There are four bedrooms in this home.

The primary bedroom has a king bed, bunk bed (queen lower and twin on top) & attached shower/tub ensuite bathroom.

The next bedroom has one queen bed also with an attached ensuite.

The third bedroom has a queen bed, while the fourth bedroom also has a queen.

There are also 2 additional double floor mattresses stored in the primary bedroom closet and can easily be placed anywhere in the home.

All 3 bathrooms in this home are freshly renovated and beautifully modern!

The primary bedroom's ensuite bathroom has a double sink, toilet, & shower/tub combo.

The other bedroom with an ensuite has a stand alone, stone floor shower, sink and toilet. While the hallway bathroom has a sink, toilet, & shower/tub combo.

The kitchen is bright & open, with stainless steel appliances. With lots of counter space, it's a great kitchen for entertaining!

SPECIAL FLORIDA NOTE: Floria is a subtropical climate. We have MANY forms of nature. Some unwanted....although we treat the home regularly for pests, unfortunately some of these critters get inside and around the home. Please keep this in mind as you may catch a glimpse of some.

-This property includes security features, such as Yale smart lock and Ring cameras, for your safety and peace of mind.

-There are security cameras on the front door and in back yard over the rear door.



PETS:

-$199.00 per pet fee/ 2 small dogs max

-No pets on furniture

-Pets must be cleaned up after or additional cleaning fee will result in clean up fee.

-No pets in the pool

-Tenants are liable to charges for any damage to property caused by animal or any personal injury that may be caused by the animal during the stay.



-While we regularly treat the property for insects inside and out, please be aware that Florida's sub-tropical climate can attract critters such as ants, roaches, lizards and other bugs. Be mindful of your food.

-The pool is not fenced in and we ask that you DO NOT leave children unsupervised in the backyard. Please be aware of the extra locks and alarm system on the door specifically with access to the backyard.

-The pool is heated to a temperature of 80°. If you’d like it heated to a higher temperature, arrangements can be made upon request for an additional fee of $69 per day.

🚭 NO SMOKING

We're a 100% smoke-free space. If the unit smells like smoke, a $1000 fee will apply to cover ozone treatment.



🎉 NO PARTIES / GATHERINGS

Unauthorized parties = $1000 penalty + cancellation of your reservation without refund. Let's keep it chill 💆‍♀️



🔇 QUIET HOURS: 10PM - 8AM

One warning for excessive noise. After that: $250 fine and possible cancellation without refund. Respect the peace ✌️



👥 UNDISCLOSED GUESTS

Only guests listed in your reservation are allowed. Extra person = $50/night.



🐶 NO UNDISCLOSED PETS

Please don't sneak in furry friends. Undisclosed pets = $500 fine.



📹 DO NOT TAMPER WITH SECURITY DEVICES

This includes exterior cameras, smoke detectors, CO monitors, and noise sensors. If tampering is detected:

-$500 fine

-Immediate removal without refund

-Liability for damages



🕒 EARLY CHECK-IN / LATE CHECK-OUT

Available if requested in advance (based on availability): $50/hour

Unauthorized early check-ins / late check-outs: $100/hour



🤝 Booking = Agreement

You agree to treat this space with care and book in good faith. If any issues arise, we ask that you communicate respectful and work toward resolution — no retaliation reviews or bad-faith actions. 💬



Pool heating is included up to 80°F, with an optional upgrade to 90°F.

Please understand that outdoor pools are subject to heat loss, particularly when ambient temperatures fall below 70°F, during windy conditions, or overnight.



While we ensure the heater is operating properly, actual water temperature cannot be guaranteed under cooler weather conditions, and no refunds will be issued for temperature fluctuations caused by environmental factors.



If the outdoor temperature drops below 50°F, the heater may enter defrost mode or temporarily shut down as a safety precaution. Normal operation will resume automatically once the temperature rises above 50°F.
