Walkable to all the restaurants downtown when it’s not too hot out, great pool to cool down in. Very clean house in a quiet neighborhood. Great communication with the owners.
Having the washer/dryer was a huge help!

Lovely private cenote pool in safe area!
Loved Emmy's place. It was nice to have a home away from home to hang out. The pool was the best part of the place - A private cenote that you could swim at was a really nice benefit of the place. I would definitely stay here again. Emmy and Rafael were always reachable by phone and were super helpful with us.

Excellent! Relaxing and beautiful
Our family of 5 stayed at this property for 2 weeks over Christmas. The house is beautiful, relaxing and in a very safe, gated community. The house had everything we needed to be comfortable and was very clean and well maintained. The listing description is accurate. The owners Emmy and Rafael were more than helpful. They gave us advice and information on attractions, activities, restaurants etc. Anything we needed! We communicated through texting mostly and they responded within minutes to our questions. The caretaker Daniel was wonderful! He came by for whatever needs arose such as bringing us more drinking water, filling water tanks, garbage removal.
The only downfall we could think of was that the house was about a 10 minute drive from the beach or shopping etc. It is a bit out of the way but well worth it. The comfort and luxury was very nice to come home to after a long day of adventure. A car is a must. We considered renting a car but found that using the taxi services worked excellent and ended up being about a third of the cost of a car rental in the end. We cabbed everywhere- sometimes 3-4 times a day. We also took day trips with our driver - never cost more than $100 for full day Canadian currency for all 5 of us and approx. $8 to beach. He drove us to the Coba ruins which we toured on our own and at our leisure and then to a fantastic cenote where we went swimming. Not to mention stopping wherever we wanted along the way. All for $100. That's the cost of one ticket on a tour so for the 5 of us it was a great value! And you are on your own schedule, not the tours. The drivers can be like tour guides and can take you to many local places of interest. You will find more English speaking drivers in the beach area. They are everywhere and easy to find. The drivers were excellent, on time and friendly. We had 3 regular drivers that we used.
We loved the town of Tulum. Not overly touristy. The beaches are fabulous. The people were great. We would definitely recommend this property!
