Paradise On Brandy Pond - Sleeps 8 - 10. Booking for 2026 now!!

Welcome to our beautiful home in scenic Naples, Maine. It offers a large, newly renovated kitchen, dining room, family room, 4 bedrooms, and a large daylight (finished) basement which includes a luxurious, king size bed. We are situated on the eastern shore of Brandy Pond offering you a never-ending, visual overload of the lake and its surroundings from our shore. We have a large backyard where you can sit and enjoy the beautiful view, and two docks for you to tie up your boat. Or, you can just sit back and relax, and bask in the beautiful sunshine all afternoon, watching the watercraft slowly pass by, with the Naples Marina in the distance. It is quite a stunning view and one to remember. At sundown, you'll catch the incredible sunsets, while grilling up some good dinner. The possibilities are endless. So take a lot of pictures like we do. We want you to have the time of your life!! Please read our reviews! They are all excellent, except one bad one submitted by someone who left our home in terrible condition and lost their cleaning fee. (It was bound to happen, someday!) But, other than her, our guests loved our home. In fact, we have renters who book with us every year!!

***Note: Please note that in addition to the Traveler Service Fee that VRBO charges the Primary Renter, VRBO also charges the property owner a 3% Credit Card Processing Fee when processing the Primary Renter's credit card payment. As a result, the Primary Renter must agree to reimburse this fee to the property owner by sending a separate check when signing and returning our Short Term Rental Agreement.
The cleaning fee is set at $350.00, but is 100% reimbursable, if you choose to clean our home yourself, and return it to the condition it was when you began your stay. When you arrive, you will move into an absolutely sparkling clean home. We simply ask that you clean it, thoroughly. The cleaning fee may also be used to cover minor damages or missing items. All of this is detailed in our Sample Short Term Rental Agreement With House Rules, which you will see in this listing.
If you wish to have the house cleaned by a cleaning service, you must notify us at the time of your booking, so that we can reserve the date with the cleaning service. The cost would be $350.00. We had a fantastic week at this gorgeous spot on Brandy Pond. Convenient location to neighboring restaurants and grocery stores and an excellent spot to head to Long Lake or the Songo River. Michael was a pleasure to deal with. We’ll be back!

Nice property / great location

Very nice property on Brandy Pond with great boating opportunities and boat rentals nearby. Located within walking distance of the Naples Causeway, markets, and restaurants. Wished it had AC but most days on the lake it's not necessary. Owner had many fans available. Overall we were very happy with this home.

Beautiful home, property & location!

We had an amazing week! Everything we needed for 9 adults & a 6 month old. We loved the table & chairs on the dock and spent quite a bit of time down there. Was also very nice to have tables & chairs on the deck for our meals. The downstairs area was perfect for our daughter, husband & baby! Town is within walking distance and the “walkers” in our family had plenty of areas in the mornings for their daily exercise. Would definitely recommend and we will be back! Another great vacation on Brandy Pond

This was our second time staying at Michael's house. He has done a great job updating the kitchen, the laundry room and expanding the dock area. We enjoyed sunsets every night out on the dock, we walked down to the Causeway to restaurants, shops and ice cream. Lots of fun on the pond tubing, wake boarding, spending the afternoon on the sandbar. We took a nice boat ride on Long Lake to the Village Tie up market for sandwiches and Long Lake Creamery for some great ice cream! We had another great week on Brandy Pond!! Comfortable Lake House with beautiful view of sunset!

This property is everything that it says it is! Prime location, close to everything yet private! The dock is great for fishing, swimming, relaxing in the evening while being in great company and enjoying beautiful views of sunset as well as keeping our boat safe and sound. Michael was great to work with and it is evident that he works hard to make improvements to his beautiful home so that it may be enjoyed by all! There were 9 of us and a dog and there was plenty of room! It was like a home away from home! If I was granted 1 wish, it would be to not have to launder and re-make all the beds, and remove garbage and recyclables from property before 11 am checkout. Overall, it was a great place to bring the family and enjoy time together with many fun things to do in the area for all ages!

