Welcome to 76 East, a renovated 100 year old farmhouse located in the heart of nature's playground. Snowmobile, ATV, hiking and horse trails are within minutes of the house. Skiing at Black Mountain, Sunday River, and Mt. Abram is within a short drive. Fishing, hunting, biking, boating, swimming and more are available within our town. Our cozy rural town will provide you with a quiet "get away from it all" atmosphere. This guesthouse suits all of your basic needs for a comfortable stay.
The farmhouse is a duplex. The other unit in the duplex (West side) is occupied by a small bookkeeping office that operates approximately 8 am- 4 pm, Monday-Friday. The two sides are securely separated. The bookkeeping business is an independent renter and does not manage or operate the Airbnb rental unit. The hosts live within walking distance and are available to help meet your needs and make your stay a comfortable one.
Pets - We welcome your well-trained, house-broken furry companion with pre-approval. We will provide furniture coverings if your pet would like to join you on the comfy seats. We ask that pets are crated whenever the owner is out of the house. Pets should be able to be reasonably quiet most of the time out of respect for the West Side tenants. Due to the shared yard, all animal waste MUST be picked up in the yard. Please know that Andover has a strict leash law and there are several dogs in the neighborhood. All dogs must be leashed outdoors.
Due to insurance requirements, we must know the name, age, and breed (or mix of breeds) in advance. Puppies, kittens, and certain dog breeds are prohibited by our insurance. Each pet must be pre-approved by the host when making the reservation. Once a reservation is made, you will need to send a photo of the pet to the host to keep on record for insurance purposes.
Children - The original construction of the farmhouse is over 100 years old. While much of the house has been updated and renovated over the years, it still retains the charm of some of its classic features. For this reason, this house may not be suitable for the safety of young children and toddlers. Please discuss any children staying in the house prior to making a reservation to ensure a pleasant and safe stay.
Bathrooms - Both bathrooms (one upstairs, one downstairs) are recently renovated and include modern fixtures, including a toilet, sink and large shower (no bathtubs) as well as towels and assorted toiletries. The ground floor bath includes the washer and dryer.
Kitchen - The kitchen includes newer appliances including a standard sized refrigerator/freezer, oven/stove, dishwasher, microwave, toaster, coffee maker, cookware, cutlery, dinnerware, etc.
Bedrooms - The two bedrooms (one double bed, one king bed) are located on the second floor and include the standard amenities (bedding, dresser, night stand, lamps, closet, etc.) As with some older homes, the overhead light is on a pull chain and there are limited outlets but extension cords are available. The bedroom doors are original and fully close but do not lock.
Living Room - The living room is spacious. It has a standard seating area and is equipped with with a Roku smart tv that is connected to the house WiFi. You may use the the tv by signing in with your own Netflix, Amazon Prime, Hulu, Sling and other accounts. You will also be able to access other limited free viewing through the tv. If you do not have an account, many of the streaming services offer a free trial that you could subscribe to during your stay.
Dining Room - The dining area has a table and six chairs and tablecloths, placemats and napkins are provided.
Entertainment - WiFi is provided throughout the house. Our WiFi service is the best that is available for this area (sorry, no Fios here) and is adequate for streaming video as well as standard internet use and a Roku Smart TV is available in the living room. No cable or satellite is available at this time. Assorted games and books are also available in the house for your use.
Parking - There is on-property parking available for guests to occupy about 2-3 spaces. More parking may be available, please ask before booking.
Local Amenities - Andover is a very small town but it does have some services including a general store (with restaurant), gift shop, bakery, hardware store, playgrounds, and more.

The rental property was perfect for our needs. The place was immaculate, the beds are comfortable and the owners were in contact with us if we needed them. It is the cleanest pet friendly rental propery we have ever rented.
The property is well appointed, clean, located in a quiet neighborhood. It’s a peaceful setting, within a short drive of Sunday River.

