Sunrise Point on Molasses Pond — 3 Private Acres, 300’ Shoreline, Total “Unplugged” Maine.
Eastbrook, Maine | Molasses Pond
Tucked quietly into the woods on the edge of beautiful Molasses Pond, Sunrise Point is the kind of place you book when you want your own stretch of waterfront—no crowds, no neighbors wandering through, no noise—just three private acres, 300 feet of secluded shoreline, and a dock that faces due east for unforgettable sunrises.
The property is ideally suited for groups of 20 or fewer; you may set up, up to five tents (with one dedicated 10' x 20' tent platform), and small off-grid RV/vans under 23' are welcome, but we cannot accommodate large drive-in RVs or tow-behinds.
Our setup is true outdoor living: with a glamorous “glam-latrine” outhouse, plus an open-air shower and sink supplied with pond water and warmed by solar-heated hot water—pure nature, elevated.
Spend your days swimming off the float, kayaking the calm coves, fishing for salmon and trout, or doing absolutely nothing in a camp chair with coffee and a view. At night, gather around the fire circle under a sky full of stars and remember what it feels like to truly slow down.
At a glance:
Waterfront setup: dock + swim float + tiki bar + fire circle + picnic tables
Camping-friendly: multiple tent / RV sites with paths throughout the property
Privacy: 3 acres with 300’ shore frontage—exclusive use during your stay
Pond fun: swimming, boating, kayaking, fishing, lounging (Jet skis permitted on Molasses Pond)
The waterfront experience
Our shoreline is a classic Maine mix—rocky edges with gravel and sandy spots that make wading in easy. You’ll want water shoes or sandals, and you’ll be glad you brought them.
Molasses Pond is a 1,252-acre recreational pond (max depth 47’) known for salmon, brown trout, white perch, and bass. Whether you’re here to cast a line at sunrise or cruise the pond in the afternoon, this is a place where “one more hour outside” turns into the whole day.
We often see eagles overhead, fish cruising by the dock, and in July/August you’ll find wild blueberries lining the shoreline. Every so often, a moose makes a quiet appearance—rare, but unforgettable.
Self Check-in: 4:00 PM
Check-out: 11:00 AM
check in instructions sent via VRBO or email prior to arrival
Good to know before you pack:
Linens/towels/bedding are not provided.
Please bring your own: towels, pillows & bedding, sleeping bags, extra blankets, etc...
No WiFi / limited cell service.
This is an intentionally unplugged stay—bring books, games, and good conversation. (we can usually get 2 bars on our phones on the dock, so you're not totally cut off).
Bug spray is a must. (Also: avoid strongly floral-scented products—they can attract flying friends.)
We do not provide extra disposable products. Bring what you like for paper goods, trash bags, etc.
Kayaks + inflatable SUP are available (use life jackets; follow local rules; good judgment required).
Waterfront use is at your own risk. No lifeguard on duty; children must be supervised at all times.
Pets:
Yes—dogs love Sunrise Point as much as people do.
$50 per pet, per visit
* Please pick up after your pet and keep them under control at all times. If a pet becomes a nuisance to neighbors, the pet must leave, and any damages are your responsibility.
Location & day trips:
Ellsworth: ~25 minutes (Walmart, Hannaford, Home Depot, pharmacies, restaurants)
Acadia National Park: ~45 minutes (easy scenic drive)
Great day-trip towns within an hour: Southwest Harbor, Bass Harbor, Northeast Harbor, Seal Harbor, Winter Harbor, Hancock, Milbridge, Corea, and Bar Harbor.
House Rules
~ No smoking indoors. If you choose to smoke outside, please dispose of all cigarette butts properly—thank you.
~ Leave it as you found it. The property must be "broom-swept" and returned to its original condition at check-out.
~ Trash: Please bag all trash and place it in the receptacles at the end of the driveway before you depart.
~Protect the land: Absolutely no cutting, stripping bark, or damaging trees, shrubs, or vegetation. Please respect our wild woods.
Fire safety: Fires are permitted only in the designated firepit barrel provided. No oversized bonfires beyond the barrel’s capacity. Never leave a fire unattended and fully extinguish all fires when not actively in use.
Minimum stay: 3 nights
We’re happy to help accommodate special requests or small events for your group—just reach out in advance and we’ll do our best to make it happen.
If you’re looking for a place that feels like your own private piece of Maine—quiet woods, clean water, big sky, and a dock made for sunrise coffee—Sunrise Point is ready.

About the host
Your host
Our family is born and raised right here in Maine, and we’ve been coming to Molasses Pond for decades. We were lucky enough to purchase Sunrise Point years ago, and we truly love sharing it with people who want to disconnect from the busy world and reconnect with nature—and themselves.
When you book with me, you’re not getting a big management company or a cookie-cutter rental. You’re getting a local host who cares about the details, respects the land, and wants you to have a simple, memorable stay. I’ll help you plan for a rustic, outdoor-living experience, answer questions quickly, and make sure you know exactly what to expect before you arrive—so you can settle in the moment you pull into the driveway.
Sunrise Point is a place for sunrise coffee on the dock, campfires under the stars, swimming and paddling all day, and the kind of quiet you don’t realize you’ve been missing. If you’re looking for a private Maine waterfront escape that feels genuine, peaceful, and a little wild—in the best way—you’re in the right place.

Why they chose this property
I chose Molasses Pond because it offers the best of Maine in one place: peaceful, private woods; clean, swimmable water; and enough space to feel like you can truly exhale the moment you arrive. It’s large and recreation-friendly, so guests can kayak, paddleboard, swim, fish, and explore—yet it still feels quiet and uncrowded compared to more commercial lake destinations.
Our lakeside retreat has a little something for everyone and will leave you with a lot of good times to be remembered: sunrise coffee on the dock, afternoons on the float, evenings around the fire, and the kind of natural calm that resets you. Molasses Pond isn’t just a backdrop—it’s the experience, and it’s why I love sharing this place with my guests.

What makes this property unique
Our waterfront feels like a private island, and that’s what makes it so special. Sunrise Point is unique because it offers something that’s hard to find in Maine now: true privacy—three secluded acres and 300 feet of shoreline that are exclusively yours during your stay—paired with a waterfront setup that’s built for real lake living.
It’s simple and refreshing by design: a dock that faces the sunrise, a swim float, a fire circle, and room to spread out with friends and family without feeling crowded. There’s space for tents, small RV vans, and multiple hangout zones, so groups can be together while still having plenty of breathing room.
Most of all, it’s unique because it’s an unplugged, outdoor-first experience—no Wi-Fi, limited cell service, and all the “entertainment” you actually want: swimming, paddling, fishing, campfires, stargazing, and the kind of quiet you can feel. This is the place you come to reset—and leave with your mind clearer than when you arrived.