Great house and swimming setup, busy location, high cleaning expectations

Pros: * Very nice house, comfortable beds, high-quality furnishings. Probably the nicest place we have stayed in the Maine Lakes region. * Great dock setup for swimming and lounging * Walking distance to shops and restaurants * Great biking and hiking options nearby Cons: * Would have preferred to pay a reasonable cleaning fee instead of doing all the cleaning ourselves. Owner had very high cleaning expectations, and a high cleaning deposit of $500. We knew this going in, so it wasn't a surprise, but it definitely took a few hours out of our vacation time. * Being so close to Naples and the connection between Brandy Pond and Long Lake meant we had a lot of motorized boat traffic, especially around the weekends. We could also hear live music from nearby bars on weekends, although it didn't go on super late. * Handoff took a long time when we arrived; the owner could leave most of the house instructions in a binder to make this go faster.

Dear Kirsten. Thank you for staying with us. We're so glad that you enjoyed yourselves at our home. The majority of people who stay at our home, along with ourselves, enjoy our great location on Brandy Pond and the close proximity to Long Lake, the beautiful scenery, shops, and eateries around the Causeway, plus the Causeway Marina, the Long Lake Marina, and the Naples Marina. Most of our guests enjoy watching all the different boats go by while sitting on the deck or on our dock, on a beautiful afternoon. But, what's so great, is that we're located in a "no wake" zone on Brandy Pond, which means that all boats must travel at 5 mph while going by. So, it feels like you're watching a "boat show" with little or no motor noise. Most guests love it, especially boating enthusiasts. But, it's all personal preference. We don't consider our cleaning expectations high or unreasonable. We do express our expectations clearly in our rental agreement. Our intention is for our guests to leave our home in the same, perfect condition, as when they began their stay, in order for the following guests to enjoy the same clean, neat, and inviting environment as when they moved in. Because our home is large, some guests may find it a little overwhelming (on their first stay) when it comes time for cleaning, especially since they've been in "vacation mode" for a week. For our regular renters, it's very routine for them, and there's no problem. Upon request, we can line up a cleaning crew (at our guest's expense) to come in after your stay is over. But, we find that most of our guests prefer to keep that money in their pocket, and do the cleaning themselves. It's all a personal preference. Lastly, we find that most guests enjoy a personal tour by the owner. They appreciate being shown around the house, learning where everything is, and what the procedures are for various activities. Not only do they enjoy the "personal touch", but it also saves them time from "hunting around" for this and that. But, once again, it's all a matter of personal preference. Beautiful house with some caveats

This house has a wonderful location on a hill overlooking Brandy Pond. The yard is huge. The house itself is well designed with a big dining room table looking out over the water and the kitchen has plenty of space for multiple cooks The beds have comfortable mattresses, but the 2 front bedrooms upstairs don’t have window coverings on the lake facing windows which means the light pours in very early. We didn’t use the basement level because we didn’t find it appealing We rented kayaks and it was easy to launch them from the dock. It was a bit intimidating to use them on the weekend since there was so much power boat traffic. During the week it was fine though and we did see 2 loons. There are some additional charges besides those you see on-line. If you use a credit card to pay, Michael charges for the credit card fee. He also charges a $99 fee for damage insurance. He requires that you go to the town hall to get a trash permit and then take your trash to the transfer station when you leave.