We stayed here during a ski race at Black Mountain. The quaint town was decorated with holiday lights and the church bells in the distance were no very to hear.
The house is spacious and roomy enough for us and two teenagers. Everything was comfortable and warm. We felt welcomed by Lora and wished we could have stayed longer.
The house was perfect for my wife and I (filled with beautiful antique furniture). It was clean, had everything we needed and was in the perfect location for visiting family in East Andover. We called in the late evening to see about checking in a couple of days early. The house wasn't ready at that time, but Lora was great and was able to get it ready in a very short time. Lora was the perfect host during our stay. I will definitely stay here again and definitely recommend it to everyone!
The farmhouse in Andover was a perfect place to stay while visiting family at a nearby lake. It was meticulous, the owners were easily available if needed. It had everything we needed to make our stay comfortable and it felt like home away from home. We walked to breakfast a couple mornings to eat at Mill's market were the people were very friendly and welcoming. The convenience of having a bathroom on both the first and second floor was an added bonus. Having a washer and dryer in the downstairs bathroom was wonderful we did not need to pack as much. I loved hearing the nearby church bell ring on the hour.

Simple Living and Great Value
My wife and I spent a long weekend here while ATVing over the Labor Day holiday. The house is perfectly located with direct access to gas and food. Plenty of parking for truck/trailer. The house has everything you need to feel at home. And our hostess, Lora, was in contact with us frequently before the trip and responded to questions almost immediately!
On our trip, the laundry was not fully available (no dryer for a couple of days), but Lora graciously discounted her already low rate to compensate for the inconvenience. That said, the unit now has brand new laundry appliances.
The pictures are very accurate. The bathrooms are updated and have great water pressure and plenty of hot water. The kitchen has updated appliances in perfect working order.
The ONLY downside to this home is the lack of air conditioning. This late in the season, the nights weren't too bad, But if you like it cool/cold when sleeping, the fans will only do so much. My wife is always cold, so she was VERY comfortable here! I'll bet it is nice and cozy in the fall/winter.
The only thing we would bring the next time would be our own pillows.
We will definitely be back here next year, maybe a little later in the season to do a foliage ride.

Our stay was amazing. The town was so friendly and the view from the porch was Spectacular. The overall stay was wonderful. We had everything we needed and more. I do recommend anyone to stay at this beautiful old farmhouse.
I’m originally from Rumford. I always loved this small town of Andover. It was peaceful and relaxing. I had everything I needed! I loved spending time in Roxsbury and visiting with family. The farmhouse is wonderful! If it’s ever for sale let me know. Thanks so much
We really enjoyed this lovely location, relaxing on the wrap around porch, s'mores and stargazing around the fire pit, local (easy) hikes, the beautiful local pond for swimming and the stunning views within a half hour drive.
The house was immaculate, outfitted with all of the kitchen tools and small amenities we needed, and the owners were very responsive. We were able to settle in fast and felt at home all week.
The only improvement I could suggest is Sara's earlier suggestion about replacement of the mattress in the master bedroom. Both beds in the second bedroom were great. We'd definitely stay here again.
Except for the lack of a bathtub n some days of minus zero windy temperature, I thoroughly enjoyed my stay, my home of my 1st seasonal ski rental. Neighbors from the post office, local Mills Market, massage therapist, Visible Changes-hair salon, library were equally hospitable as well with the owners Thank you to the owners, Lora n Scott.
This was adorable, perfect for our little family.
The only thing I’d recommend is getting a new mattress in the master bedroom, it was really not that comfortable- springs and very loud. The two double beds were much more comfortable. We had a nice time.

We loved staying in a clean and cozy farmhouse. This provided a lovely space for my three children to run and play. There were several leaf piles made under the huge tree outside the door. The beds were comfortable. We enjoyed the games in the evening and didn't need the TV. What a charming walk we had to the lovely park down the road.
Myself and 3 friends were up for a week of bear hunting in oxford county. The camp location was not too far from our hunting area. It was completely comfortable and gasps plenty of room.
This lovely farmhouse in Andover was perfect for our needs. We had a family wedding at the Merrell House, 5 minutes away. My husband got in some great fishing within walking distance of the house. I had a couple of questions and Lora answered and accommodated our needs right away. The house was very clean and had everything needed for an extended stay. We would definately rent this house again.
The house is situated in a quiet small town. There is not much in the town but it is close to hiking trails and a beautiful 22mile scenic drive where we actually saw a moose. The house is quiet and well equipped. We would come again!
Within an hour of this lovely farmhouse, we hiked, biked, and canoed the river and lake. We would have gone swimming but the weather did not cooperate. Andover is a beautiful little town. I had read about a bakery down the street, but it had permanently closed… sadly. So don’t plan on eating anywhere but the lodging’s kitchen. But the place had all the pans and dishes we needed. Highly recommend this property for those that don’t mind navigating steep stairs to the bedrooms.
