This is a quiet pond setting ideal for relaxing
Motorized boats and mooring are not permitted due to water depth around dock
Dock available Memorial Day–Columbus Day
Water Supply (Oct 15 – May 15):
Pond-fed water is not suitable for drinking—please bring bottled water
Starter supplies provided (dish soap, hand soap, dishwasher detergent, toilet paper, trash bag and paper towel— Guests should plan accordingly and bring additional supplies.)
Linens, towels, and kitchen essentials included
Initial propane provided for grill

House Rules
To ensure a safe, respectful, and enjoyable stay for all guests, the following rules apply to all reservations:
📝 Booking Requirements
Primary guest must be 21+ and must occupy the property for the duration of the stay
ID verification required for booking guest and all guests under 25 prior to arrival
Guests are required to sign a Vacation Rental Agreement prior to arrival
Travel insurance is highly recommended
🚫 Property Use & Conduct
No parties, events, or large gatherings
No smoking or vaping inside or anywhere on the property (minimum $500 cleaning fee applies)
No illegal activity permitted
Property may not be used for commercial or business purposes
🔇 Quiet Hours & Community Respect
Quiet hours are 10:00 PM – 8:00 AM
Excessive noise or complaints may result in immediate termination of the stay without refund
👥 Occupancy & Guests
The number of guests listed on the reservation is the maximum allowed at any time
No unauthorized guests are permitted on the property
Violations may result in removal without refund and a fee of $100 per person, per day
🐾 Dog Policy
Maximum of one (1) well-behaved dogs allowed
• Dogs must be leashed on and off property (New Hampshire leash law applies)
• Dogs must have no bite history; certain breeds may not be accepted
• Dogs must be crated when left alone in the cabin
• Please bring a dog bed/blanket—dogs are not permitted on furniture or bedding
Fees & Requirements:
• $100 non-refundable pet fee per dog (must be added and paid at booking)
• Health certification required prior to arrival
• Guest must carry personal liability insurance (renters/homeowners policy)
Additional Cleaning Fees:
• $50 fee for uncollected pet waste
• $75 fee for excessive pet hair on furniture/linens

Bottled water is required for consumption
🧹 Check-Out Expectations
Guests are expected to leave the property in a tidy condition:
Wash dishes
Remove trash
Place used towels in the shower
👨👩👧 Safety & Waterfront Use
Children must be supervised at all times
Life jackets required for children during water activities
Guests assume full responsibility for all waterfront and outdoor activities
🍳 Cooking Guidelines
Avoid cooking strong or aromatic foods inside the cabin
Use outdoor grill for heavy cooking
Excessive odors may result in additional cleaning charges
📹 Security & Monitoring
Exterior security cameras are in place for safety
Noise monitoring devices are installed (do not record conversations)
Tampering with or disabling devices will result in fines and/or eviction without refund
💰 Security Deposit & Fees
$500 damage deposit will be held 1 day prior to arrival
Released 7 days after departure (stays 27 days and under)
Released 30 days after departure (28+ days)
Guests may be charged for:
Damage
Excess cleaning
Rule violations
Unauthorized occupancy
Excessive wear and tear
Owner reserves the right to terminate the reservation immediately for violations.
⚡ Utilities (Extended Stays)
Stays of 28+ days include utilities with caps
Overages will be billed monthly and are due upon receipt
🌲 Environment & Property Conditions
Property is located in a wooded, rural environment
Insects, ladybugs, and pests may be present
No refunds will be given for environmental factors
