On The Shores of Lago d' Como, Nesso is on the road from the city of Como to Bellagio, offering a postcard views of the lake. You will know you are in Italy the minute you arrive. The house is situated in Nesso, a lakefront Italian village, dating back to Roman times, a step back in time. Close to lake attractions and Milan, with easy trips to famous Italian cities. Villa Rosina, owned by the Famiglia Pertusini for centuries, is a perfect lakeside retreat that puts you front and center on the lake looking west over the wonders of the region. The house is located off the main road via a waterfall crossed lane, down a garden staircase providing the perfect waterfront vacation in this secluded, historic retreat.

Enjoy the lakeside garden, boat dock, where you swim, and only a short walk to town to restaurants, bars and the ferry. Villa Rosina is perched on the shore of Lake Como where the lake activity of boats coming and going can be enjoyed from the terrace over a morning café or an evening aperitif. With great views, lovely gardens of cherry and chestnut trees next to the villa, this is truly the place for an Italian holiday.

One of the few water front properties around the lake with water access. Wonderful views, festive with the sound of the church bells, remote location nestled between Como and Bellagio. Tourist trips to Bellagio are only 25 minutes away.

We stayed in the loft for two weeks while our son and family stayed in the verandah apartment. It was just a perfect set up. We could be with them at any time but still had our own space.Our apt was well furnished and provisioned with everything we needed, and Amy was quick to respond to a couple of minor requests that we had.It's a lovely walk to the ferry and to the village. Lots of steps but you would already know that by now from other people's comments.We used the bus frequently to get to Bellagio and nearby restaurants. The bus accepts Credit Cards at boarding, so it was simple, and the bus stop is right at the end of the driveway.A very enjoyable stay.

Beautiful property in a beautiful location BUT ....

Beautiful property in a beautiful location BUT be prepared to take your driving skills to the next level to get your car to the parking space! Be aware: - there are a huge number of steps to and around the property, which may not suit everyone. - the nearest little shop is a 10+ minute walk away. - there is no supermarket in Nesso - the balconies on the house behind are just a couple of meters from the main bedroom which is not ideal when people are out on them socialising after midnight The check in was terrible as the email info was given in a tiny font and it did not include both the key codes needed to enter the property. The owner did not respond quickly as he lives in USA, which is 8 hours behind Italy. It was not easy to locate the gardener/cousin who is responsible for the property but he eventually let us in. He was helpful but does not speak any English at all. Finally, two of the three air con units drip constantly!!

Located in the heart of Lake Como district, Villa Rosina offers unparalleled mountain views of this idyllic area of Italy. Combines the best of old world charm with the latest amenities. Little could compare to the spender of the panoramic deck and terrace area overlooking the garden and lake. The waterfront villa is a secluded historic retreat. The villa is located off the main road via a waterfall crossed lane, down a garden staircase.

The Villa can be rented in whole or in part, with 3 apartments, each with 3 bedrooms, 2 baths. Rent the whole Villa to accommodate 18-20 people for a family vacation.

What makes this property unique

Rent a boat to explore miles of Lake Como and keep it at your private dock, swim or sunbath from the property. One of the few properties in Nesso to have water frontage and the most breath taking views. Half way between Como, know for it's silk, and Bellagio, both a short 25 minute drive.
