Welcome to this charming mountain retreat in the heart of Frisco, Colorado. This beautifully appointed home offers everything you need for an unforgettable stay, whether you’re traveling with family or friends. With three queen bedrooms, including one with a luxurious jetted tub, and two full bathrooms plus a half bath, everyone will have space to relax and unwind.

PETS: I will allow certain breeds of dogs but no cats. Bringing one dog requires a separate agreement that includes financial responsibility for any damage done by the dog; immediate response to troublesome barking if neighbors complain and allowing the dog to relieve themselves only in certain areas of the yard. Frisco has a leash law unless the dog is within the property lines of the house and is being 100% supervised. Thank you for your understanding!

The home features two spacious living areas — an upstairs living room with a daybed and a full kitchen and a downstairs living room with a queen-size sofa bed with a micro-kitchenette — making it ideal for larger groups. You’ll love the fully equipped kitchen, perfect for preparing shared meals after a day of exploring, and the open dining area where you can gather and create lasting memories.

Step outside to take in the breathtaking views of Mt. Royal and soak in the peaceful, treehouse-like atmosphere. After a day on the slopes or the trails, nothing beats relaxing in the private outdoor hot tub under the Colorado stars. There is a 75 foot berm full of flowers and a waterfall in Spring, Summer and Fall and beautifully lighted pine trees during the winter to enhance your privacy.

Located in a quiet and sunny Frisco neighborhood, this home is just minutes from Main Street’s charming shops, cafes, and restaurants, and offers easy access to some of Colorado’s best ski resorts, including Breckenridge, Copper Mountain, Keystone and Arapahoe Basin. Whether you’re here to ski, hike, bike, or simply relax, this home provides the perfect blend of comfort, convenience, and mountain charm. Come kick back, unwind, and enjoy everything that makes a Colorado getaway so special!

Guidelines/Rules:

Please take your boots and shoes OFF when you enter the house. The goal is to keep the living spaces as clean as possible.

If you smoke anything, please smoke outside or in the garage. Please open the back door and turn on the fan near the back door.

Frisco Quiet Time ordinance: 10pm – 8am

If I can meet up with you in the day you check in, I’d like to show you some important things about the hot tub and robe warmer before you use it. I prefer to do this while it is still daylight outside. If you arrive after dark, we will need to get together the next day.

There are Crocs in the garage for you to use and robes in each bedroom.

I’ll show you what you need to know to be comfortable and stay safe.

The temperature of the hot tub is typically 104. You can turn the jets on LOW by pushing the button labeled 1. If you push it twice, it goes from LOW to HIGH.

The lights in the hot tub are activated by pushing the button that’s labeled with a SUNSHINE symbol.

The most important thing is to make sure the labeled lever is UP when you’re closing the hot tub cover. If the lever is DOWN and you try to close the cover, you’ll find there is a resistance to closing the cover. If you force it, that will break the system. A replacement system is $800.
When the lever is DOWN, it prevents an eastern wind from blowing the cover closed. Most of our wind comes from the west so that is why the cover is oriented the way it is.

Please latch the cover down when you’re done as a strong west wind may blow the cover OPEN. Same thing with the robe warmer: tie it closed when you’re done so a strong wind doesn’t blow it open and/or blow the doors off.

I check the hot tub sanitation chemicals every other day or every day if there is an issue.

Please do not get in the hot tub with excessive lotions or sunscreen on.

If you use hair products, do not put your head under water. If body or hair products get into the hot tub water, and excessive bubbles form, the only way to get the product out is to change the water. This puts the tub out of commission for three days (if I can get an immediate appointment) and costs an extra $250.

Please keep all doors (including storm doors) closed tightly and locked at night. This keeps the house warmer and prevents animals from getting in. Make sure the garage door is closed before you go to bed.

Thank-you for only opening the windows that have screens in them.

Don’t worry about taking out the trash and recycling barrels. You’re on vacation! I’ll do that. Put trash into a trash bag and place in the brown barrel. Recycling items can be placed directly in the green barrel. Glass items can be placed in the metal trash can on the back deck – near the dining room door.

Please treat my house the same way you would treat your house; turn lights off if you aren’t using them, turn appliances off after you use them, clean up after yourself and let me know if you need anything.

Most importantly, relax and have a good time!
