We own 2 condos at Point East resort. They are both on the top 3ed floor near each other and near the elevator and stairwells. We have owned these condos for over 25 years. We are licensed with the State of Florida and also with Volusia County.
We live just 20 minutes away and personally manage our vacation rentals so we are always available if you need anything. We can meet you at the property as needed and answer any questions you may have.
We don't pass you off to a busy manager that also handles other owners properties. You get our personal attention. New Smyrna beach and Inter-coastal river are exceptionally clean and open for your enjoyment. We have two bridges over to our island and we have two unique downtowns, Flagler Avenue on the island and Canal Street on the mainland. Great restaurants and shopping.
New Smyrna Beach is a family friendly popular and affordable beach town. We are closest beach to Disney World and are their designated beach town for families and snowbirds alike. They love the location away from the more crowded areas of the island.
We have three Smart TVs, one in the living we have smart TVs in living room and one in each bedroom. We have recently added Netflix and Roku in all three TVs so you will have access to channels including Spectrum cable network. If you already pay for premium channels like Netflix or Prime they are available.
If you are looking for a relaxing lay back area with pristine car free beaches and village atmosphere, you will enjoy this beach town.
The Point East resort is located in the preferred non-driving beach zone so cars are not allowed on the beach. We have a lifeguard at the ocean front park next door for safety. The ocean front park next door has a great playground. The park also has a basketball court, restrooms, outdoor showers and picnic tables for private family parties.

If you are looking for a relaxing vacation you will enjoy this beach town. My guests tell me how much they enjoyed New Smyrna Beach. We have two down towns, one on the island and one on the mainland. The island has two bridges to the mainland so you can do the loop to discover all we have to offer. Great walking areas with restaurants and shops.
The Point East resort is located in the preferred non-driving beach zone so cars are not allowed on the beach. RULES: This is a non-smoking resort strictly enforced. No smoking anywhere on the property or in the condos. Also renters are not allowed to bring any pets.
Our summers are warm and tropical and our winters are mild temperature and sunny. We are called the Sunshine State. Our beaches are beautifully blue and inviting. all year long.
The condo is well stocked for snowbirds as well as families. I also have a Pack N Play, Highchair, and safety gate for my little guests. My remodeled kitchen is well stocked for family meal planning. It has a pass-thru bar into the dining area that seats six guests. I have cable TV in the living room and both bedrooms plus private Wi-Fi throughout the condo.
Point East Ocean Front Resort is at 3801 South Atlantic Ave, and is located in the preferred non-driving beach zone for family fun and safety. The resort offers a direct ocean front secure access to the beach, an Olympic size swimming pool, kiddie pool, shuffleboard, and covered pavilion. This is my 2BD/2BA #304 Tranquility Suite. It's decorated in a Tommy Bahama beach theme furnishings. It is on the top third floor near the elevator. It has a south facing balcony for warm southern exposure. It overlooks the Olympic Size swimming pool, shuffleboard, and covered pavilion at Point East Ocean Front Condominium Resort. You can see the big blue ocean and sunrise from the balcony. Enjoy your morning coffee on the balcony and watch the sun come up over the ocean. My master suite has a king size pillow top bed and in-suite bathroom. My guest bedroom has two FULL SIZE pillow top beds for total comfort of additional guests. I also have a blow up bed if needed. The second bathroom is next to the guest bedroom. I also have a comfortable couch and TWO comfortable recliners in the living room.
The condo is well stocked for snowbirds as well as families. I also have a Pack N Play, Highchair, and safety gate for my little guests. My remodeled kitchen is well stocked for family meal planning. My husband and I personally own and manage two condos at this same beautiful ocean front resort. We are licensed and insured with over 25 years experience in the rental business. We live just 20 minutes away from these condos so we will check you in, answer any questions, and handle any needs during your stay. We are semi-retired and live near I-95 in a golf community. We have lived in New Smyrna Beach since 1992. We lived beachside in a stilt home in Bethune for about 14 years when we were younger, and then decided to build a home on the mainland. It was a hard decision to leave my beautiful beach and we decided to buy a condo or two so that when family visited or we needed a beach break we could enjoy the condos. But we started renting them out and decided it was fun and enjoyed the supplemental income. We rent year round, i.e. to seniors in the winter mostly, and young families all summer. Many of our guests are returning or referrals. They love our little town and love the location of our condos with the convenience of the park next door.
Why they chose this property
The main reason we decided to buy additional properties at Point East Ocean Front Condominium Resort is the management of the resort. We are definitely happy with how this condominium resort is operated. We just love the amenities of the resort and the on-site management team goes out of their way to be helpful to me and also to my guests. The resort is always making improvements and we have a wonderful BOD that carefully controls expenses while maximizing value. It's a family friendly property with the heated Olympic size pool, kiddie pool, and shuffleboard. We like that the resort is in the preferred non-driving beach zone and there are no cars on the beach. We also like that there is a lifeguard on duty next door at the 27th Avenue Ocean Front Park. The park next door also offers basketball and handball courts, a small playground, covered picnic tables, charcoal grills, restrooms and outdoor showers so it can accommodate overflow if I rent all three condos for a wedding or family reunion.

But the properties are fairly popular even in the off season and I stay busy with bookings throughout the year. Florida weather is perfect 12 months out of the year and even nicer in the fall after the crowds are gone and it's not so busy. I discount after Labor Day so I enjoy my little business all year long with couples needing a little beach break, and families arriving for Thanksgiving and Christmas to get out of the cold or visit friends or family living here. The average annual temperature is 72 degrees so it's perfect for snowbirds or early migrating "birds" to get a little sunshine and warm ocean breeze.
Pointeast Condominiums has an excellent Board of Directors, President and experienced on-site manager that do a great job and treat my guests well. Even though I don't use their rental office and manage my own properties, they never interfere in my business. We work well together and have a good relationship. We owned another condo at a different resort but once we bought at Pointeast we really loved the management.. So having two condos at Pointeast is a joy and it makes it easy to provide our guests with a good quality vacation rental with friendly management team. It's a very popular resort and well managed.
