Relaxing Treehouse with our private River Access Park; just walk across the street! 1 Bedroom, King size bed, 2 queen beds in the Loft, walk in shower, Full kitchen, fully furnished! Pet friendly. By Best Texas Travel.

Enjoy the eighty-foot cypress trees with decades-old wild Mustang grapevines hanging from them and a 100’ footbridge that takes you safely across the seasonal creek to your private treehouse.

Treehouses have an attached private deck, open living room, dining area, and kitchen with loft above. The master suite is located on the first floor of the treehouse. Treehouses have AC/heat, Wi-Fi, smart TVs, bathroom with walk-in shower, and 2 parking spaces per unit.

Located at a beautiful section of the Guadalupe River on River Road between New Braunfels and Canyon Lake. Though not right on the river, our treehouses sit over the seasonal dry creek bed and have 400 feet of river access across River Road with hammocks, picnic tables, fire pits, and chairs for your use.

For those guests sleeping in the upstairs lofts, our treehouses are custom built around the trees, to reduce weight, we used spiral staircases to the loft, which can be a bit narrow, but it is part of the charm of our treehouses!

**KAYAKS and TUBES ARE NOT included but can be rented at nearby outfitters. After a long day of river fun, our guests enjoy relaxing and barbecuing along the banks of the river. Afterward, you can enjoy the nightlife and live music venues nearby or hang out with your family and friends on your private treehouse deck.

While many guests come for the activities, others come for a quick escape from the city to recharge their batteries and enjoy the relaxing sounds of the croaking frogs or chirping crickets at night as they watch for shooting stars in the starlit sky. Whether you are looking for adventure or relaxation, you will find it here.

Welcome to River Road Treehouses! We`re so glad you`ve chosen to stay with us. Our goal is for every guest to enjoy a fun, relaxing, and memorable getaway along the Guadalupe River. Please take a few moments to review these house rules to help ensure everyone has an enjoyable stay.

Please note: We do not provide refunds or rescheduling for no-show reservations.

During Your Stay
Our Guest Services team is available through your reservation message thread daily from 9:00 AM to 5:00 PM. If you experience a vacation emergency after normal business hours, please call our After Hours Emergency Line at (888) 808-0460.

Parking
Each Treehouse includes two assigned parking spaces. Please park only in your designated spaces to ensure convenient parking for all guests.

What to Bring
Please bring beach towels if you plan to enjoy the river, as we ask guests not to use the cabin towels outdoors.

You`re also welcome to bring additional camp chairs.

We recommend bringing:

Firewood
Lighter fluid or fire starters
Ice
Cooler or ice chest
Bug repellent
Flashlight
Beach towels
A great big smile—it`s time to relax!

Air Conditioning
To keep your treehouse comfortable and avoid freezing the air conditioning unit:

Keep doors closed as much as possible.
Leave the air conditioner set between 72°F and 74°F.
Do not lower the temperature below 72°F, as excessive condensation may cause the unit to freeze.

When adjusting the temperature, point the remote directly at the indoor unit until you hear a confirmation beep.

Television
Your treehouse includes a Smart TV operating in Guest Mode.

Sign in using your own streaming accounts.

If you`re signed out during your stay, simply sign back in.

Guest Mode automatically signs you out after checkout, so you don`t need to worry about logging out before you leave.

Checkout
Checkout time is 11:00 AM.

Late departures affect housekeeping schedules and incoming guests. A $75 late check-out fee may apply for departures after 11:00 AM without prior approval. If you`d like a late checkout, please contact us in advance and we`ll do our best to accommodate your request.

Before you leave, please:
Set the thermostat to 78°F during summer or 72°F during winter.

Turn off any space heaters.

Wash any dishes you`ve used and leave them in the drying rack. A $50 cleaning fee will be applied if dirty dishes are left unwashed.

Hang used towels in the shower or leave them on the shower floor.

Please gather all trash and dispose of it in blue dumpsters located in the parking lot.

Lock the door as you depart.

Please help us leave the treehouse ready for the next guests. Excessive mess, damage, or removal of furniture, fixtures, or equipment will result in reasonable replacement or cleaning charges.

Vacation Emergencies
Please call our After Hours Emergency Line only for genuine emergencies, including:

Broken water lines or frozen pipes
Fire (Call 911 first)
Broken exterior door or lock that cannot be secured
Sewer backup
Noise complaints during Quiet Hours
No heat during winter
No air conditioning during extreme heat
Electrical problems, including refrigerator failure
Roof leaks
Power outage
No hot water

These are not considered vacation emergencies
Burned-out light bulbs or fixtures
Appliance malfunctions other than the refrigerator
Wi-Fi issues
Parking disputes

House Rules
Pets: Up to two Pets per unit are welcome in the Treehouses. We ask that pet owners clean up after their pets, keep them under control at all times, and ensure they do not disturb neighboring guests. There is a pet fee.

Smoking, vaping, and e-cigarettes: Not permitted.
Events and parties: Not permitted.
Quiet Hours: 11:00 PM to 7:00 AM

Please be respectful of neighboring guests. Sound carries easily outdoors, especially near the river, so we ask that there be no loud music, shouting, or other disruptive activity during quiet hours. Guests who disturb others may be asked to leave without refund.

Commercial photography and filming: Please contact management before your stay for approval.

Beautiful "nest" in the woods

My family loved staying in Robin's Roost. The cottage is so cute and well equipped. The deck was definitely our favorite place to hang out and enjoy meals together. The path to the river was easy to use, and parking at other end was great ( didn't realize we needed to pay for it).my only recommendations would be to clean out or replace the BBQ it was so full of silt that it was difficult to get oxygen to the fire. Also a large pot for pasta, and a serving/mixing bowl would be usefull.I was so pleased with the property, that I am working to set up a trip for my other daughter's graduation in August.
