This spacious 3,000 sq. ft. home has 5 bedrooms, 2.5 baths and sleeps up to 15 people. It is a beautiful open concept home with a porch and deck overlooking Hamilton Creek. It is the perfect spot for a large family, or multi-families, to congregate. Equipped with 2 tv's one is a smart tv. Wifi is also provided for our guests. The porch even has a hanging twin bed that’s super comfy and has been coined by a guest as “the flying bed.” Downstairs is a master suite with a queen size bed, Jacuzzi tub and shower. The Library downstairs contains a futon that folds down into a double bed. Upstairs boasts four uniquely decorated bedrooms, a full bathroom and a door allowing the whole upstairs to be closed off. Two bedrooms have a queen size bed each, the third room offers a queen bed and a twin futon, while the final room has a bunk with two twins, a twin cast iron daybed and a twin trundle. The open living/dining area is separated only by a free standing, river rock fireplace made out of rocks taken from the creek on property. The dining area features a table that can seat up to 14 people while the living area has a flat screen TV with Dish service. The Library has tons of books and a TV that can be used with the provided DVD/VHS player and movies. The house also features a large, modern kitchen complete with granite counter tops. It has everything you need to cook and dine in style. The gas stove/oven has 4 burners plus a griddle for cooking. The kitchen comes equipped with a full-size fridge, microwave, coffee maker, toaster and dish washer. Situated on our 6 acre property, the house comes with its own bbq grill and firepit. Guests have access to the creek where you can fish and swim. We provide canoes on a first come, first serve basis and there is a treehouse for the kids! The Grandview does have WIFI and a smart tv for your viewing. Cost for the Grandview quoted is for 10 people an extra charge of $10 per person per night is added over 10. There is no charge for children 3 and under. Our property manager lives onsite and is available to answer any questions and handle any issues during your stay. We live in a rural area, and we are located off a county road. Our property is gated, and we will send you the code in the welcome message. Since we live in a rural community, there isn't public transit. There is a Lyft/Uber driver available from time to time. We are located about 7 miles outside Marble Falls. There is an HEB, Walmart and movie theatre, as well as several restaurants, wineries and breweries. We will provide you with a magazine detailing local attractions and we're also available to make recommendations!

The home was very cozy and had plenty of space for our large group (one night had a few extra cuz'ins spend the night!). Sara the property manager was very kind and accessible to whatever we needed. Definitely recommended this to other families who want some R & R in the Hill Country!

Grace and her family were such nice people. They were friendly, funny and sweet! They were such a pleasure to host! They cleaned up after themselves before they left. Would definitely host Grace and her family again!
My party and I booked this property for a short weekend with the background of a business trip. The workers and managers treated us better than we could’ve ever hoped for. The property was clean, well put together, and featured many leisure opportunities that we made sure not to pass up. I couldn’t recommend this place more if you have a large group.
Driving in to this remote spot we did have a few doubts. But once we arrived, we found it to be absolutely divine! Diane and Dennis were so warm and welcoming - as was the house itself. It was large and spacious with plenty of comfortable seating - on the porch, in the living room and in the dining room. The beds were comfortable and bedrooms are a great size. The kitchen setup is functional and it was well appointed with everything we needed. The decor was eclectic and lovely making us feel so at home. Despite a major hailstorm our first night which did much damage on the property, but they quickly remedied problems and all was well. A bonus was having fresh eggs available from the owners. They were delicious. We would stay again if our travels ever bring us back this way. Highly recommend this spot if you want an escape from the hustle and bustle of the world while enjoying the beauty of the outdoors and comfortable accommodations.

We stayed the weekend here with a group of 11. The property manager, Sara, went over and beyond with her hospitality. The home was very warm and inviting with plenty of space. The property itself was beautiful and wish we had more time to explore. We stayed there because it was close to Hidden Falls Adventure Park, it was 10 minutes from the park or to town, it was very convenient. We loved it so much, we booked our next stay the day after we checked out. Definitely recommend!
The location of the property and access to the creek is great. The house is large and has the ability to accommodate many guests. However, the house is old and there are several areas that could use some TLC. If you don't like clutter, DO NOT stay here. There is a knick-knack or some sort of decoration on EVERY. SINGLE. SURFACE. The longer we stayed, the more small things we noticed that we would have liked to be changed. (paying and additional fee of $95 hotel occupancy tax in cash upon arrival, dirty dishes in the cabinets, no laundry available when it was advertised, malfunctioning gas stove, no broom, no curtains on bathroom window and another cabin right next door ) However, nothing was a big enough deal to US to warrant complaints during the stay as we were a group of friends just happy to be together after a rough year!
Apparently we should have been communicating every little thing with the owners throughout the stay as we were hit with a surprise charge of $150 THREE DAYS AFTER CHECKOUT and WITHOUT a response to my message when I notified we had checked out and wanted a specific issue (the gas stove to be looked at) to be addressed for the SAFETY of the next guests.
Other claims of what was being charged are not true and we were extremely disappointed to be accused of those things. We have NEVER had a bad review/been charged for damages as a family or a group of friends and I am shocked that this has happened.

I’m very sorry that we had to claim a portion of your damage deposit, but it was pretty clear that someone, probably a child, had been climbing the shelves in the library. They made a mess of most of the books, broke DVD’s, records, and tore dust jackets off books, some of which were antiques. Much of the furniture and decor was moved, and it is clearly stated on the checkout instructions that if these items are moved, they need to be returned to their original location. The cabinets and dishes are checked between guests, and it was clear someone had cooked on a couple of the pans and put them right back in the cabinet. The same can be said for some of the utensils and silverware. When this happens, every dish has to be checked and rewashed, which is very time consuming. As for the stove, it was checked before you checked in, as we do with all guests, because it’s a gas stove, and if the knobs are faulty, it could be hazardous. We found 2 of them broken after your stay, and we didn’t have an answer immediately because we needed time to investigate the issue, as I said at the time of the complaint. The photos on the listing clearly and accurately show each room and it’s decor. Additionally, our number is posted on the fridge for you to contact us if there are issues. Again, we are sorry you’re unhappy that we had to claim a portion of the damage deposit, but the house required several hours of extra cleaning, and VRBO also backed our claim after we sent pictures of the damages once you lodged a formal complaint
