Carrick Cottage - A Home Away From Home
Carrick Cottage is a delightful, fully refurbished three-bedroom home, just a leisurely 10-minute stroll to the heart of town and the iconic Lakes Entrance Footbridge to access the surf beach. Superbly appointed, this comfortable cottage set in landscaped gardens offers a wonderful family holiday experience or romantic getaway, with everything you need to feel right at home.
The cottage features a light-filled sunroom for you to relax and read a book. There is a large spacious lounge room with air-con, Smart TV, a DVD player (with USB input) and mini-Hi-Fi system with iPod input. The cottage is also NBN-connected with wi-fi. There is also an extensive range of DVDs, CDs, books and board games for your enjoyment.
The bright, modern air-conditioned kitchen is fully equipped with pots and pans, cooking utensils, crockery, cutlery and glassware to enable guests to self-cater throughout their holiday. There is an electric stovetop and oven, microwave, toaster, coffee machine, fridge and plenty of pantry space for your goods.
The cottage sleeps a family of 6 guests, with a maximum of only 4 adults. A porta-cot can be supplied if required. The main bedroom is air-conditioned and comprises a queen bed with a wall-mounted LED TV. The middle bedroom has a bunk bed for 2 children. The third bedroom consists of 2 large single beds that can be configured into 1 king bed. All bedrooms have fans. Heaters for the winter months can be provided for the middle and third bedrooms. Clothes hangers are provided.
There is one bathroom with shower and toilet. A baby bathtub can be supplied if required. Hair dryer is provided. All bath towels and bed linen are supplied except for beach towels.
The cottage has a fully-equipped laundry with tub, washing machine, dryer, iron and ironing board. A basket and pegs are also provided to hang washing on the outside clothesline.
Venturing outside you will find a decked, covered patio, outdoor dining table and chairs and a large BBQ for you to enjoy on those warm nights. Superb, landscaped gardens allow you and the family to enjoy the tranquillity of the cottage setting.
There are lots of toys and games for the children including totem tennis and lawn water slide. We can also provide boogie boards, beach bucket and spade and a picnic basket for the family to enjoy at the beach.
Please note that the property is not suitable for bucks/hen’s groups, Schoolies or other groups looking to have loud parties and only the maximum number of guests will be permitted to stay overnight.
No pets are permitted at Carrick Cottage and this property is strictly NON-SMOKING inside. Smoking is permitted outside and ashtrays are provided.

RENTAL RATES – IMPORTANT Please note that the advertised rental rates are based on a booking of up to 6 guests including up to 2 adults for the booking. Maximum number of adults per booking is 4. There will be an additional charge of $30 per night for each additional adult over 2. The daily rates for the requested periods will have to be manually adjusted by Owner if you wish to proceed with a reservation that has either 3 or 4 adults and a revised quote issued based on the adjusted rates.
Generally, our standard booking is for a minimum 3-night stay. Other nightly minimums are: • School Holidays – Autumn, Winter & Spring – 4 nights • School Holidays – Summer Peak -(weekend before Xmas to the end of January) – 5 nights • Long Weekends – 3 nights

• Excellent fishing in local lakes, rivers, and ocean. • Easily accessible to 90 Mile Beach, golf course, bush walks, bike tracks and national parks. • Hire a paddle or putt putt boat. • Fishing charters or take an Eco cruise to get close to the local Dolphins and bird life. • Take a boat cruise to the winery for lunch. Visit the limestone caves at Buchan. Take a drive to Paynesville to see the Koala's on Raymond Island, to Bruthen to try the boutique beers at the Bullant Brewery, to Metung for a pub meal on the waterfront, or to Lakes Tyers Beach for a meal at the Waterwheel Tavern. • Markets every Sunday across the district. • Lots of local attractions to entertain children. Skate park, playgrounds, paddle boats, paddle boards, kayaks, mini golf courses and trampolines. Perfect holiday home for couples and families. Great location, with just a short stroll into town/beach. Beautifully presented cottage - very clean, with lots of space inside and out. Lovely garden to relax or play in. Everything was provided (ample towels, linen etc), with the most well appointed kitchen. Nothing was missing - definitely a home away from home. Excellent communication with owner Carlene, with helpful tips and recommendations for the area. We loved staying here!

