We enjoyed the space and the pool. The ocean was a quick 2 block walk or 30 sec drive. The owner was quick to respond when necessary. The home is 2 totally separate units, upstairs 2 br 2 ba with sleeping loft and kitchen. Downstairs is 2 br 1 ba with kitchen. Both have washer and dryer. You can not get from one level to the other inside as there are no stairs inside. This worked for us and gave privacy and space for extended family vacationing at the same location but everyone was still able to hangout together and eat together.

Phillip was very welcoming. He met us at the house and showed us around. Easy access to the beach and the pool was great on hot days.

I want to start off by saying the host was very nice. He was easy to get in touch with when we needed to. The house itself was terrible. Especially the downstairs… There was black mold all over the ceiling, and a drawer in the kitchen that was filled with moldy utensils and a moldy pot holder. There were dead bugs everywhere, and cockroaches climbing on the walls. The pool was not very clean and the jets were not on. By the 4th day of us being there, the pool was full of algae. The tiles in the downstairs shower are falling off. The downstairs bedrooms are super musty if you leave the doors shut. On our first night there, my husband and I slept in the downstairs bedroom closest to the kitchen. The vent in the ceiling kept dripping on me while I was sleeping. The pillows in the bedrooms are super duper flat. There were hardly any cooking pans or mixing bowls. We ended up just buying some. The microwave was full of rust. One of the large eyes on the stove didn’t work and the refrigerator leaked a ton of water in the floor. The “dining table” in the kitchen is more like patio furniture and the chairs are literally unraveling. The downstairs toilet doesn’t flush unless it’s just pee. We ended up leaving a day early. I didn’t hardly go upstairs, so I’m not really sure about up there. It seemed nicer, but the downstairs area was terrible.

Nature Lover's Paradise with Outstanding Hospitality

This vacation rental is a true gem. I especially appreciate homes that have been lived in by their owners, and this one reflects that warmth and care. The property features two full apartments—one upstairs and one downstairs—each with its own bathroom, kitchen, living, and dining areas, offering plenty of space and comfort.Perfect LocationAlligator Point is a slice of paradise on a pristine, dog-friendly beach alive with wildlife—even in winter. We spotted dolphins, heard alligators bellowing, and even saw a black bear on our drive from the peninsula to the mainland. The beach curves into a bay with a rookery, making it a haven for nature lovers.Nearby, there’s so much to explore. We kayaked on the Wacissa River, fed by crystal-clear natural springs perfect for swimming. At Edward Ball Wakulla Springs State Park, we took a boat tour and swam with a manatee in 73F water. The Gulf Specimen Marine Lab in Panacea is a must-visit, with fascinating creatures like water-squirting triggerfish, nurse sharks, and electric eels, plus a quirky new "Picklearium" that’s best experienced without spoilers!Exceptional HospitalityPhilip, the homeowner, was incredibly accommodating, flexible, and responsive. Despite booking less than 24 hours before check-in, everything went smoothly. When I needed help with the door locks, Philip was patient and quick to assist. This rental combines comfort, adventure, and outstanding hospitality. I highly recommend it!

Alligator point is one of the last few locations where you can actually just relax and be close the beach. This was a last minute booking for us as the prior property we stayed at is off the VRBO market to be sold. The pool, having a dock, and being that close to the beach was perfect. The house has the space needed for a large family and again, the pool is a lifesaver with a house full of kids. Host was great and easy to communicate with. Will be back.
