8 MINUTE WALK TO THE PLAZA DE LA CONSTITUCIÓN.

Great location! This 2bed/2bath cottage is ideally located in a quiet and friendly neighborhood only 4 blocks from Flagler College and a 10 minute drive to local beaches.

THIS IS NOT A BACHELOR/BACHELORETTE/ WEDDING PARTY/SPRING BREAK, ECT. PARTY HOUSE. IF YOU INTEND TO THROW A PARTY, PLEASE GO RENT A PARTY HOUSE ELSEWHERE.

Inside, guests will find 9' and 15' tall ceilings, douglas fir beams, exposed duct work, solid hardwood flooring, windows trimmed with reclaimed heart pine, and tiled bathrooms.

The house does NOT contain vinyl/laminate flooring materials.

The property and the street are not at risk to tidal flooding (sunny day flooding/nuisance flooding).

The host purchased the property in 2009, and rehabilitated the house while attending Flagler College.

The cottage has two (2) bedrooms and two (2) bathrooms. The master bedroom has a private bathroom.

King size bed in the master bedroom. King size bed in the 2nd bedroom. Sleeper sofa in living room.

The interior light switches are labeled.

The toilets have elongated bowls.

High-quality Charmin Ultra Strong 2-Ply toilet paper rolls are provided.

All smoke detectors cleaned and batteries replaced in December 2022.

High-speed internet.

This property offers single-stream recycling carts.

Paper towels are provided.

Liquid hand soap and Dove bars of soap are provided in each bathroom.

Fire extinguisher locations: master bedroom and living room (see photos). Fire extinguishers are annually inspected and tagged by a technician.

Dishwasher operates quietly at 47 dBA, with instructions posted in the kitchen.

Heating & air conditioning system: The thermostat is basic and user friendly. The owner has a preventative maintenance agreement with the company that installed the system, which provides emergency preferential service for after hours/weekend/holiday repairs. The system undergoes regular routine preventative maintenance every 6 months.

TELEVISIONS:
1) Living room television with Roku & dvd player.
Master bedroom television with Roku.
2) Roku device is connected to the television. Watch free channels on Pluto TV, PBS, PBS KIDS, etc., or login to your personal streaming service account such as Netflix, Hulu, Amazon Prime Video, Disney+, ESPN, Apple TV, etc.
3) Option to bring your personal streaming device so you can watch your subscription content by connecting to television via loose HDMI cable.
4) Loose HDMI cable allows you to connect the television to your personal device such as laptop or tablet.
5) No cable tv channels provided.

I live in the neighborhood, so I am around while respecting the privacy of guests. I regularly sweep the porch and brick path in front of the cottage, and I mow the grass when needed, so you may see me. However, I will contact you prior to coming over, and you can let me know if another time would be more suitable.

Neighborhood overview:
The Lincolnville Historic District neighborhood is a friendly and welcoming residential community filled with charming architecture and personalities. You will find that the neighborhood is diverse with many interesting people of various backgrounds, and that they care about their community. There are several active and welcoming churches in the Lincolnville Historic District, one of which can be seen from the front of the cottage, so close that you can clearly hear the choir on Sunday from the porch. There are four (4) restaurants in the Lincolnville Historic District- The Blue Hen; the Ice Plant Bar; The Preserved; and Crave Food Truck. Lincolnville was a victim of redlining by the Federal Government and the private sector, the evidence of which still exists to this day. I encourage anyone who is not familiar with the practice of redlining to probe the subject. Bear in mind that St. Augustine is over 450 years old, and every neighborhood in Downtown St. Augustine has buildings that are in disrepair and could use a bit of work, including Lincolnville. If you don't wish see buildings that are architecturally contributing while perhaps in need of a little or a lot of work, then Lincolnville, or other neighborhoods Downtown, may not be the correct fit for you. Lincolnville in particular is experiencing a period of revitalization, so don't allow the derelict architecturally contributing buildings deter you from the rich history that the neighborhood and Downtown have to offer.

I live close to my rental property, and am available 24/7 to respond to any issues or concerns.

As your host, you can expect that I will NOT come onto the property unannounced. The only exception could be when I pull the trash and recycling carts to the street for collection. Trash is collected on Tuesday, and recycling on Friday. Usually I contact guests before I pull the carts, but sometimes I forget. Trash carts live in the side of the front yard.

If I need to do something such as cut the grass, water the plants, or retrieve something from the storage shed, I will contact the guest in advance. I don't wish to cause a disturbance, so if another time is better for you just let me know.

Spring Break weekend
The host was amazing! The check-in process was very easy and everything was exactly as described. Directions were detailed and included everything we needed. We had a great get-away and didn’t have to worry about driving downtown because everything we wanted to do was within walking distance. Blake is a stand-up host who cares about his guests as well as his property. Would stay here again if I’m ever back in St. Augustine!

Great Place!
Blake’s place was perfect for our family of 5. There are only two bedrooms, but with two sofa beds, we were able to spread out and sleep comfortably. We were in town for a wedding and the house was a quick walk from the venue. In fact, we did not use our car the entire weekend because everything was so close. We also enjoyed being able to have our coffee on the front porch in the mornings. Blake’s house was clean (so clean I felt comfortable walking around barefoot) and had everything we needed. Blake was very easy to communicate with and a thoughtful host.

I purchased and rehabilitated the house in 2009 while attending Flagler College, where I lived until 2015 when I converted the house to a vacation rental. My dad helped me rehabilitate the house and add the finishing touches. I literally love the house, as I don't plan to ever sell it, but rather pass it to my son Felix.
