Outdoor enthusiasts look no further! Sycamore Ranch offers a truly unique natural experience through biking, kayaking, fishing and exploring the natural beauties of the Ozark Mountains.



Kayaking: Walk or ride down the path from the house to find our lookout point facing the White River and keep going down to find our kayak house for kayaks, life jackets, and fishing equipment. The Beaver Tailwater of the White River offers world-class trout fishing, and you can put in or wade in directly from our property.



Mountain Biking/Hiking: Hop on one of our mountain bikes or take off on foot and explore seven miles of purpose-built mountain biking and hiking trails at Sycamore Ranch! Our private trail system winds from the house down the mountainside to the White River and up Dick’s Creeks to a stunning bluffline, showcasing the remote natural beauty of the property. The trails are accessible and fun for mountain bikers of all skill levels and wonderful for hiking as well. We also have a network of gravel roads through the property that are ideal for gravel cyclists. There are trail markers and trail maps to help guide you and your crew on an exciting adventure!



★ Please note the water levels of the river are dependent on when/if the dam is generating water.

★ Trail map brochures for the river and bike trails will be available at the house as well as bike trail markers and an outdoor map.

★ Please note property management personnel will be at the property working on the land and will be reachable for questions about the trail system.

★ Guests will need to request the use of kayaks for the winter months, November-March.



Outdoor amenities: When you're not exploring the trails kick back at the fire pit by the house, or the patio spaces that offer gorgeous views! Take in the scenery of the mountains and Beaver Lake while grilling, relaxing, dining al fresco, or soaking in the hot tub spa!



The home: Upon entering, you'll be greeted by our main living space and kitchen area. This open-concept space boasts stunning modern and unique design and a wall of huge windows overlooking Beaver Lake. In the living area, you'll find cozy seating, a large Smart TV, a wet bar with cocktail tools, and our huge dining table seating 8. Our top-of-the-line kitchen is fully stocked and features a huge island with extra seating, espresso coffee maker, dual coffee maker, and even a bubbly water filter! In this space you'll also find our office space, separated by glass walls, with a desk, chairs, and a Bluetooth keyboard, mouse and printer!



Downstairs, you'll find our game room loaded with activities. Take advantage of the ping pong table, shuffleboard table, board games, another large Smart TV and vintage arcade game console! You'll also find our home gym that features a Peloton bike, Peloton treadmill, free weights, yoga mats, a speaker, and a TV!



Sleeping Spaces:

(1) The primary bedroom is located on the main floor and features a King size bed, Smart TV, direct patio access, walk-in closet, plush robes, and a huge private bathroom!

(2) The second bedroom is located downstairs and features a King size bed, Smart TV, Keurig coffee maker, closet, plush robes, direct lower patio access, and a private bathroom.

(3) The third bedroom is located downstairs and features a Queen bed, Smart TV, Keurig coffee maker, closet, plush robes, direct lower patio access, and a private bathroom.

(4) The fourth bedroom is located downstairs and features a Queen bed, Smart TV, Keurig coffee maker, closet, plush robes, direct lower patio access, and a private bathroom.

(5) In the game room downstairs there are two built-in bunk beds each with privacy curtains & full-size mattresses on the top and bottom - sleeping 8 total!

Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. Access to the guest house is only allowed if you were approved by Cohova guest services team in advance and have paid the additional fees. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.



The Neighborhood:

Sycamore Ranch sits on a private 500-acre lot with access to the White River. Beaver Lake is accessible by traveling 8 miles to Starkey marina or 7 miles to The Beaver Dam Site Park. Travel 8 miles to find historic Downtown Eureka Springs!



Getting Around:

Explore Eureka Springs, Beaver Lake, and The White River! Our house is just 8 miles to Starkey Marina, 7 miles The Beaver Dam, and 8 miles to Downtown Eureka which offers several restaurants and shops.



Other Things to Note:

★ Not pet-friendly.

★ For safety purposes, Side-by-Sides (SxS/UTVs) and 4-Wheelers (ATVs) are not permitted on the property or in nearby areas.

★ Please note that property management personnel will be present at the property, working on the land, and will be available to answer any questions about the trail system.

★ Water levels are subject to change at any time due to environmental factors outside of the host’s control which may impact the accessibility and appearance of the lake and river. Cancellations due to water levels will not be honored outside of the cancellation policy. Guests are solely responsible for preparing for their stays accordingly by checking water levels ahead of their stays.

★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.

★ If you are interested in having an event here, please reach out to us prior. All events have to be approved. If you have an event or party at the home without approval, a fine can be administered.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000.

- This property is not pet-friendly. Pets discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary.

- No hunting or discharging of any weapons on the property.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
