Our spaces are designed to bring people together, let it be a company retreat, a family get together, or just a bunch of people coming together to celebrate. There is a space for everyone and for everything.

One of the best restaurants in Tulum is attached to the property, with the private entrance who can serve the food to your room. There are 11 bedrooms on the property that have super comfortable beds for your night's sleep after a full day of sun and fun.

Our premises are carefully designed for you to feel at home. We curate every single detail, allowing you to open yourself to new horizons, and to find peace and unique adventures in Mayan grounds.

You can also rent scooters from us. (NO need to provide your passport as security like others places that rent scooters)

We have a Bluetooth speaker for you to blast the music and enjoy the stay :) Can connect your Phone via Bluetooth.

We are available for the guest anytime they want.

One of our team members will be there during the check-in and to make sure you are comfortable, and to give you recommendations around Tulum.

The staff will be present at the property every morning to make sure it is clean and comfortable for your stay.

Great for a group!

This place was great for a group! We had 12 which was a good size, although it can fit many more. We didn't have anyone upstairs since those rooms don't have AC but the AC worked very well in the downstairs bedrooms. Just a note, make sure to close your doors or else lots of mosquitos come in! The pool was lovely, clean, and so was the property. We had assistance in booking a private chef at the house which was so fun! Staying down by the beach is very difficult with a big group so this was a good plan B. Only 15-25 minutes to the beach zone depending where you're going. The place is behind a locked gate which was comforting, and there are safes in 3 of the rooms to keep valuables.

Christmas 2019 Family Vacation

A family group of 17 of us recently stayed at Villas Aquarius While the property is truly beautiful and the pool is great, many things that were in the contract or description were not fulfilled or not as described. We were promised 2 bikes and only managed to get a single working bike partway through the week. We booked 11 bathrooms, but only 10 were available to us. One cabana sink has no drain and the loose bowl needs to be emptied in the shower or toilet. The upstairs cabanas have mosquito nets that don't close. The yoga shala is a mess of broken wood, making it unusable. For such a luxury property the kitchen is barely stocked (with the exception of the Vitamix) and the pots and pans are scratched nonstick .The property, despite its beauty, is surrounded by barking dogs, noisy pigs, roosters that crow throughout the night and extremely loud neighbors. It was difficult for us to eat together and there were not an adequate number of pool chairs for a group our size. There is so little lighting in some of the rooms that we had to use flashlights to read at night. Hot water is not always available in all rooms We reached out to our contact halfway through the stay to share our concerns and weeks later have not heard anything back. The on-site manager Jose tried to help us but some things we were expecting- and had been promised by Gero (he manages the web site)- turned out not to be feasible. If you are looking for a place to party and don't care about noise at 4am this could be your spot, but we do not recommended it for a family vacation where you may be looking for some peace and quiet in the evenings.

I have to say the place was as advertised and Jose an excellent property manager. We did have a few problems. On the last day we were robbed. The robbers knew most of us were gone and broke into the two rooms that had safes. The safes were broken into with just a screwdriver. They got about $6,000 worth of electronics and cash.

Beautiful facility, and the friendliest, most accommodating and welcome staff. Highly recommend having the chef cater a special meal for your group. One downside is that it's a little bit away from the city center, and quite far from the beach.

Best experience of all time, absolutely amazing all around!

I want to begin by giving Gero and his team especially Jose, the manager, a huge thank you and round of applause from myself and the group. For starters, the pictures look amazing which is why I booked this property, it was one of the only properties I could find to host a large group of 15 comfortable. But the pictures don't even do it justice. When you arrive you are greeted by large beautiful wooden gates that give the property the ultimate privacy & safe guarding from the outside. The property is absolutely stunning and pristinely clean in every coroner. All of the rooms are charming from the renowned bathroom architecture, the decor from the rugs to lampshades, the dream catchers outside every room, to the upstairs cabana's. The pool and common areas perfectly situated in the center for an epic gathering. I communicated with Gero, who answered all my questions, set up transportation and a chef with Mariachi for one night that we wanted a party on the property. When we arrived Jose, who was the sweetest man, arranged everything and was very cordial in handling all of my questions. The night we had a party was over the top. Everyone had such a great time, I highly recommend using the property for that. The food, which we ordered fish and meat tacos with ceviche were delicious, the bartender was excellent with the margarita's. I credit Jose for the success of the party who made himself available to see every detail through. The restaurant attached, HUMO & the cafe Raw Love, were the best part. It was so nice to wake up every day and have clean healthy options just steps away. The fire pit was everyone's favorite gathering place at night when the day was over and we bought large floats for afternoon pooltime. Highly recommend this property and the entire team. It's not easy to coordinate a large group, but we pulled it off and everyday exceeded my expectations. If I'm ever to coordinate a group like this, I would surely return.

Fantastic Compound

In short, it's a beautiful place and definitely worth staying. Pros: It's even better than the pictures. They did a really good job with the construction and layout. Bungalows on the top level are super cute and simple. Bigger rooms are luxurious. Jose, the property manager, was really nice and generally very helpful. They were very accommodating. It's attached to a fantastic restaurant, which was very convenient. Possible improvements: Hot water either took 20 minutes to get warm or wasn't available. Could use some more kitchen pots, pans, utensils, etc. Drinkable water wasn't also available. Staff and owner are onsite working in the office and around almost every day, so there isn't a lot of privacy. There should be a lockbox for keys for a large group. We ended up losing some keys with so many people and paying for some new locks. We feel this is fair, but there could be a better system, like a keypad with changing codes or lockbox. We had it booked for 2 weeks. We were originally told it was $25 a day to do cleanings, but that changed to $250 a day after we arrived. We were told it was because high season, but we felt they should have honored original pricing, so make sure to get clear communication.

Fantastic hotel in a good location in Tulum.

At the beginning of this month I stayed in the hotel with a large group. The stay was fantastic, the property is beautiful, maintained and clean. The people who work there are incredibly hospitable and helpful. The staff speak good English and thus it is easy to communicate during the stay but also prior to the trip. I can definitely recommend Aqua Viva for groups and for an unforgettable trip to Tulum.
