Three things set Seahorse Sea apart: a private dock on the canal at the house, water views from nearly every room, and a quiet street at the east end of the Bolivar Peninsula. The house itself is a comfortable family beach house that sleeps 16.
THE DOCK AND THE WATER
The dock is ours and it is at the house. You are welcome to fish, crab and cast net from it, and to tie up a boat or jet skis. We do not provide any of the gear, so bring your own rods, nets and traps. At the end of our street there is a point of land between two canals, with picnic tables, a small pier that people fish from, a dock and bank fishing off the end. There is a ramp there, and another on Van Sant, the street west of ours. Those belong to the Canal City subdivision, so they are yours while you are here. An alligator swims the canal from time to time. Watch it from the deck or the dock, never feed it and never approach it. The canal is not for swimming.
THE VIEWS AND THE DECKS
The house sits 20 feet up, higher than most on the peninsula, and it was built that way on purpose. You can see the bay, the Intracoastal Waterway, the water and the barges from nearly every room. The front deck, on the road side, faces east off the master bedroom, and that is where the sun comes up out of the water. There are comfortable high-back chairs out there, and a cup of coffee on that deck at sunrise is the best part of the day. The canal-side deck is covered and faces west, off the living area, for the sunset over the bay.
THE QUIET
Mabry is a quiet street and we are near the east end of the peninsula. This is the end people come to when they want the beach without the crowd.
THE BEACH
A short walk down Mabry, cross Highway 87, and the path takes you straight onto the sand. The beach here is quiet and uncrowded, with good shelling, and the surf fishing runs east from our own street. The beach gets narrower as it runs east, so at high tide the far end can be hard to walk.
THE HOUSE
One large open living room, dining area and kitchen with windows on every side. The master bedroom has a king bed and its own railed deck with no stairs off it. Bedroom 2 has two queen-over-queen bunks and bedroom 3 has one, and the living room has two single daybeds. Every bed is made up with sheets, a blanket or comforter and pillows. The master ensuite has two sinks, a jacuzzi tub, a separate toilet room and a walk-in shower, and the hall bath has a tub with a shower. The kitchen has a full-size electric range and oven, a refrigerator and freezer, a dishwasher, a microwave above the range and granite counters, with seating for 8 at the island bar and 4 at the table. There is a stackable washer and dryer.
UNDER THE HOUSE
An enclosed shower with hot and cold water, a large sandstone patio by the dock with two tables and four chairs each, a wall on one side that keeps the wind off, and a dock-side deck with a table and chairs.
PARKING AND PETS
Parking for 5 vehicles, or 4 and a trailer, in the driveway and under the house. Please do not park on the right side of the driveway, as that is the septic drain field. Pets are welcome with prior approval.
WHAT WE LEAVE FOR YOU
Starter coffee and Keurig type pods, hand soap, bar soap, toilet paper, paper towels, two loads of laundry detergent, two dryer sheets and dishwasher soap for two loads. We built this house for our own family in 2009 and we furnish these houses for families, so there is no glass on the coffee tables or the side tables.

GENERAL
The primary guest must be at least 25 years old and must stay at the house for the whole reservation.
Only the guests on the reservation may stay here, and the overnight count must never go past the number the house sleeps.
Please treat the house, the dock and the neighbors the way you would want your own treated.
The guest on the reservation is responsible for their group and any visitors, and for all damage or issues during the stay.
Obnoxious behavior will result in immediate removal from property.
QUIET HOURS
Quiet hours are 10 PM to 8 AM. No amplified outdoor music after quiet hours.
At any hour, day or night, please keep the noise at a level that never carries to our neighbors or bothers them.
GATHERINGS AND EVENTS
Gatherings and events are welcome with prior written approval, up to 25 people - family reunions, weddings, birthdays and get-togethers. The dock makes a memorable spot for a small wedding.
The event count and the sleeping count are separate, so an approved event can go past the number sleeping here.
We do not host prom, graduation, or bachelor and bachelorette type parties.
Please ask us before you plan anything, so we can say yes.
No fireworks anywhere on the property.
SMOKING AND VAPING
No smoking or vaping inside the home, and nowhere the smoke or vapor can drift back in - that means not on the decks and not near any door or window.
Smoking is fine at ground level under the house, well away from the doors and windows. Please put butts in the outdoor trash.
Any evidence of smoking or vaping inside the home, or anywhere the smoke or vapor reaches it, results in a $300 fee.
PETS
Pets are welcome with prior approval. Up to 4 adult pets, no pets under a year old, and pets must be house-broken.
There is no weight limit and no breed limit.
The pet fee is $100 per stay for up to two pets, then $50 each for the third and the fourth.
Pets stay off the furniture and the beds. Please bring your own sheets or blankets for anything your pet will be on, and do not use the house linens, towels or blankets for a pet.
Please pick up after your pet in the play and running areas.
If the pet rules are not followed there is a $150 extra cleaning fee, and a pet we were not told about brings additional fees.
The deck off the master bedroom is railed and has no stairs. The only way on or off it is the bedroom door.
A service animal is exempt from the pet fee. Emotional support, comfort and therapy animals are not service animals and pay the normal pet fee. Any animal must be house-broken and under control, and damage is still chargeable.
PARKING

THE CANAL AND THE DOCK
The canal is not for swimming.

Driving on the beach requires a $10 beach permit, sold locally including at The Big Store.
TRASH
Take all trash out to the outdoor cans. If you get there and the cans are already full, bring the tied bags back inside the house, and never leave them outside, where critters will get into them.
Trash is picked up Tuesdays and Thursdays.
TRAVEL INSURANCE
We highly recommend travel insurance for your own protection, and Cancel For Any Reason coverage is worth a look, since it covers the most ground if plans change.
There is no security deposit.
CHECK-IN AND CHECKOUT
Check-in is 4 PM and checkout is 11 AM. Check-in is contactless, and your access code is sent by message before you arrive.
Before you go, please start a load of towels, run the dishwasher if dishes were used, empty the refrigerator of all food, bag the trash and take it out to the outdoor cans, tidy up, gather your personal items, leave the air conditioning or heat, the dehumidifier and the ceiling fans running, lock all the doors and windows, turn off the lights, and return the key to the lock box.
No other cleaning is required.
