Beach/Ocean Front - Multi-level townhouse with 3 Bedrooms + Den, 2.5 Baths, 2 Car Garage, Sleeps 8, 6 Beach Badges

Royal Sands at Seaside Heights is located on the corner of Ocean Terrace & Sumner Avenue, just steps from the Beach, Boardwalk, Water Park, Mini Golf and Fine Restaurants. This is the perfect spot for swimming, surfing, boating and just relaxing in the sun. Once you arrive you will not need your car for the whole week.

Decorated in a contemporary style and fully furnished multi-level townhouse with beach and Boardwalk view balconies. The entry level has a private outside shower and a two car garage. The main level features a living area with large windows, balcony, and kitchen. The den level comes equipped with a wet bar, and foosball table. Sleeping accommodations include a private master suite with full bath and the top level has two bedrooms, full bath and a large balcony. There are two folding beds. The main level, den level and each bedroom include a TV.

There is plenty of fun stuff for the entire family including parasailing, kayaking, jet skiing, sailing, fishing, crabbing, and many more activities. Play golf at nearby courses. Enjoy thrilling rides and arcade games at the Casino Pier. Visit Island Beach State Park, where you can discover nature, walk beautiful trails, go bird watching, have a quiet day at the beach or watch dolphins. In addition, just an hour away, you can enjoy Atlantic City’s Casino’s and performances or have fun at Six Flag’s Great Adventure theme park.

Seaside Heights offers a diverse, ethnic selection of dining choices including bistros, Cajun, Greek, Mexican, Irish pubs and a wide selection of breakfast spots and picturesque outdoor patio dining both on and off the Boardwalk.

Every Wednesday night enjoy the fireworks display on the Boardwalk or from your balcony. The town also sponsors Family Day and 'Movie night on the Beach'. Farmer's Market every Monday and Friday corner of Central Ave. & J St.

Rate: Rate per night + Cleaning Fee

Payment: 50% down payment and full payment due prior to 60 days of occupancy

Security Deposit: $500 security deposit due at time of full payment and will be returned within ten (10) days of end of stay provided there is no damage.

Spring and Fall rentals available also.

We welcome all families including children.

Primary renter must be 25 years old or over.

Family Vacation

Roomy beachfront condo!

Tara’s condo was very spacious. Perfect location across the street from the boardwalk, right near Casino Pier. Plenty of beach accessories in the garage, including a cart to carry it all. Would highly recommend this place and Tara was a perfect host.

Steps from the beach

This place has it all - comfort, cleanliness, location, and a great host! Being only steps away from the boardwalk and the beach was fantastic during the day and evening. However, you may find the noise from the late-night bars a bit disruptive to your sleep. It's the trade-off for the perfect location.

Family getaway

Property was fun and great location to the beach and Seaside's boardwalk. Loved the balconys! Perfect spots for morning coffee, dinner, or just people watch. Everything was clean. Linens were nice and soft. It was everything we needed. Just be prepared for the weekend crowd. I would definitely stay here again.

Awesome Condo

We were so impressed with the condo! the location was was a block from the boardwalk and beach with ocean views from 2 balconies! the furnishings were stylish and functional. we’ve traveled a bit and this is the best place we’ve stayed through vrbo. Tara was fantastic communicating with us-we even accidentally left a bag of clothes there that she shipped to us! the accommodations were above and beyond our expectations.We will definitely be coming back!!

Amazing stay at the shore

We had such a wonderful time at Tara’s place! The location is unbeatable. Waking up every day and walking to the beach is my definition of vacation! House was well stocked and the beds were super comfy! We had everything we needed to cook meals for the whole family. I appreciated Tara’s quick responses and she went above and beyond for me more than once. We were worried about nighttime noise on the weekends but with the windows closed we couldn’t hear a thing! Amazing family vacation spot, hope to return!

Girls week

I want to start by saying that this is the cleanest home that I have stayed in ever. I have used Vrbo for 20 something years. Very beautifully decorated. It was perfect and location to the beach and boardwalk and restaurants around. The only thing that I would say is the living room furniture is not suitable for the size of home and the amount of people that can stay in the home. We had a very rainy week It was very hard to hang inside the home and everyone be comfortably seated. Most of the time we had people sitting at the kitchen table watching TV, which was a little silly. But besides that I would highly recommend this property

Family Stay a Must

The location is unbeatable! You are across the street from the beach and season badges provided. Parking garage holds two cars comfortably. Access panel on left side of building. AC and all appliances work fabulously. Acme about one mile away with good selection of foods to keep the spending down if you like cooking. We sat near the lifeguard daily and enjoyed family time. Plenty of parking surrounding area if you are having multiple vehicles. Sleeps 8 comfortably but max we had for one night was 6. Else, we were 4 most of time. Kids age 12 and 14. Plenty to do nightly Cost of food on boardwalk very reasonable. Great exercise with walking or running the boardwalk. Rides give you good bang. for buck. Water park was good and suggest you go after 300 pm for value. Bring your own towels for bathroom and beach. Enough well kept beach chairs and umbrellas. We rent homes everywhere we travel allowing us vacation variability. Certainly one of the cleanest. Owner responded to all questions via text We would certainly rent again in future. Lived in Toms River about 20 years ago so was able to visit family and friends! Be prepared for evening noise. I was, so it was not a bother. If you are not ready for the weekend or holiday partying ( bar is on corner so music and 20-something drama always present) then reconsider. No bother for us !

Beautiful home

We had a small family getaway with our parents and our in laws, it was a good time! Tara was quick to answer questions, would highly recommend. It is super close to the beach (less than 1 min walk) so with that comes weekend beach goers and nearby bars/restaurants, expect regular noise from that. This did not interfere with our sleep, we were very well rested! Gorgeous decorations in the home, very unique.

A fabulous 3 story condo with artistic appointments

Full of light and artistic details this condo is fun and functional. We loved having a dry garage. We would have loved to use the beach chairs if not for the rain. Kitchen had everything we needed. This location is a block from the beach and the boardwalk fair. We liked that it wasn't too far down the coast.

Location, Location, Location

Awesome location. Walk out your door, cross the street and you’re on the boardwalk. Watch the waves and the boardwalk from the balcony. Rental included beach passes. House was super clean and well equipped. Gated entrance to garage was nice. Owner was responsive to communications. I would definitely request this home again if I come back to Seaside Heights. No complaints at all. Previous reviews mentioned that the location being so close to boardwalk and businesses has street noise after hours sometimes. Some nights I heard people on the streets, some nights I didn’t.

Amazing stay

We came for a bachelorette party and the house is beautiful! Tara is great at communication and you are a few steps from the boardwalk. You will definitely enjoy your stay. There are so many different levels with such cool cozy furniture
