Condition of Property and Contents
• Upon arrival, please examine the premises, all furniture, furnishings and appliances and notify the
owner immediately if they are not in operating condition or disrepair
• Owners cannot be held responsible for problems that we are not made aware of
• Housekeeping or maintenance problems will not be addressed by owners at check out or after
departure.
• There will be no discounts or reductions on costs for any mechanical failure of air conditioners,
dishwashers, refrigerators, washers, dryers, TV, internet service, swimming pool, appliances or
amenities.
• Owner will not assume responsibility or liability for any loss, damage, or inconvenience caused by,
but not limited to, the following: weather conditions, natural disasters, pests, construction, acts of
God, or other reasons beyond the control of owner Insects & Wildlife
• Welcome to Florida, where many insects and critters also reside, especially during the warmer and
summer months. The American Cockroach, aka the palmetto bug, ants and mosquitos are
unfortunate, yet common invaders of residences. The owner does their best to keep these pests
away and the property is thoroughly cleaned and sanitized after every check out. The owner does
not relocate or issue refunds or discounts due to insect sightings.
• Helpful tips: Keep the home as clean as possible. Keep food sealed and in the refrigerator.
Trash
• All regular trash must be placed in a plastic garbage bag and placed in the blue Republic trash bin
with wheels. All trash/yard debris/recyclables must be placed at the curb the night before
Pool maintenance
• Do not leave any foreign items such as food, alcohol, cans, bath products, etc. in the pool
• The pool is cleaned and serviced every week.
• Do not touch the pool pump
• Lawn maintenance will be performed as weather permits
Pets
• Please clean up after your pet and dispose of waste bags properly
• Do not throw animal waste into the ocean
• Pets must be on a leash out in public
• Pet owners assume all liability for their pets
Smoking
• NO SMOKING INSIDE THE HOUSE
• All trash associated with smoking (wrappers, ashes, cigarette butts) must be disposed of properly
• Do not throw cigarette butts into the ocean
Safety
• A fire extinguisher is in the garage
• There are several smoke detectors located throughout the house
• Candles are not allowed due to fire hazard
• Children must always be supervised
• Guests understand the areas surrounding the pool and ocean are not secure
• Be mindful of the sea wall and docks as to not fall into the water
• No grease down the drains
• Only toilet paper in the toilet; no feminine products or diapers
• Always lock the doors when you leave the dwelling
Alcohol/Illegal substances
• Minors cannot be in possession of any alcohol
• No illegal substances on the premises
• No unlawful activities permitted on the premises
Fireworks
• No fireworks are permitted on the premises
Noise
• Guests will maintain noise levels on the property that do not impede the quiet enjoyment of others in the neighborhood
• All local, county and state noise ordinances must be obeyed

Ocean
• Swim at your own risk
• Please be aware that there can be sharks, sting ray, catfish, and other animals in the water
• Do not throw any trash or food into the ocean to help keep our oceans clean and beautiful
Fishing/Kayaking/Boat Lift
• Fish off the dock at your own risk
• Florida law does require a fishing license to be purchased and FWC can issue fines per protocol
• Florida law does require a life jacket to be used when using kayaks
• Be mindful of boats using the waterways
• The owner assumes no liability for your boat

Owner’s Closets & Storage areas – Do not tamper with
• Guests’ personal property, including vehicles, are not insured by the owner against loss or damage
due to fire, theft, vandalism, rain, water, criminal or negligent acts of other, or any other cause
• The owner bears no responsibility for lost or left behind items.
• There will be a $50 fee for returning items, plus shipping costs.
• Any items not claimed for longer than 14 days may be donated or sold Check Out List
• Place all linens in the bathtub (towels, sheets, etc.)
• Empty all trash into the main kitchen trashcan
• Put back any moved furniture into its original placement • Ensure that all faucets are turned off
• Ensure that all TV’s are turned off
• Ensure that all lights are turned off
• Lock all doors
