PLEASE READ:
OUTDOOR SPACE is seasonal. The house is in the mountains and there can be snow even in early May. The outdoor areas are winterized and open up by May 1 and close October 15th, depending on weather. Message host for questions/details.
HUNTING We abut the NYSDEC land, which can be used for hunting. You can hear gun shots during hunting season, and must be careful when you go into woods or are hiking. Wear bright colored clothing and do not go off of our property. Deer season is Nov 16-Dec 8. More info on the DEC webstie
-House is on septic.
FIREPLACES - there are 2 wood burning fireplaces. All instructions in the house manual must be followed as they are dangerous and can cause damage to the house. If there is smoke damage, there will be a $500 smoke damage fee to clean the house. The first bundle of wood is complementary, additional wood can be purchased on site for additional fees (1 large bundle/$10).
FENCE: The house is securely fenced with 8 foot fencing and a metal gate at the front of the property to keep out deer. This is great for dogs as the only location to escape is under the driveway gate, but there is clearance under the gate for small dogs.
PETS: We love hosting well-behaved dogs and provide a welcome basket with essentials to help keep the home comfortable for everyone. Any additional cleaning required due to pet-related damage or excessive mess may result in additional charges.
-Pet fee is additional ($200, second dog is $100)
-No cats allowed.
-No dogs in the pool
-Furniture covers must be used if dogs get on couches or beds.
-Max 2 dogs, unless otherwise discussed with owner
POOL:
-The pool is cleaned regularly, but we are in the country and debris and animals can get into the pool. If there is an issue, please contact the host immediately and someone will be sent to the house to resolve.
-The pool can be heated from 8am - 7pm during season (May 1- Sept 30).
-The nightly rate includes a $120/day propane credit from June 15 – August 31 and Memorial Day/Labor Day weekends. This typically covers heating the pool to approximately 80-82°F.
-Dates outside of this period include a $60/day propane credit.
-Propane usage is charged at $30 per 1% of tank usage. Any propane costs exceeding the included credit are the responsibility of the guest. The included credit typically covers normal usage unless temperatures are unusually cold.
-If you prefer a warmer pool, or if outdoor temperatures are cool, the heater may be used to further warm the pool. Please note that this is a heated pool, not a hot tub. The heater boosts the water temperature relative to the outdoor air temperature, and performance depends on weather conditions. Because the pool is extremely large and heated with propane, increasing the pool temperature significantly can take many hours. For example, raising the pool temperature 10°F above ambient temperature may take approximately 10 hours. The pool also loses heat overnight and must be reheated the following day at additional cost.
-The pool heater must be turned off manually by 7:00 PM and is the responsibility of the guests.
Lock: Automatic lock with code will be sent to you before your stay.
Events: No parties or events are allowed on the property. If you would like to host an event on the property please reach out to the host for additional pricing.
Smoking: No smoking inside the property or within 10 feet of the house. All cigarettes/smoking waste must be disposed of by guests in the outdoor garbage can.
Unregistered guests: Additional guests must be approved by the host. Fees may apply. Please contact the host for more information.
Quiet hours: 10 PM - 7 AM
Check-in and check-out times: Check in is 4 pm, check out is 10 am. For early check in or late checkout, contact host. This can be arranged for additional fee and availability of the cleaning crew.
Cameras - there are cameras on the exterior of the house to monitor the property
Guest agreement - the host requests that guests sign and agree to the house rules once the house is booked.

I am a new host and started hosting because we built this property 10 years ago and didn't want to sell it after we moved. The land has been in my husbands family for 80 years and we spent 10 years building out the property. To help maintain the property, we are now sharing it with guests!
What makes this property unique
The physical property is stunning and has 360 degree sunsets. We have landscaped a lot of the property, but we maintained a lot of the natural elements. We have over 100 wild blueberry bushes on the property.