Dear Mary Ann: Thanks for your review and we're so glad that you had a great time at our home! Sorry that you found the daylight too much for you in the bedrooms facing the lake. Ironically, we used to have coverings on those windows, but renters either complained that they were a nuisance to use or that they blocked too much light. We changed the coverings 5 times and couldn't please everyone. So, we ended up removing them to see it worked out. On your next visit, we can arrange to erect some coverings for you and your guests. Also, our basement room is the coolest one in the house, and is usually a favorite, together with a 50" diagonal high-def tv, sectional sofa, couches, plenty of lighting, and a walk-out right to the water. But, I suppose it's all a matter of personal preference. With regard to the fees you mentioned, all of them are discussed in two locations in our ad in plain sight, and of course, they are mentioned in the sample rental agreement, which is posted in the ad. With regard to the damage insurance, it would be ridiculous if we did not collect a security deposit for anyone's stay. We would have to collect at least $2,500.00 from a renting party to cover any damage which may occur. That may seem like alot. But, as you know, everything is so expensive these days, like a couch, oriental rug, dining room table, etc. We felt that this is a lot of money for a renting party to put up-front in addition to the money that they are already paying. So, VRBO provides the owner the opportunity to offer damage insurance with a coverage of $5,000.00, for a mere cost of $99.00 to the renting party. When you make your payment, this money gets taken out of the amount directly by VRBO, and they send it to their agent to bind coverage on your behalf. So, you and your renting party are covered for $5,000.00 worth of damage. As I mentioned to you previously, this money is non-refundable because it is an insurance premium which goes to the company who is providing the insurance. You must have received an email from the insurance company shortly after you made your payment. This amount is also listed in our ad in plain sight, in more than one location, plus it is listed as part of your costs when you make your payments, and it's mentioned in our Sample Rental Agreement, which you reviewed be you booked your stay. It's not a fee that the homeowner keeps. I hope that clarifies your concerns. If not, please reach out to us by email, phone, or text. I hope we see you next year! Trouble in Paradise - undisclosed property hazards.

(1) Deck is collapsing - in several places. (2) The bedroom upstairs "closet" opens onto the second story of a catwalk two stories above a pool - risk of serious fall injury/ drowning for a curious kid. (3)Pool area is full of buckets of paint/solvents that are off-gassing next to the master bedroom. (4) Host informed us on arrival that the well water has high arsenic levels. There is a filter, but few remove sufficient arsenic to render the water safe according to EPA levels. (5) Painful booking and communication process. 32 emails + hours of phone calls (including an hour phone call on the drive up, an hour in person check in process and a wakeup call early Sunday morning for another hour long call to explain how a remote control works). (6) You're not getting the "refundable cleaning fee" back. Property was pretty dirty on arrival and required hours of cleaning to be comfortable. Host has two ridiculous requirements: the requirement to launder all the bedding/towels before checkout, and the requirement to go to town hall to obtain a permit to dump your trash at the dump, only for them to tell you that you have to be a resident to get one. Host sent an email about how he was "disgusted" because we didn't fluff pillows, make the beds with hospital corners, and missed some dust two weeks after we tried multiple times to inquire about the deposit. Easy fix - hire professional cleaners and charge the fee. But the harder, most important fix, is to make it safe.

