Cancellation policy - We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).
Reminders:
* The primary renter is required to sign the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.
* Reservations made by local residents require additional review and approval before confirmation. Other House Rules:
1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.
Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm
2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.
3. No unregistered guests/visitors unless preapproved
4. Quiet Hours: 10:00 PM – 8:00 AM To respect our neighbors, outdoor amplified audio (including TVs and speakers), as well as loud gatherings, are not permitted during quiet hours. Please move any conversations or entertainment indoors after that time.
5. No parties or events unless previously organized in writing with the host. If
there’s evidence of a party or event, there’ll be an additional charge of $200.
7. Follow state laws when using fire pit. Please make sure not to leave fires unattended.
8. For noise complaints:
8.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out.
8.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.
9. Please be mindful of neighboring personal property such as swing sets. Do not let children play on or use this without prior written permission.
10. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $250 for extra cleaning.
11. The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.
Follow all check-out procedures:
1. Take out all trash
2. Wash dishes and please put them on drying rack before leaving.
Note:
* A $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the couches). All damages will also be charged to guest.
* Check out time is scheduled for 10:00 am on the day of departure unless previously agreed with the host. If the guest is more than 90 minutes late checking out guest will be charged $100.
* Any costs incurred by the host as a result of a late check out will be passed on to you.
* The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.
* Please note that reservations made by local residents are subject to an additional review and approval process before final confirmation. We appreciate your understanding and cooperation.

A wonderful getaway with a beautiful view. Had everything we needed and was perfect for the whole family…including pinball for the kids. Perfectly located close to major destinations yet spacious and away from everything for some time to relax.

We had a wonderful time in Custer and at this property. The seclusion and coziness was what we were really after, and this property delivered. Check in was easy, access was set up and the stay was lovely. Great property, just as advertised. The amenities in the cabin were great and enjoyed by the entire family. If you are looking to ‘get away’ into seclusion, but still want to be just a couple miles away from town, this is the place.

We loved our stay in this beautiful cabin! We loved sitting on the deck drinking our coffee before we started our adventures. The kids loved the surrounding landscape and the pinball machine.We loved that it's located off the beaten path but it was easy to get to. The best thing about the place, in my opinion, was how clean it is and all of the gathering spaces. Perfect. We hope to be back!
