The Grange Manor House, Norfolk – sleeps 30, perfect for large gatherings
The Grange Manor House is an elegant Grade II-listed country house set within four acres of private grounds bordering the River Nar in the Norfolk village of Setchey.
With approximately 8,000 sq ft of space, eight bedrooms, eight bathrooms and flexible sleeping arrangements for up to 30 guests, the house gives large groups the rare opportunity to stay and celebrate together without feeling crowded.
The oldest part dates from the Queen Anne period, and the interiors combine historic character with the comfort and facilities needed for a relaxed group stay.
The Grange is particularly well suited to extended-family gatherings, milestone birthdays, reunions and weekends with friends.
Space to gather—and space to escape
Several distinctive reception rooms allow guests to spend time together while still having room to find a quieter corner.
The yellow drawing room overlooks the grounds and features an antique piano and seasonal log fire. The library offers a peaceful place to read, relax or watch television, while the cinema room has a large projector screen and surround sound for group film nights.
The separate games room includes a pool table, table tennis, table football, a Wii with games and an additional television with DVD player, providing plenty to entertain both children and adults. Free Wi-Fi is available throughout the house.
Eight bedrooms and flexible accommodation for up to 30 guests
The eight bedrooms are arranged across three floors. A ground-floor bedroom and bathroom provide stair-free access.
The principal bedroom is exceptionally spacious, with a four-poster bed, large walk-in dressing area and a bathroom featuring a roll-top bath, twin washbasins and separate shower. Several of the other bedrooms include sofas or day beds, and the extensive bathroom arrangements make the house particularly practical for a large group.
The Grange can accommodate up to 30 guests through a combination of double beds, twin beds, day beds, trundle beds and supplementary beds. This flexibility works particularly well for groups containing a mixture of couples, adults and children.
Please tell us the composition of your group when enquiring so that we can recommend the most suitable bedroom arrangements. All agreed supplementary beds will be fully made up with fresh linen before guests arrive.
Towels, hairdryers and complimentary shampoo, conditioner and body wash are also provided.
A kitchen designed for large groups
The spacious kitchen is at the heart of the house and has been designed so that families and friends can cook, eat and spend time together. It includes a double oven, two dishwashers and a spacious hob, with the AGA also available during the winter months.
The kitchen dining area seats 20 guests comfortably, making it ideal for informal breakfasts, lunches and relaxed group meals.
For special dinners, the formal dining room—with its chandelier, fireplace and historic atmosphere—can accommodate up to 20 guests. It provides a memorable setting for a birthday dinner, anniversary or other celebration.
Private dining can also be arranged with our highly recommended local chef, subject to availability and separate agreement.
Four acres of private grounds
Outside, the large patio offers plenty of space for relaxed outdoor dining and entertaining. A double brick-built barbecue sits beside the patio, and barbecue coals and firelighters are supplied.
Guests have use of the full-size private tennis court, with tennis and badminton equipment provided.
Private archery and axe-throwing sessions can be arranged in the grounds, while clay-pigeon shooting is available locally. These activities are subject to availability and should be booked in advance.
The grounds border the River Nar.
Perfect for large Families
The Grange works particularly well for multigenerational family stays.
Wooden cots are available free of charge for babies and toddlers. Highchairs, stair gates and baby monitors are also available on request.
Exploring Norfolk
The surrounding countryside is ideal for walking, cycling, fishing and golfing while the Norfolk coast and its beaches are approximately 17 miles away.
King’s Lynn is around four miles from the house and offers shops, supermarkets, historic buildings and direct rail services to London.
Sandringham, Ely, Cambridge, Welney Wetland Centre, local golf courses and sailing facilities are also within reach.

The entire team was responsive, friendly and the property was beautiful. It was well stocked, in a good location with stunning surroundings and we had a great family gathering there.
Spacious warm house with plenty of rooms and the games room kept the children occupied. Kitchen was clean Spacious and very well equipped. The garden is the best aspect of this house- suitable for little children with the playground as well as for older children to play tennis and football. We organised a family sports day and the grounds were big enough for all our activities.
A group of friends and I stayed at the Grange over the weekend for a friend's birthday celebrations. The house was incredible, lots of space, beautifully decorated and with large grounds including a tennis court. The host, Gerry, was helpful and communicative before our stay. Mike, the property manager, checked us in and was available for any questions we had. He also set up a cable for us to plug in the mechanical bull we had organised during our stay. Overall, I would highly recommend staying at The Grange!
This house was absolutely incredible — huge grounds, spacious layout, and plenty of rooms, making it perfect for a large group. The dining room was beautifully set out, and the home was very well-equipped with everything you could possibly need for a great stay. Communication was excellent throughout, and the welcome tour was both friendly and informative. We had a fantastic experience and would highly recommend this property!

The Manor is glorious. A beautiful building in really impressive grounds. Very well set up for big groups with really thoughtful touches throughout to help make a weekend with old friends really special.
Celebrated a 30th birthday and they were beyond accommodating. The place was really suitable for large groups, plenty to do and the place is gorgeous.

Great location for a weekend family celebration. The Grange Manor House had everything we needed including spacious bedrooms, amazing dining room, well-equipped kitchen, more sitting rooms than we could use and a beautiful garden with tennis court. Wish we could have stayed longer.
Great property, no one to do reviews whether good or bad, but this was exactly as presented, the welcoming manager was great, took the time to explain everything to us. We were 3 families with kids (13 in all), we truly enjoyed the property and we were not wanting for anything! Highly recommended!
Excellent property. So much space and grounds. Really well equipped with everything you need and plenty of parking spaces for our group. Main dining room was lovely. Really enjoyed our time in what is a very large house.

The most beautiful house my guests and I have stayed at, there is ample room for everyone, the grounds are amazing, no outside noise and close to amenities. We are already working out the date for our visit next year.
We had a wonderful weekend, with family, celebrating a special birthday. Was totally amazed with the house. Far exceeded our expectations. The facilities were brilliant and could not believe how well equipped the kitchen was.
We had an amazing time at the Manor House! We were in awe at how vast the house was and how amazing all the rooms were!
The gardens were amazing and there was a massive play area which my nieces loved.
All in all had the best weekend!
House was spotless and provided everything we needed. The gardens are amazing and the children’s play area was a great surprise. Good location - less than 10 minutes to the shops and 30 mins to the beach. Thoroughly recommend.
This house is a jem. We picked it doe to the excellent reviews and it lived up and exceeded expectations! It has everything you would need beautifully set 10 min drive from King's Lynn. The tennis court and garden are fab, but the house interior and rooms is what really set it apart. The kitchen is very well stocked.The cinema room with the surround sound is great and the two reception rooms are very cosy. But the best room is the dining room, which is stunning.The bedrooms are large, beds comfortable an impeccable level of hygiene in the bathrooms.Thank you so much for having us and we will be back!