Dear Allison, I would like to bring some things to your attention. First, with regards to your criticisms about our swimming pool area. Evidently, you did not completely and thoroughly read the Short Term Rental Agreement, which you signed and agreed to. Because, if you had, you would have seen on Line 13 in the “Rental Rules” section that renters are not allowed in the swimming pool area, and that it is to remain locked at all times. This should have been obvious to you, as well, because all entrances to the area were locked and/or blocked by furniture, when you moved in. However, it seems that you took it upon yourself to move the furniture, unlock to doors, and go inside. For your future reference, just because you are renting someone’s home, it does not give you the right to wander around in places that you are clearly not allowed to be in. Secondly, our home, as with most homes in the area, use a well for its water supply. I simply informed you that any well, in general, can have traces of things like sediment, odor, minerals, arsenic (or similar), in the water, but that we have a very expensive ($3,500.00) Reverse Osmosis system, which filters our water for drinking and cooking purposes, and that it is dispensed by an individual spigot located on our sinktop. My point of explaining this to you, was to inform and instruct you to use the R/O spigot for your cooking and drinking water purposes, and not the sink faucet spout (which would be for washing dishes, etc.). Of course, you could have used bottled water, if you preferred. Anyone who uses a well for their water supply understands this. However, this can be something new to people who are on a public water supply. But, these days, many people who are even on a public water supply, use a filter system. Thirdly, when we receive a booking inquiry from a rental party for the first time, we like to “know” who we are renting to. We like to confirm the number of people, pets or not, etc. Lastly, we always ask the Primary Renter if they have any questions, and if they have read the Sample Short Term Rental Agreement which we have posted in our listing. While we always respond immediately, sometimes it takes time for the Primary Renter to respond, which can tend to drag out the process a little, such as in your case. In addition, as owners, we believe in meeting and greeting our renters, showing them around, and personally handing them the keys. We feel it makes for a better working relationship and our guests really appreciate it. However in your situation, when it got to the point that you were an hour late for check-in (3pm), I called you to find out your ETA, so I could plan my schedule accordingly (I had a 5pm appointment). At that time, we spoke for 17 minutes. As you know, I ended up meeting your son and his friend at 5:45pm (since they drove separately), and ended up showing them around, and handing them the keys. Evidently, you showed up at midnight. On the next day (Sunday), I called you at noon to make sure all is well. However, you weren’t able to speak at that time. So, you called me back 20 minutes later. At that time, I offered to walk you through the house by phone. You said, “that would be great”, and our conversation took 34 minutes. Sorry, but to say that I called you “early on a Sunday” and that the “communication process was painful, and required hours of phone calls”, is purely an exaggeration and not the truth. Fourth, to say that our home was not clean before you moved in, is an outright lie. I know this because I personally inspected every inch of our house before you arrived. I always clean, fix, test, and straighten out anything that is below my standards. So, if you felt that something in our house was not clean or otherwise deficient, why didn’t you mention it during the entire week that you were there, as indicated in Line 20 in the “Rental Rules” section of the Short Term Rental Agreement? Fifth, our Short Term Rental Agreement clearly specifies in Line 19 of the “Rental Rules” section, what is to be expected upon move-out with regard to the bed linens and towels, and the house, in general. Our Rental Agreement a full disclosure document, with nothing implied or ambiguous, and all terms are spelled out clearly. Since I personally inspected our home after you left, it was clear that you did not feel that it was important for you to abide by these terms in the agreement. So, although you agreed to the terms in the Rental Agreement, you decided not to abide by them. And now, you are complaining that they were “ridiculous”. I’m curious. When it comes time for you to make your mortgage payment, do you call your bank and tell them that you don’t want to pay them because it’s “ridiculous” for you to send them money every month? Most of our renters do a great job cleaning, leaving nothing additional to be done. Sometime, they will miss one or two items. However, you did not even make one bed, and the sheets on every bed still had crumbs on them. So, they obviously weren’t washed. In one bathroom, the sinks were dirty and the countertops still had your dried toothpaste drippings on them. The top surface of the toilet seat was filthy and the underside of it had feces on it. There bathroom floor was dirty, and the tub bottom had dirt and grime on it, combined with hair on the area where the glass door slides open, and in the drains. This was just one bathroom and the other rooms were not any better. Should I mention the food stains on our furniture, the drink stains on our TV stand, and the food crumbs in the beds and on the floors upstairs? How about the food stains and dirt on our kitchen floor? Is this the way you clean or the way you live? It’s obvious that you didn’t feel the need to clean up. We make it very clear (in our agreement) that our home must be restored to the same condition, as when you moved in. We have a responsibility to provide a perfect (or as close as possible) environment to every renting party and your negligence caused us tremendous aggravation and stress. You are lucky that I did not give you a negative review that you deserve. Rather, I preferred to not give you a review at all. We have had so many people rent from us and leave our home in excellent condition. However, it seems that you felt that you are above all of that. For the same reason, you felt that disposing of your trash was not important enough get done. However, you did have plenty of excuses why you couldn’t do it. In the end, I had to clean up your mess for 4.5 hours and dispose of your trash before the next renter was due to arrive (only 4 hours after you checked out). In fact, we had to request that they wait an extra half-hour for us to finish. Lastly, anyone reading our reviews can see that we always score between 4 and 5 stars, and that your low review score is merely your way of retaliating for not receiving your cleaning fee deposit. In all of our years, we have never had to keep a cleaning deposit, until you came along. Please do not make a booking request to us again!!

