✹ WORK FROM HOME: There is free, high-speed wifi throughout the home, plus a designated workspace in the lower level hallway.

✹ Easy self-check-in is available via the keypad on the front door - a personalized code will be sent to you prior to check-in.

✹ NATURE & WILDLIFE: Expect to see wildlife and be exposed to critters such as squirrels, chipmunks, deer, racoon & insects (ants, mosquitoes, spiders, ect). Rest assured, we have regular cleanings and comprehensive, year-round pest control measures in place and work hard to minimize these encounters; however, bug spray is recommended if planning to enjoy the outdoor areas.

✹ GRILL: We do our best to ensure there is propane available for grills, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank from the Dollar General

✹ Fireplace: We do our best to ensure there is propane available for Fireplace, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank as courtesy from Dollar General

✹ HOT TUB NOTICE – Please Read - We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone.

✹ CREDIT CARD HOLD: There is a credit card hold of $500 collected 2 days prior to arrival & released within 7 days of departure

✹ HOA REQUIREMENTS & FEES:

✔ Rental forms are required by our HOA and must be completed at least 72 hours prior to your stay.
$25 for the rental packet – Includes 8 wristbands (maximum allowed). Up to 8 Additional wristbands can be purchased at a cost of $10 per day per person. Children 5 year and under are free.$5 per vehicle – All vehicles must be registered. (maximum of 6 permitted).
Sample calculation: $25 rental packet + 4 vehicles ($20) = $45 total HOA fee

Please note: These are community-required fees set by Towamensing Trails to help cover the costs of operating and maintaining the community’s amenities and facilities.

✹ OPTIONAL ADD-ONS (ADDITIONAL FEES) - We keep things flexible so you only pay for what you need. Here are a few common extras:
✔ Early Check-In /Late Check-Out: $25/hr up to 2 hours later only

✹ HOUSE RULES & FINES - To keep everyone happy (and to respect our neighbors), please take note:
- Quiet Hours: 9 PM – 7 AM | Violation: $500 fine
- Noise Complaints: Excessive noise/music: $250 fine
- No Fireworks: Strictly prohibited | Violation: $750 fine
- No Outdoor Fires: Strictly prohibited| Violation: $500 fine
- No Parties or Unauthorized Guests
- No Smoking Indoors or Near Entryways: Smoking is only allowed 25 feet from the property | Violation: $500 fine
