Horizon Haven | Tucsons Ultimate Mountainside Stay

Welcome to The Horizon Haven! Just 15 minutes from downtown and the Gem Show, this four-story/deck mountainside mansion boasts 5 bedrooms, breathtaking city views, a hidden speakeasy, & an entertainment-packed game room. Enjoy the convenience of two sets of washers and dryers, a Universal EV charger, ample parking, and stunning vistas from nearly every window. Heated pool coming soon for the ultimate vacation experience!

The space
4 stories with a deck on every level, 5 bedrooms (small children accommodations on-site), 7 beds (3 Kings, 1 queen & 3 full size beds + twin Cot Mattress), 3 full bathrooms + half bath with a speak easy & entertainment packed game room featuring pool, ping pong, foosball, smart projector equipped with 4 controller Nintendo switch and of course classic arcade machine & Universal EV charger in the garage.
The rules are easy. Please respect the property and the home you're staying in.


NOISE
Outdoor quiet time is 9 pm. Feel free to keep the conversations going, especially around the fire, but please move the loud sounds inside.
This is a quiet place in the evenings. If you want to host a later gathering, it must be communicated with the host. Please communicate your needs, we will talk with the neighbors, and let you know what options there are. We all like to have a good time.


EARLY CHECK-IN / LATE CHECK-OUT

CHECK-IN
Up to 1 hour early (3PM): Complimentary if available
Up to 6 hours early (10AM): $75

CHECK-OUT
Up to 4 hours late (3PM): $75

CHECK-OUT TIME
Check-out time is prompt at 11 AM. We would love to let you stay forever, but we may have another guest checking in after you. If you have not been approved for a late check-out, you will be subject to a $50 fine for each 15 minute interval that you delay the cleaning team. We value the time of our staff and hope you do as well. A delayed checkout only causes stress and extra work for them. We hope you understand, so please make sure to check out on time in order to avoid any fine. If a late checkout time is mandatory, please be sure to make arrangements upon booking. We will do our best to accommodate your request pending availability. Lastly, please remember that Arizona does not observe Daylight Savings so please make sure to check local time.

PHOTOSHOOTS/FILMS
If you are booking for a Photoshoot or Production, we have special rates for you and all shoots must be approved prior to booking.

ADDITIONAL GUESTS
Our base occupancy limit is 13 guests. Additional fees apply for any guests over the maximum allowed number of guests on the listing. The additional fee will be $25 per person per night.

NO SMOKING PLEASE
No indoor smoking. Smoking only in the outdoor areas. Please refrain from being close to any open windows and doors. There is an ashtray pedestal, please use it and help prevent fires.

BALCONY
No trash to be thrown in the desert. (including cigarettes' buds) $50 fee.
No unsupervised children on balcony.

GLITTER & CONFETTI FEE
We politely warn that there will be an additional fee of $50 for sprinkling glitter or confetti per room.

PETS
Dogs welcomed for an additional $50 cleaning fee. If you are staying longer than 1 week, then we may require an additional fee to accommodate the deep cleaning. Cats are not allowed due to housekeeper allergies. Dogs are not allowed on beds or on furniture. $1000 per bed and $1500 per couch if this rule is not respected.

CHECKOUT INSTRUCTIONS / CLEANUP
Please clean up and discard all your trash prior to your departure. Please also shut and lock all doors and windows. Do not strip the beds, as we need to assess and treat stains prior to washing. If your garbage is more than what fits in the 1 provided dumpsters with the lids closed, you will receive a $100 fee to cover a 3rd party removal and dump fees.

PARTIES & EVENTS
In the past some guests have had friends gather for a BBQ or a baby shower. To avoid any possible issues, please reach out to us.

Based on the type of event, additional refundable security deposit will be taken for parties and events.

Events held without approval will result in either immediate cancelation of reservation with no refund or $500 fee.

MISCELANEOUS
Please don't water the plants. Desert plants have very particular cycles and we have pro's who take care of their needs. Any damages to plants or dumping of anything but water on to them, will result in a fee based on the landscapers discretion to fix; invoice provided.

If you break anything, please let us know so we can replace items before the next guest. If it's glass, we really need to know so that we can best protect others.

Please pick up any animal droppings your dogs leave behind. Any droppings left will be a $50 charge per pile.

Lost remotes will be a $50 charge per remote.

PLEASE use the provided makeup wipes.
Missing or stained linens will result in $25/towel, cloth, or standard pillowcase, $50/sheet, quilted/duvet pillow case, or throw blanket, $100 duvet, $35/pillow.
