foot traffic, street traffic and no view of the courtyard) above the pool on the second floor away from the entrance gate.
What makes this property unique
Margaritas II was designed architecturally as a mix of traditional Mexican and contemporary Mexican architecture. The balconies are curved and have wooden railings that remind one of traditional Mexican pueblos. At the same time it is a vey slick and sleek building: white, geometric, curved lines. Very nice indeed! As I am an artist, our own condo has several original works of art by contemporary artists and traditional crafts makers from throughout Mexico. Our unit also has a unique custom painted finish on the walls that is meant to lightly resemble marble.
