This 4000 square foot home sits on the Yellowstone River in the true heart of the aptly named Paradise Valley, right along the “Miracle Mile” between Mill Creek and Pine Creek. There are truly no better views of Paradise Valley than those enjoyed from this home. Even old time native Montanans rave about the views from the backyard. A quick 30-minute drive to Yellowstone National Park to the south, 15 minutes to the genuine small-town feel of Livingston to the north and 35 minutes to Bozeman.
Five bedrooms and 3 1/2 baths await you, but the living space is done no justice by such a simple description. The huge master (over 500 square feet, with king bed) has a spacious sitting area with a pair of indoor chaise lounges to enjoy that book and the views away from the kids, but still able to view them playing in the gorgeously grassy backyard.
The two remaining upstairs bedrooms, both decorated with brand new furniture suites, one king, one queen with European bedding. These two bedrooms share a full bath loaded with such nice touches as ample, new, plush towels and a few toiletries to make you feel at home immediately.
The fully-finished downstairs has yet another newly-furnished bedroom, with queen bed and Swedish-country styling. A short walk away is the gigantic “bunkroom,” featuring three double beds, individual nightstands, and its own sitting area with sofa and loveseat.
To make sure every beautiful Montana day is followed by a great night’s sleep, all the home’s mattresses are brand-new Sealy Posturpedic; each topped by a fluffy down comforter.

So you feel that you “lose your own space” while on vacation? Well, no worries here! There are huge living areas on both floors!
Upstairs is a large living area with commanding, breath-taking views of the Yellowstone River and the 12,000 foot Absaroka Mountains. And for your after-dark entertainment, there is a TV with YouTube TV and DVD. A massive stone wood-burning fireplace completes the area.
Like to eat some meals more casually, and others more formally? Or perhaps separate the kids from the adults? No problem! A dining room area, complete with new, Swedish contemporary dining suite to seat ten and an equally new Swedish country breakfast nook table to seat six flank the upstairs kitchen. Fully stocked with 15 sets of dishes, multiple glassware styles, and flatware, the kitchen shows that we keep our renters in mind.
A stocked spice cupboard, specialty cooking tools, multiple pots and pans, and knives that actually cut can make your in-home meals fun. And everything from placements to cloth napkins and napkin rings to glass candlesticks mean a romantic meal is well within reach, despite being in the heart of Yellowstone Country.
Prefer to cook outdoors? There’s also an oversized gas barbecue grill on the deck with a table to enjoy a dinner or drinks with the ultimate view.
But wait, there’s more!
Downstairs is a second living area with two full-size couches for extra space to “get away” with it’s own flat screen TV. But what’s that behind one of those sofas? A dartboard! And beyond? A pool table, with plenty of seating (from comfy wingbacks, to “ready-for-my-next-shot” upholstered stools) for participants and spectators alike.
While the thought of you spending a single minute attending to business makes us want to rescue you, we recognize that communications continuity is sometimes a necessity, even while in Paradise. We offer unlimited high-speed internet access (wired in one upstairs bedroom, wireless throughout the house).
An extensive professional landscape surrounds the home, with 10,000 square feet of luxurious sod to take that nap while listening to the river. A regulation horseshoe pit provides old-time fun while you take in the views.
We know the little things can really make a difference...so, there's a cooler and daypack for your excursions, a popcorn popper for staying in, simple games and toys for the little ones, and books to read--from fiction to local area lore and guides, to literature.
Walk right down to the river to fish... some of the best fishing on the Yellowstone is right from this home (JT has personally caught 15 trout in an hour here).
Yellowstone National Park is only a 30-minute drive away, short enough for day trips, so you can enjoy your home away from home every evening... it stays light until 10:00pm here in the summer!
Located five miles from world-famous Chico Hot Springs with live music every weekend and the best restaurant in all of Montana. Head 15 miles into historic Livingston with art galleries and restaurants galore. Plenty of skiing is within reach: Big Sky is 70 minutes away, and Bridger Bowl is only 50 minutes away. The location is perfect if you are looking for a spot close to Livingston and Emigrant. The house is plenty big for multiple families or friends. It is land locked though so even though it is right in the Yellowstone River, you need to walk about 10-15 minutes to get to a spot you can access the river to fish or raft.

