Check-out Instructions: - Place all garbage in the dumpster in parking area. - Wash all dirty dishes. If using the dishwasher, please start the cycle before leaving. - Make sure all doors are locked.
- Strip all used beds. Place dirty sheets on the floor of the room and bedding in the center of the bed. - Load washer with towels and start it. - Check all closets, drawers, plugs for personal items.
Failure to complete these may result in a negative review from the host.

Nice spacious 3 bedroom unit directly facing the ocean. Convenient to downtown Port St Joe. Easy to communicate with owners. Would definitely come back and recommend to others.

Our family of 5 had a great time @ Smokey’s sunset. It’s wonderful to see the Mexico Beach area return after the storm. Our unit was new and well laid out for a family. Great view of the Gulf and the beach restoration looks wonderful!

Scott and Katie first enjoyed Mexico Beach in the fall of 2024. It was love at first sight and they toured this condo that very same trip.

Scott and Katie are from a small town in southern middle Tennessee. They often vacationed at the beach but were growing tired of the hustle and bustle of 30-A. Mexico Beach was their first truly relaxing beach trip, even with three small children, and they knew they had to make it a regular thing.

The Beasleys are a family of 5. Will, Jack and Wes love Mexico Beach as much as their parents. Driving monster trucks in the sand, crab hunting at night, and eating alligator tail are at the top of their list for fun things to do.
