After Seth had retired from going to three Olympic games, we decided that we had more than sports and a love of fencing in common. Turns out, Seth and I have a passion for homes. We bought this home as a project to work on together after we had already completely remodeled another couple of homes. We love this little cabin and loved working with the tiny space. We used the original kitchen and modernized from the inside out! We hope you enjoy our new little cabin!!

TERMS AND CONDITIONS BOOKING & CONFIRMATION A portion of or all depending on the booking site the rental amount is payable at time of reservation to secure the accommodation. You have the option of securing a damage deposit through Homeaway which is refundable or a smaller fee which is not refundable. You will need to sign and complete this form for your reservation to be considered complete. The remainder amount of the rental if booking through Homeaway or VRBO is due 30 days prior to arrival by credit card (via HomeAway or VRBO), CANCELLATION Payments for bookings are refundable only when the property is booked during the cancelled dates. Cancellations with 30 days notice is fully refundable. When canceling thereafter there will be a $50 non-refundable fee for cancellation. When your dates are booked (by another guest), a refund will be given minus the $50 cancellation fee. ARRIVAL/KEY CODES Prior to your arrival, you will receive information regarding the key or key access code lockbox entry. CHECK IN: 3PM / CHECK OUT: 10AM Due to housekeeping & pre-rental guest check schedules, we generally cannot accommodate late checkouts or early check-ins. However, if there is flexibility, we will be happy to accommodate your request. SMOKING No smoking of ANY KIND is permitted inside the home. Smoking is allowed only outside. Please make sure that cigarette butts are deposited in the appropriate container outside. PET POLICY Pets are allowed on a case by case basis. If allowed you must agree to pick up after your pet, always have the pet crate when you are not in the home and to have the pet on a leash in the common areas. Failure to pick up after your pet or of any damage will result in a loss of your damage deposit or you will be directly charged. ADDITIONAL GUESTS/NEIGHBORS Due to the number of sleeping beds, constraints of parking and neighbor/noise issues, the house can only accommodate 5 guests. It does not include guest visiting during the day. Located in a peaceful and serene area, the property is in proximity to neighbors. Please be respectful of neighbors relative to any loud noise. PARKING You are staying in the Crystal Park Cabin. Please note the bottom of the driveway is shared. Please pull all the way forward if you are parking 2 cars. Should you need additional parking for visiting guests, have them park across the street and in front of the little cabins. Any illegally parked cars or parking not in the correct space is subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. LOFTED BED Lofted Bed- Is intended for 1 person only- no jumping from the bed or more than one person is permitted. FIRE There is a fire extinguisher under the kitchen sink and CO2 alarms and smoke detectors throughout the home. We have purchased extra batteries and they are in a drawer in the kitchen. In case of a fire call 911. Of course we will do our best to ensure that the batteries are not low in the smoke detectors but have noticed at least in our own home that as luck would happen somehow that beeping sound if it is going to go off tends to start always about 2 am. If for some reason that happened, we wanted to make sure that you could make the smoke detector stop possibly before we could get to you. Extra batteries are in a drawer in the kitchen. CONDITION OF PREMISES The owner or assistant maintains and cleans the property to the best condition possible. We do not provide refunds for issues beyond our control such as an appliance malfunction, TV/Cable or Internet blackout, power outages, etc. If there are any issues regarding the condition of premises, contact the owner immediately. Report any broken, damaged or non-working items upon your arrival or during your stay by calling the owner right away. Applicable charges will be applied for any damages incurred by occupant, guests or unauthorized pets. FAILURE OF ESSENTIAL AND NON-ESSENTIAL APPLIANCES AND FACILITIES Please let us know immediately if there is any equipment that is not operating correctly. We will make every reasonable effort to have repairs made as soon as possible. If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. No reduction of rent, rebate, or refund will be issued for a mechanical failure of non-essential appliances including but not limited to hair dryers tv, microwave, dish washer or dvd player. HEAT/AIR CONDITIONING Please make sure to set the thermostat back down to 65 when leaving in the winter. INTERNET SERVICES Wireless internet is provided throughout the house. Network: thesignal Password: thenoise BBQs Guests are responsible to clean BBQ grills after each use. Please also empty the grease trap. Propane tanks are filled as needed or when reported empty by guests. Contact the owner upon arrival or during stay if a propane tank needs filled during your visit. SNOW REMOVAL Manitou Springs does not get a ton of snow and when we do it tends to melt in a day or so. If we do get a heavier storm we do have someone who will come and plow the driveway. There is a bag of ice melt by the front door and a snow shovel. If you do get some snow please feel free to use these supplies. Also note it is very rare to not be able to get around with front a wheel drive and all but a few places in a rear wheel drive car. Colorado Springs and Manitou do a nice job of plowing should they need to and the road back and forth to the cabin will be cleared. GUEST FEEDBACK/SUGGESTIONS We welcome feedback & suggestions. Trash/ Wildlife There is a significant amount of wildlife around this cabin. Deer often roam the street and the yard. That being said, please do not feed them and leave them alone. Make sure to drive slower than you normally would in this neighborhood. There are also bears. We do have bear proof trash cans. Please make sure all the trash is in the trash cans and you can close the lid. If for some reason you have more trash than what will fit in the trash can, please place the extra trash in the utility closet until trash day. Trash days are Tuesdays but the time will vary. They will come straight up and pick up the can, You do not need to take the trash out by the curb. HOUSEKEEPING Housekeeping fees cover costs to clean homes after guest stays, stock consumable supplies, and launder linens/towels as provided. All beds will have sheets, pillowcases, and comforters or blankets/bedspreads. There will be hand towels in kitchen, bathroom(s), and washcloth/bath towel for each guest on beds. A specific amount of time is needed to clean each vacation home before next guest arrival. If additional cleaning time is needed after guest stay, additional fees will be charged at $25 per hour based on the time needed to complete housekeeping tasks. CHECKOUT AND DAMAGE DEPOSIT We don’t ask our cleaning staff to wash dishes, move large items of furniture around or clean up after pets, so request that you load the dishwasher and clear away all dirty dishes and return all furniture to its original location. We don’t like to make claims on the damage deposit but if our cleaning staff has to spend additional time above and beyond their allocated hours, to make the property ready for our next guests, we will charge for the additional time. PERSONAL PROPERTY AND INJURY Please check every drawer and cupboard carefully before you depart to ensure you have all your belongings. Don’t forget to look under the beds. If you get home and find you have left something behind, call or email to let us know.

Remember you're in bear country. We had a large black bear at the door, attempting to get into the bear proof trash can. The can was knocked over and the bear rammed the can into the door near the living room and the house. We didn't see Mr. Bear anymore after that!😉� The deer and turkey are pretty neat too! I would stay here again!👍�👍�

This was the perfect house for our vacation. It was located right in the middle of everything that we wanted to do. Yet, it also felt secluded and private being surrounded by trees. I loved my mornings sitting on the front porch watching the wildlife.

Great location and very clean
This was a great property for a small family. The location was perfect to everything we wanted to do, but out of the businest of Manitou. The house was modern and very clean and the owner was very responsive when I had a question. We will stay here again.
Cute, Cozy Cabin
This was a cute, cozy cabin and we enjoyed our stay! There were a couple cobwebs that needed dusting off, but overall it was a clean, quiet escape. Great location and very close to downtown Manitou Springs. Paige was responsive and quick to answer any questions or concerns we had.
