Other Things to Note:
The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation. If not signed within the deadline, your booking may be cancelled with no refund.

Pet fee is $150 per dog. Please let us know how many dogs you will be bringing so we can request the appropriate fees.

🔴 $25 for the rental packet – Includes 8 wristbands. Additional wristbands can be purchased (See details below). Children aged 5 and under are free.
🔴 $5 per vehicle – Fee depends on the number of cars registered.
🔴 Sample calculation: $25 rental packet + 4 vehicles ($20) = $45 total HOA fee

📌 Please note: These are not host-imposed fees. These are community-required fees set by Towamensing Trails to help cover the costs of operating and maintaining the community’s amenities and facilities.

✅ The driveway can accommodate a maximum of 8 cars, as this is the maximum capacity permitted by our township.

🔴 Please message us 5 days prior to check-in for any changes in the number of vehicles. Last-minute changes are not allowed.
✅ Guest will have vehicle access to the community trash collection center

▪️ Visit the Boat Rental Office (near the lake and beach area adjacent to the community's clubhouse)
▪️ Bring your rental packet and photo ID.
▪️ Cost: $10 per person, per day
▪️ Payment must be made in Cash
▪️ Children under 5 still do not need a wristband!
▪️ Only a MAX amount of an 8 extra wristbands can be purchased!

Guests are not permitted to have outdoor fires in Towamensing Trails.

Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns!

NOTE: We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: Square One Markets, Family Dollar and CVS.

♨️ Hot Tub Notice – Please Read 😊

📌 We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons 🧼🦠. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up 🔥🌙. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone 💧👍.

SECURITY CAMERAS / AUDIO RECORDING DEVICES:
● The property has 3 security cameras. Both are on the exterior of the home and in plain view. No cameras are hidden.
● 1 doorbell camera at the main entry door on the side of the house
● 2 floodlight cameras over the right side of the house facing the each entrance of the driveway

For non-Airbnb reservations ONLY, any eligible refunds are subject to a 6% processing fee & adding the damage waiver fee ($50) is MANDATORY. This fee will be added to the reservation once confirmed.