This was a great place. It was well furnished with all home comforts, with a beach theme. Great for a board game on the coffee table out if the many provided in the house.

We had a great time staying at Carrick Cottage. It was very clean, well furnished with everything that you need in the kitchen, all linen, bath towels etc. The house is very well set up for families and has all the little extras to make the stay very enjoyable, such as games, backyard tennis, picnic stuff, dvds etc. It was in a great location as we could walk into the town centre but still far enough away from all the people. We stayed over the Christmas/NY holiday period.So it was very busy!

Carrick Cottage was a very comfortable and well equipped place to base ourselves while discovering Lakes Entrance and surrounds. The cottage had all the amenities we needed and the gardens provided a lovely environment to be during times we spent at the cottage. The raised decking area provided a lovely space to enjoy lunch. Carlene is a very welcoming host and was always happy to answer queries about the cottage. Would recommend Carrick Cottage to anyone wanting a clean, quiet and comfortable place to stay in Lakes Entrance
We had a lovely time in Lakes Entrance and a very comfortable stay at Carrick Cottage. The host is very friendly and accommodating, even buying a new bath and high chair for our baby, and even offering a portacot, but we already had our own. However, this would be great for future families with a baby. The place is clean and comfortable and the hamper filled with goodies was a lovely and very enjoyable touch. Our baby loved the little toy chick left for Easter too. The only thing I would like to make future families with crawling babies or toddlers aware of is all the nicnax that were around the house. You will need to make sure they are up high enough to baby proof the place, otherwise little fingers might get hold of them. And that wouldn't be good for babies or the host. But overall, this was a lovely place. Reasonably close to town but in a quiet area. Host is very responsive and helpful. Thanks for a lovely stay. this would be

Everything during our stay was perfect! From the moment we stepped in and were amazed by the beautiful decor, spotless clean house and the surprise hamper basket, through to further on during our stay when we discovered all the beach equipment, the kitchen that had everything you could need, and Carlene checking in on us and recommending restaurants and activities... Our two boys had the best time and can't wait to come back.
From start to finish the whole experience was great!
Carlene went above and beyond to assure our stay away from home was as enjoyable and relaxing as possible. From great communication to an lovely welcoming hamper, Carrick cottage was nicely decorated, super clean and had a perfect backyard for our children.

Great stay however owners are nasty
Had a really good enjoyable stay at this cottage, it was very well equipped and fully functioning other than the AC not working in the main living room, takes ages to start up and I found the check in and check out process very inconvenient having to spend time on the phone to the owner who preferred photo call to discuss all the details. This is all the information which would have been better off typed out and printed in a house manual along with clearly stated house rules about all the cleaning and the standard expected upon check out. House rules was not clear and when we left the owner got very nasty and slapped us with a $240 bill for cleaning. When I called to clarify what it’s for they yelled at me and made unreasonable and unfair allegations about all the beds being used, the dryer left dirty when we didn’t even use it, a blind in the bathroom is damaged when it was pulled all the way up and then unable to pull down again due to cheap quality. They had expected us to leave the whole house pristinely clean (like we untouched) and exactly like when we checked in. I have never had to vacuum, mop and clean the stove, freezer and also expected to make all the beds before I left. Their cleaners must have spent 6 hours taking photos instead of cleaning and whatever do accommodation owners have cleaners for anyway if not for cleaning. Do not stay here as they will expect you to pay an exorbitant cleaning bill instead of enjoying your stay! We have never in all our years of renting short term stay accommodations around Victoria ever had such a bad experience with owners, and we are just a family with young toddlers and grandparents hoping to enjoy a relaxing time away.

