Fantastic 4 bed pool home, south-facing pool, games room, 15 miles to Disney!

Fantastic single level 4 bedroom/3 bathroom home with south-facing pool and no rear neighbors. Spacious layout with two king suites, two themed kids' rooms, two living areas, two dining areas and a garage with table tennis and table football. Welcome to this fantastic upgraded detached pool home with 4 bedrooms (2 king suites and 2 themed twin rooms), 3 bathrooms, 2 living areas and a south-facing pool with no rear neighbors. Situated on a small and peaceful community, this spacious property accommodates a maximum of 8 people plus a baby.

This one-level home features two lounge areas and both are equipped with Smart TVs to keep the whole family happy! The family room has a large flat screen SMART TV plus cable, a Blu-ray player, DVD player and surround sound. The living room also has a flat screen TV (no cable) and comfortable leather sofas.

The kitchen is spacious and fully equipped with all the comforts from home including a dishwasher, oven/hob, fridge/freezer, microwave, coffee maker, kettle etc.

There are two formal dining areas plus a breakfast bar with stools.

All of the bedrooms have Smart TVs. The first king suite is spacious with a grey, black and gold theme, a king bed and an en-suite with a shower, twin sinks, tub and a walk-in closet.

The second king suite has a king bed, Smart TV and an en suite bathroom with tub/shower.

Bedroom 3 has a fun superhero theme with two twin beds and Smart TV. Bedroom 4 has a stylish beach theme with Smart TV and two twin beds. There is a family bathroom located between the twin rooms with tub/shower.

Enjoy soaking up the sun on the south-facing pool deck and take a dip in the private pool. There is a covered seating area with comfortable seating and a ceiling fan for when you need some shade. Out on the deck you will find sun loungers and a table and chairs set. The pool can be heated (optional extra) and there is also a pool safety fence.

The garage is set up as a fun games room with a table tennis table, table football and seating. There is also a utility room with a washer, dryer and ironing facilities.

This home has air conditioning throughout, Wifi and free local calls. There is also a highchair and pack and play for babies.

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 8 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
8. No street parking permitted, the HOA does tow at the vehicle owner's liability.
9. We do not accept reservations that check-in on December 25th.

CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
The pool can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
