This guest suite is fully independent, with no shared walls, private entrance, and complete privacy from the homeowners downstairs.

• A dedicated workspace with desk, laptop mirror, and ultra-fast WiFi
• A cozy lounge area with Smart TV, Netflix access, and streaming capability
• A kitchenette area with mini fridge, microwave, coffee maker, toaster, and a free popcorn machine
• An all-in-one washer/dryer (for small loads) plus detergent provided
• Large windows with natural light and blinds for privacy
• Hotel-style touches such as fresh towels, essential toiletries, and clean linens

The entire studio has been designed with comfort, safety, and practicality in mind, making it perfect for travelers visiting Katy for work, medical visits, events, or leisure.

GUEST ACCESS

Guests have full access to the entire private upstairs studio, including:

• Keyless smart-lock entry

Your private access code will be sent before arrival and activates at check-in (3:00 PM) and deactivates at check-out (11:00 AM).

Please note:
The pool belongs to the main house and is not accessible to guests.

OTHER THINGS TO NOTE

• Cooking is not permitted, but guests may bring prepared meals or delivery.
• The washer/dryer is ideal for small loads; large loads must be air-dried.
• The property is not childproof, making it more suitable for adults.
• No parties, gatherings, or unregistered visitors allowed.
• This is a quiet residential neighborhood—please respect quiet hours (10 PM – 8 AM).
• A bilingual Alexa device is included for lights, music, weather, and information.
• Security cameras monitor ONLY the exterior for guest safety.
• You may hear minimal noise from the homeowners downstairs, but your suite is fully private and independent.