It is very unfortunate that you have published such an erroneous and slanderous review. For the benefit of potential guests who may wish to stay at Carrick Cottage I would like to respond to the statements you have made and finish with my own comments.
1. We are mainly based in Melbourne, therefore, in person communication was difficult at this time. When we are not in Lakes Entrance, we take the time to call our guests prior to their arrival day to verbally explain to them the check-in process as well as everything that Carrick Cottage offers. None of our guests have had any trouble with this and are most appreciative of direct contact.
2. With respect to the AC unit in the living room it is working quite fine. The reason why there was a slight delay of a couple of minutes before starting after you pressed the on-switch is because it had been changed to the Auto climate setting, most likely by a previous guest. A simple read of the manual, which was located in the drawers, as advised to you, would have revealed this. Nonetheless, whilst you were speaking to my husband the AC unit came on. I have now corrected this setting.
3. With respect to the house rules, they are clearly set out in the rental agreement for which you agreed to be bound, along with all the other terms and conditions of your stay. In addition, they are printed out and affixed to the wall in the kitchen, above the bins, and are hard to miss. Those house rules clearly set out what is expected of guests during their stay and on departure.
4. We do not expect our guests, nor did we ask you either, to vacuum and mop the floors, and make the beds (there were no sheets to replace with anyway). Our house rules state what we would expect of our guests. They include:
a. Before departure, all food must be removed from fridge, all rubbish & recyclables put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. Oven and stovetop should also be cleaned if used. In short, the Property must be left in a clean and tidy condition, as you found it.
b. Extra cleaning charges will be incurred for the cleaning of dirty dishes, emptying the fridge, removal of excessive rubbish, etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be deducted from the Security Bond.
c. All furniture and furnishings must be left in the position they were in when you arrived.
d. Crabs can only be cooked outside on the BBQ wok in pots supplied by Management.
What my Cleaner didn’t expect to be confronted with after your departure was a dirty and messy house. After more than 4 years of guests staying at Carrick Cottage this was the worst she had seen.
You are correct that she spent an additional 6 hours over and above her normal cleaning time to get the property back to some sort of normality. It didn’t help that the house stank of cooked crab, contrary to our house rules, rubbish was left out in the kitchen, furniture moved out of place, cushions strewn across the floor, the stovetop had cooked food scraps still on it, freezer was stained and tablecloth stained and ruined. I could go on but I’ve sent you the photos so you know what I mean.
Additionally, the blind in the bathroom could not be wound down because it was cheap. In fact, all of the blinds in Carrick Cottage are custom-made. What occurred is someone wound it up so fast that it jammed the base against the frame. You neglected to report this damage at the time as required under the terms and conditions of the rental agreement until I pointed this out to you in our phone call. Perhaps you did not want my Cleaner/manager to come round to fix it in case she discovered that there were more adults in the house than you advised us and paid for. Would probably explain why all 5 beds and port-a-cot were slept in and all 16 bath towels were used - for supposedly 3 adults and 2 toddlers for only a 4-night stay??
I was not nasty to you nor did I yell at you on the phone – I don’t conduct myself in that manner. Your exaggerated indignation on the phone was probably because someone had challenged you on the state you left my property, and I never heard a peep from you again after I sent you the photos, until you posted your false review.
In conclusion, I can only stand by what all of our previous guests have said about their stay at my property, their dealings with me and the 5-star ratings that Carrick Cottage has achieved.
Unfortunately, you are the first, and I hope the last, guest that we have had to charge an extra cleaning fee. Our motto is “A Home Away From Home” and I don’t think it is unreasonable to expect our guests to respect our property as if it was their own home. You can always gauge the character of people by how they leave your property and if you thought that the state you left my property was acceptable, then it says a lot more about you than it does about me.
Thank you for letting us stay at the Carrick Cottage. The home was neat, clean, comfortable and full of character. The welcome hamper was exceptional and much appreciated! The beds were comfy, the kitchen extremely well equipped, ample of games, DVDs and books and walking distance to the main shopping strip. A perfect place to base our holiday while exploring East Gippsland. We'll be back!

We had a brief but wonderful time at Carrick Cottage. The property is full of character and charm.
The furnishings are tasteful and comfortable, and the garden is...mind blowing! The cottage was extremely clean (no dust in sight!) and fully equipped with everything you'd ever need (plus all the things you'd forgotten about!).
Our hosts Carlene and Rick were exceptional and thoughtful. Their communication was second to none and they really went above and beyond to make us feel that their home was our home!
Carrick Cottage is a stand out. It was a privilege for us to stay.