Thanks for leaving a review…so glad you and your family had a fantastic stay! To clarify, I just walked down to the river at a casual pace and it was under two minutes to get to one of the nicest beaches on the Yellowstone River. While we could have moved the path to the river to be a 30 second walk, we have found that our guests preferred being at the “beach” instead of a rocky bank…thus the reason for the two minute walk to the river.

Location! Location! Location! We stayed here a week with our 3 daughters and their young families to attend my niece's wedding at Sage Lodge. We were 8 adults (4 couples) and 3 toddlers. The house set up is perfect for young families. The location of the house is beautiful and very close to Livingston, local bars and restaurants and to Yellowstone.
The house was perfect for our group. It was clean and well maintained. We had a group of 9 including 5 children and there was plenty of space to spread out The views from the house were fantastic! The location was excellent to visit Livingston, Gardiner, Chico Hot Springs, Yellowstone, and more. I would most certainly recommend this to anyone looking for a place to stay during a visit to Montana!
The view from the deck is absolutely spectacular! House is very well equipped and a great location between Livingston and Gardiner. It was so roomy for the 8 of us.
My son, and his best fishing buddy, and two of my best buddies buddies came to Livingston to celebrate a couple of us retirement, fish together, and enjoy the week. The Green Acres lodge was perfect for our size group of 5 men. We all enjoyed the week and the view from the back deck was spectacular.
The process was very easy and the manager was very helpful. The location was ideal for visiting Yellowstone and could not have been any better in comfort, cleanliness and location.

This place was the perfect stay in the valley. Unfortunately the weather didn't agree with our ambitious plans during our stay, but this property ended up being a wonderful place to hang out throughout the rain. The different areas to congregate left us never feeling crowded
We had an amazing time. Weather and location was perfect. JT was very quick to respond when we had a question. The house was absolutely perfect for all of us. We would love to come back.

This home was incredible and had everything we needed to be comfortable. They have all of the basics and then things you had no idea you needed. The views are amazing, sitting in the hot tub watching fireworks was a highlight of our vacation. I really can’t say enough about how happy and comfortable we were here, thank you!!!
Beautiful setting on the Yellowstone River. Large house to accommodate 8 adults and 2 teens. Location only 15 minutes from Livingston, easy drive. Fully furnished with everything we could want. Bed linens, mattresses and pillows so soft and comfortable. Loved the hot tub. Peaceful location.
Absolutely stunning views! I could sit on the back deck for days. JT was an amazing host, super responsive, and has created a truly welcoming vibe in the house. We had 10 people, ages 7-72 and everyone was comfortable and had a blast. You cannot be bored in this house! We brought binoculars to watch for wildlife on the hillside opposite the river, which was really fun (spotted a few elk!) but was surprised to have deer right across the fence a few times while sitting outside and even had a mother and baby hang out a few days. My daughters thought they were in heaven with bunnies to chase and fish they could scoop right up with a net in the river. You cannot go wrong staying here and we will definitely be back! Thank you!

JT Is from Florida originally, but has been firmly rooted in Montana for 20 years. I feel very fortunate to have a place in the aptly named Paradise Valley, Montana. I like nothing better than being home during the summer months with fishing, hiking, Yellowstone Park and The Yellowstone River...right out my doorstep. With long days to savor all the activities and perfect evenings on the River to rejuvenate your soul for the next day, there really is nowhere else I'd rather be!
Why they chose this property
This location seems just about perfect. Close to the charming towns of Bozeman and Livingston, yet set in a very private setting right on the Yellostone River. While it is a short 30 minute drive to Yellowstone National Park, you'll spend most of your time at the home which is in the very best part of Paradise Valley (which is the first 15 miles South of the town of Livingston). The home is also very close to Chico Hot Springs, a long time Montana tradition for their water, food, drink and activities.