Nice home in a great location

This home with a dock sits on Brandy Pond, very near to its connection with Long Lake. We rented a pontoon boat from Causeway Marina and kayaks/SPUs from Sebago Kayak Company and took full advantage of our great location. The house had more than enough room for our group of 6 adults and an infant and was well equipped (we did have one unsuccessful hunt for a can opener, and had to run out for propane when the tank hit empty two minutes into our first grilling, but these were minor inconveniences in an otherwise very well supplied house. ) The owner, Michael, was easy to reach when we had questions. There is a restaurant/bar directly across the water from the house. During the season, on Thursday-Sunday nights, they play live music until 10PM, and it can be a bit loud. For the most part, this did not bother us, and it can even be fun to sit on the dock, have a drink and listen (following a great sunset if your weather is good). But, if you are someone who wants complete quiet earlier in the evening, be guided accordingly. You'll enjoy your time here. Rent a boat!

Michael's home sits on a beautiful piece of land with a great location. Private and peaceful, yet easy walk to causeway shops and restaurants. Gorgeous new kitchen and plenty of room to spread out with three levels of living space. Nice deck and sunsets at days' end. A week on Brandy Pond

Our vacation on Brandy Pond at 15 Saw Mill Lane in Naples, Maine was perfect because the property was perfect. The house was spacious, clean, modern and more than pleased our family of eight adults and one three year old great grandson. We all enjoyed dining on the large deck, using the new kitchen, comfortable furnishings and multiple televisions. The yard was large, private and well cared for and unseen by the abutting neighbors due to their distance and tree growth. The dock was a special place for swimming, fishing, kayaking and tying up our boat for the week. The speed restrictions on all boats near the causeway insured safety and quietness to enjoy family and friends while watching beautiful sunsets while sitting on the dock. But,before closing, let me add that due to the location,we found walking to nearby stores and restaurants was good exercise at anytime. Bottom line is, would we go back? YES, in a heart beat. Great week at lake house on Brandy Pond!

We had a very fun week at Michael's lake house on Brandy Pond! There were 9 of us in our group. We were visiting my sister and her family who live in Naples, for our nephew's graduation. We have been to Naples multiple times, but this was the first time the whole family gathered in Naples at the same time, so it was fun to rent a house together and be within 5 minutes of our sister's house. Michael was there when we arrived and showed us around the property and how to use the entertainment system (which the family loved for watching movies). Michael responded quickly to any issues that arose during the week. The Blues Festival was going on when we arrived (Father's Day weekend), and we enjoyed listening to music from the deck and dock. They quieted down at a reasonable hour, too. The house has 300 feet of lake frontage on Brandy Pond, which was fabulous, and is fairly private there. Gorgeous views on the lake - with the marina, the causeway, Rick's Cafe, and other shops/restaurants easy to see and walk to from the house. The sunsets were absolutely fabulous! We enjoyed eating on the deck, floating in the water, sitting on the dock, having s'mores around the fire pit, and relaxing on our sister's boat, which they docked there one day. As in other reviews, the property is very conveniently located, so it is a short walk to the store, causeway, ice cream, restaurants, etc. We did bring our own bath and beach towels, and floats for on the lake. There are a few minor things that can be done there to make it even more enjoyable/comfortable for guests, such as blinds or some sort of window covering for the bedroom windows upstairs on the lakeside to keep out early morning sun, perhaps a luggage rack in the upstairs bedrooms, and an empty dresser in the upstairs queen bedroom for storing clothes, but overall, we really enjoyed our week at Michael's lake house!

