• Main Living Room - The bright, open-concept main level connects the kitchen, dining, and living room in a space that's perfect for gathering. Panoramic lake views, abundant seating, and a 65” smart TV create a setting that feels both welcoming and stylish.
• Lower Living Room - Downstairs, the entertainment lounge features another 65” smart TV, a dry bar with mini fridge, an arcade console with 60+ games, plus books, toys, and games for all ages. Walk-out access leads directly to the lakefront deck with additional seating and a full laundry room.

• Absolutely no pets are allowed on the premises, including service animals, due to severe allergies.
• This property is accessed through paved roads and does not require AWD. Drivers may encounter hills and narrow roadways. Please use caution while navigating. In winter, roads may ice over and become difficult to navigate.

Getting There
Whether you're coming by car or flying in from out of state, The Twelve is easy to reach and ideally located for a stress-free arrival and stay.
• The property is conveniently accessed via paved roads less than 2 miles from Hwy 54. AWD is not required, but please note that some roads in the general area may be steep or narrow. In winter months, roads may become icy or difficult to navigate - use caution when driving during inclement weather.
• About 3 hours from St. Louis or Kansas City, and a half-day drive from Nebraska, Illinois, Iowa, Kansas, and Arkansas - making it ideal for families and friends to connect and gather.
• Nearest Airports: Kansas City International Airport; St. Louis, Columbia, and Springfield Regional Airports
• Rideshare services like LakeRide Pros are available, but should be booked well in advance.

Amazing activities are available throughout the lake area all year long. The Visitor Convention Bureau and your host offer event information for the time of your stay. Guest Access:
Guests have full access to the entire home, including a two-car garage for secure parking.

VRBO Cancellation Standards:
Any cancellation completed with a refund will have a 5% transaction fee for the processing of the refund. Therefore, the refunded amount will equal 95% of the transaction paid. Lake Days Rentals is not responsible for the refund of fees paid directly to VRBO.
