The Space:

The warm Florida air drifts through the screened patio, promising a refreshing dip in the private pool or a soak in the hot tub at any hour. Inside, the spacious living areas and game room beckon for shared laughter after a day at the nearby theme parks. Every corner feels designed for togetherness, letting you settle in and make the home your own.



Sleeping arrangements

Nine bedrooms accommodate up to 16 guests. Two bedrooms are on the ground floor and five are upstairs, including a Jack and Jill layout. The sleeping mix features several king beds, rooms with two single beds, rooms with double beds, and a bedroom that includes three double beds and a baby crib. This variety ensures everyone has a comfortable place to recharge.



Living spaces

Two living areas provide ample room to gather, watch TV, or simply relax. A dedicated movie theater and a game room add extra options for low‑key evenings or shared downtime. Air conditioning and heating keep the indoor environment comfortable year‑round, and essentials such as towels, bed linens, a washer and dryer, hair dryer, and iron are provided for convenience.



Outdoor living

Step onto the patio to enjoy the private pool with optional heat and the hot tub, perfect for a refreshing dip or a soothing soak as the sun sets. A BBQ grill and outdoor seating create flexible spaces for meals or casual conversation under the Florida sky. The patio’s open layout lets you spread out and soak in the warm, calm atmosphere.



Kitchen & dining

The full kitchen is equipped for meals of any size, with plenty of counter space, storage, and appliances. Indoor and outdoor dining areas let you share meals wherever you feel most comfortable, whether gathered around the kitchen island or beneath the patio canopy.



Convenience & amenities

A private entrance with a smart lock and free on‑site and off‑site parking make arrivals effortless. Wifi and a dedicated workspace support guests who need to stay connected. The home is pet‑friendly, welcoming your furry companions without extra hassle.



Neighborhood

Located within the ChampionsGate community, the villa is steps from a community water park, amenity center, and clubhouse. Nearby golf courses, dining options, and easy access to Disney, Universal Studios, and major roadways put Central Florida attractions within easy reach.



Perfect for

Large families, groups visiting the theme parks, or anyone seeking a spacious retreat that blends indoor comfort with resort‑style outdoor living in year‑round Florida warmth.



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