Amazing sunsets, great location

This was our first time to Naples, Maine. We had a great week !! Michael was very attentive and responded quickly to any questions. Michael had recently purchased the house and is working on making it even better. The house was clean and spacious. It is in a perfect location on Brandy Pond and right next to Long Lake. The causeway is only a short walk to restaurants, shops, ice cream, water sport and boat rentals . Conveniently located near the grocery store, Rite-aid, Dunkin Donuts and activities. We enjoyed casual meals and cocktails at Rick's Cafe (great view of the lake). Sunsets were amazing from the deck and the dock of the house . We rented a couple different types of boats during the week for tubing, knee boarding, fishing and relaxing boat rides around the pond and lake. The marinas are right there so it was very convenient. The kids went kayaking and paddle boarding, there is a sandbar not far from the house on Brandy pond which was fun to go out to. Also took an amazing sea plane ride right from the causeway area. We had a wonderful time and look forward to returning. Thanks Michael!

A great stay at Brandy Pond

Brandy Pond and Long Lake are wonderful, fun lakes to spend your summer vacation. Michael is a brand new owner to this house and is working hard to make it comfortable for renters. The place has a ton of potential (deck needs some work as does the dock). The new entertainment system was awesome. The fire pit was fun to roast marshmallows! The location is great for being so close to town. Easy walk to the restaurants, boat rentals, mini golf, ice cream, etc. A bit noisy being across the channel from Captain Jack's but they were good about quieting down at reasonable evening hours. Michael was good about responding when we had an issue. He may want look at getting new cleaners, though.

Great place for a perfect Lake vacation

Property is conveniently located walking distance to town, and on picturesque Brandy Pond, which is much bigger than we imagined. The owner, Michael, was easy to deal with and responsive. Being able to share our vacation with our Golden retriever was excellent. We will definitely be back.

Hello. My wife and I love the Naples, Maine area. We rented in Naples approximately 12 years ago, and absolutely loved it. We knew that this was the place for us. We hope that you will love it as much as we do!

Why they chose this property

My wife and I rented in Naples on Brandy Pond approximately 12 years ago, and absolutely loved everything about the area, including the incredibly beautiful lake, the swimming, the crystal clear water, the feeling of absolute relaxation, and the natural beauty that surrounds you everywhere. Naples has a laid-back feeling of a small town, combined with the new, updated "Causeway" area that offers so much to a vacationer, including the nearby boat, jet-ski, kayak, speedboat, canoe, and pontoon boat rental facilities, the 3 local marinas, the Songo River Queen Riverboat, the many eateries and pubs, ice cream stores, souvenir shops, and more. We rented on Brandy Pond for two consecutive years and then on nearby Woods Pond, in Bridgton, the following year. Although, we had a nice, quiet time in Bridgton, it did not compare to the time we enjoyed the previous two years in Naples on Brandy Pond. It was at that point that we realized that we didn't want to be anywhere else in Maine. So, we began searching for a property to purchase. But, it couldn't be just anywhere. It had to be close to the best part of Naples, the Causeway. That's where all the action happens. When this property became available, we jumped on it. From our home, you are literally within a 15 minute walk to everything, including the Causeway, grocery shopping, banks, antique stores, hardware stores, Dunkin' Donuts, Walgreens, doctors and dentist offices, liquor stores, etc.
We absolutely love this area and hope that you will love just as much!

What makes this property unique

Our home is nearby to boating, restaurants, ice cream stores, banks, and so much more. Enjoy swimming at our waterfront, or tie up your boat to our dock. If you don't feel like swimming, you can enjoy a nice walk to the Causeway, or relax on our beautiful deck facing the pond while soaking up the sunshine, or sit in the backyard with friends and family having a cookout.
