As you step inside you will be in awe of the vaulted ceilings & massive windows offering breathtaking views of the hills and private backyard oasis. Prepare to be stunned by the professionally designed interior that exudes charm and elegance at every turn. From the carefully curated decor to the high-end furnishings, every detail has been thoughtfully chosen to create a space that is both inviting and indulgent. The home is tri-level with the top level showcasing the kitchen and guest bedrooms, the middle level being the breathtaking living room and where you enter the home (front door), and the lower level featuring the primary bedroom w/ ensuite bathroom.

Outside, the magic continues with a stunning 30FT in-ground luxury pool surrounded by a spacious deck. Lounge on plush chaise loungers, dine al fresco at the outdoor dining area, or unwind on the comfortable outdoor lounge couch under the shade of a pergola. We loaded the deck with furniture so don't worry about not having the best poolside seat.

As the sun sets, watch as string lights illuminate the backyard, creating a magical ambiance perfect for evenings spent under the stars. Multiple sun umbrellas provide shade during the day, while a propane and charcoal grill invite you to whip up delicious meals for your loved ones.

Bedrooms:

Primary (lower level): Wow! A perfectly furnished room that allows you to peer over the Hill Country from the king-sized mattress. The ensuite bathroom has all high-end finishes and an incredible walk-in shower. We have a fold-out bed in the master closet that can be used for larger groups.

Secondary (top-level): The gorgeously boho-styled room features another king-sized mattress, and closet. The bathroom is right outside the door in the hallway.

Guest (top-level): Open the French doors to find the 3 additional beds. The bunk bed is made for kids only, providing a safe and fun sleeping arrangement. It features a queen mattress on the bottom and a twin-sized mattress on the top bunk. Additionally, there is an extra twin XL bed, ensuring space for everyone!

Please note that we can only accommodate a maximum of 4 vehicles and no RV's or company trucks.

RULES:

**For cancellations, please note that we do charge a payment processing fee on top of our cancellation policy.

Strictly 8 people max. HOA is very strict and we can't allow more than 8 people at the house.

Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.

The indoor fireplace is disabled for safety reasons.

We also charge $150 for an unapproved late checkout.

We only host groups where the primary renter is above the age of 25+ years old. Will need ID verification.

No events, parties, pets or additional guests than the number on your reservation without permission. An additional event fee will be charged.

Quiet hours in Austin start at 10PM which means no guests are allowed in the backyard after 10pm. We know it's gorgeous out there but our #1 priority is keeping the neighbors happy and this being a successful vacation rental for the long-term and the only way that works is if this rule is followed. This is a super quiet neighborhood and this is strictly enforced.
